Here’s why guides sometimes “disappear”:
✔️ Vendor may not want a public guide
✔️ Market’s been too volatile to pin down early
✔️ Agents testing buyer feedback before setting a guide
✔️ Strict rules on underquoting mean guides must shift with offers
đź’ˇ Buyer tips:
➡️ Ask the agent for recent comparables
➡️ Look up past sales in the building/suburb
➡️ If no sold price is listed, ask for a range (“circa $X”)
👉 The info’s still there — you just need to know where to look.
