In this episode, Debbie sits down with Denise & Lenore from our Data and Research team to review the recently released Housing Hub Accessible Housing and Support Data Snapshot June 2025.
They take a look at the Housing Hub figures and what the tell us about what housing seekers are actually looking for, versus what properties are available through the Housing Hub search portal.
As of the March quarter, there are 24,761 participants with SDA funding (the NDIS report released mid-August notes 25,057 as of end June), and $542 million in plan funding, which has recently increased to $560 million. This is still below the original $700 million estimate from nearly 10 years ago, indicating that participants are not utilising their plans or funding, and are unable to access the right accommodation.
The Housing Hub Data Snapshot highlights a significant undersupply of single-resident dwellings or for one resident with family:
Demand vs. Supply Discrepancy: The data shows that while 52% of listings allow seekers to live by themselves or with family, nearly 75% of seekers wish to live alone or with family. This indicates a significant demand for single-resident dwellings that is not being met by current listings.
Appendix H Misunderstanding: Appendix H is a provision that allows participants to live with family and others, but many investors & providers do not fully understand its implications. They may perceive it as financially unviable etc
Financial Viability: Providers may face financial challenges in offering single-resident dwellings. The care provision model often involves sharing care among multiple participants, which can be more financially sustainable.
Geographical Mismatch: There is a disconnect in an oversupply in some areas and an undersupply in others, including single-resident dwellings. Participants often struggle to find suitable accommodation in their preferred locations.
