In ChatGPT, you can create a
custom GPT, which is exactly howit sounds.
you go into this custom one thatyou've built and it's for any

specific use case.
So for mine right now, what I've
created is a, I call it my Tom'ssocial media brain and anything
related to social media that Ineed, like maybe content creation,
script writing, any just ideationfor social media, I come into here
and it's kind of like my personalassistant in knowing that this
custom GPT.

is an expert with social media,
knows way more than I do.
The really cool part on what this
thing does for me is you can startplaying around and say, hey, give
me five viral hooks for let's justuse real estate investor.
You'll see how it composes ithere.
It should give me different stylesof hooks.

RAOUL PAL, did you pay for thisversion or is it free?
RAOUL PAL, Yeah.
This one is paid.
Okay.
To do a custom GPT, you do have to
have a paid version.
I believe it's like 20 bucks a
month or something like that.
It's pretty cheap for what it does
for you.
As you can see here, it's already

starting to...
Some of these look pretty good,
actually.
What I do here is when I want to
create some video topics andoutlines...
I'll take what I like from thisand I'll go into TikTok and I'll
start sourcing out videos.
So I won't copy and paste the
whole thing, but I'll take asection of it and I'll put it into

the search bar and TikTok's thebest search algorithm for viral.
content.
And that's how I'll figure out
what types of videos I want tomake.
And then I'll just put that into aGoogle Doc.
But I mean, I can go in alldifferent directions with this
training.
I think what I'll do is just kind
of explain what a custom GPT isand how it can benefit some of the
things that you can do in yourbusiness.
This is just one use case for whatI do with this is for social media

brainstorming.
But to give you an example, I just
asked right before I startedrecording here.
I asked ChatGPT, what are somegood use cases for custom GPTs for
mortgage brokers in Canada?It came up with the whole list
here.
This one right here, you can
customize this GPT to be consumer-focused mortgage and financial
education.
This can be for all of your
content.
It's a bit broader than what I've

created with my custom GPT, butit's including all of these other
types of things here.
If you have a client that's asking
a question, you can come into thisand ask the GPT.
and it will pull from either theweb or it will pull from documents
that you've already fed it.
There's a loan officer that
created one specifically forunderwriting where he's put all of

the different guidelines forliterally every single product in
there, and he's just fed it thesePDFs and links to different
documents.
And it knows everything.
I'm not saying use that for yourunderwriting and rely on it, but
it's a really good way to start ifyou're looking for answers for
anything underwriting related oranswering emails.
It's super, super powerful.
So I'll show you how to build it.

No, it's good.
I'm interested in this, so I'll
keep going.
Okay.
Okay, so in chat GPT, you'll seemy GPTs here, create a GPT.
So this is a future one that I'mgoing to be doing.
I haven't touched it yet, but I'lljust go into here and I'll edit

the one I've already created.
So you won't see any of this here.
When you go to create one, it'sgoing to be blank.
And it's kind of like a blankcanvas for you to customize to
what you want it to do.
So for me, when you're first
starting out with this, there'stwo different areas.
You have create.
and you have configure.
The shortcut to create, to reallyjust outline what you want from
the GPT is to come into configureand just type it in here and tell

it exactly what you want it to do.
But for starting, for doing your
first one, the easiest place to gois to the create tab and just
start talking to it.
Tell it like, hey, I want it to do
this, this, and this.
Ask chat GPT.
to ask you questions on what youwant it to do like that's the
easiest way to do it and just havea conversation with it and you'll

see down here it'll be like alittle loading bar that's saying
i'm updating the gpt so it'slearning as it goes and you'll
start seeing some examplequestions on the the right here
which will give you a good idea oflike hey it It's starting to
understand what I want it to do.
And this area, the preview, is
where you'll test it and startasking it things to create

(04:53):
content, for example, like give mefive hooks.
I want to make sure that it knowshow to structure the hooks
properly and that it's followingmy niche topics.
So you can see it's talkingabout... money, RSPs, financial
system.
It knows all of this because I fed
it the information.
I've already done all the light
work on this, but it knows thatbecause if you go into configure,

(05:15):
I've uploaded these documents.
So I've uploaded, this is like a
viral TikTok, Instagram handbook,top 12 viral reels, ideas, which
is from like another contentcreator.
This is just more stuff for it tolearn from.
And I just upload it and I say,hey, read this document.
understand it and digest it anduse it going forward for anything

(05:37):
I ask you social media related.
And that's how it knows my niches.
Yeah.
So one key piece here, we learned
this when we were in Whistler too,is like the quality of what you
feed your custom GPT is going toimpact the quality of what you
get.
So it's like a diet.
If you put a bunch of garbage inthere, you're going to get spit

(06:00):
out garbage answers.
So curate your stuff.
really well of the gates, and thenyou'll get iterations on that that
are going to get so much better.
That's bang on.
That's why you have all of this inhere.
It's not like I typed every singlelittle thing here.
It did half of this stuff here.
It typed half of this stuff in

(06:20):
here from me going back and forthwith it over on the create page.
As I start talking to it andtelling them what I want, it does
it for me.
Especially once you upload these
documents.
It fast tracks it.
One thing I haven't done with thisone yet is I wanted to learn my
style of talking and my ownlanguage.
That way, when it does give mesome hooks and some scripting,

(06:41):
it's pulling from what I wouldtypically say and that it doesn't
typically sound like an actual AIchat GBT.
One way you can do that is youcan...
Basically, go to a video that youhave, let's just say it's social
media video, or if it's like aZoom call where you're talking
about anything real estaterelated, mortgage related, you can
get the transcript from that byeither uploading it in like

(07:05):
there's many differenttranscripts, transcript apps, or
you can go to like Vimeo and dothe same thing.
download the transcript, thenupload it in here and tell it to
read it and learn how you talk.
And that's where it'll really
start dialing in like kind of likea mini you in a way.
So I'll probably leave it at thatand go through some questions that

(07:26):
you guys probably have and maybego from there.
Tom, how long did it take you tofeed this brain?
it take you to feed this brain?This one was, I want to say, Three
hours, flexibly.
It took a bit of time.
But I think if I were to doanother one, it would be faster.
But for this one, it took a bit oftime because I wanted to make sure

(07:52):
that I had the right documents toupload to it.
And I had to go find those.
I'll show you one of the
documents.
I don't know if I could open it
through here.
No, I can't.
But one of them has like 1 ,000.
viral TikTok hooks in it.
It can pull from those hooks andrecreate it based off of the niche

(08:17):
that I told it that I am.
You'll see in here, align it with
my content pillars.
Here's my content pillars.
Every hook that it generates, it'sgoing to pull from here.
Then I can say, hey, go deeper.
Give me 10 viral hooks on quick
money tips.
And then it'll do that and it'll
give me different style of hooksbecause when it comes to hooks on

(08:37):
social media, you've got like youremotional hook, you've got your
list hook, you've got the shockand awe hook.
Like there's so many differenttypes, but it'll feed it and give
it and categorize it, which isreally cool.
Yeah, that's awesome.
And just another tip here for you
guys is like...

(08:58):
Part of it is feeding the brain.
And then from there, it's going tospit out a bunch of ideas to you.
The last like 10, 20 % is youediting and distilling down those
ideas that it gives you.
So don't just spit it out
verbatim, make it sound like youtailor it to your market or your
niche, that kind of thing.

(09:18):
But use it for that whole middle
section that is research and youwill be able to create so much
more content and just go forwardwith your day.
Yeah.
Does anyone have like a social
media example that they want touse?
And I could give you some contentto use and run it through.
Can you do show me how to use apurchase plus?
Show me content around a purchaseplus mortgage.

(09:39):
While it's running this, one thingthat I did recently is we're doing
a webinar on cash jamming soon.
And like cash jamming is a beast.
So I just said, like explain cashdamning to me like I'm seven.
And it gave me all of this, like anice, easy thing that I understood
more.
And then I can also deliver it to
clients in a way that they cancomprehend better.

(10:02):
better.
You'll see, it's giving me visual
hooks too.
So the difference between this
hook and the visual is this onecan either be a verbal.
or a an on -screen hook like inother words like a written hook on
the screen and this is the visualmeaning like what you're doing to

(10:24):
start the video so i mean some ofthese are pretty cheesy but um an
easy one is like uh let's see likeuh it's not showing one here but
like drinking coffee like drinkingyour coffee or like holding even
like holding a mic like this isunorthodox compared to like an in
studio feel.
Different visual hooks like that
help retain the viewer andstopping them from scrolling.

(10:45):
If there's anything here, we cantake one of these and say, okay,
now give me a structure on how toscript this.
To number one.
Yeah.
Part of AI is you're not going touse this word for word because
some of it might sound a bitcheesy, but you at least get the
structure of it and then you putit into your own words.
And right there, you've got apiece of content ready to go.

(11:08):
And one thing that I wasexperimenting with the other day
is, let's see if I can find it inhere.
Yeah, this prompt right here ispretty sweet.
So whatever niche you're focusingon, you can copy this prompt and
just put in your own niche.
So as an example, I put in...
If you don't want to market tomillennials, then you put in

(11:31):
whatever your demographic is.
Then you would also put in your
niche right here.
I did pursue to grow their net
worth.
Yours might be experience, fears
that millennials experience whenit comes to purchasing their first
home.
You'd be targeting first -time
homebuyers.
You put that in, and it'll give
you this table.
The really cool part about this is
this gives you a good framework tostructure your content because any

(11:53):
good content, revolves around anyof these three buckets.
And that's the value you're givingto the client.
For example, desire.
I'm showing them how to achieve
financial freedom and independenceby doing X. And this will give you
a good framework to then go intoChatGPT and say, hey, build me 10

(12:13):
different hooks around this fearthat millennials have.
Yeah.
And to this point.
You also don't need to just usethis for social content.
You could take this and make thisinto email content for a first
-time homebuyer script campaign,for example, or put it into email
scripts, save them in your inboxfor if a client says, I have high

(12:34):
student loan debt and highinterest things, but I want to
have a home.
You can have an email script that
goes like, yeah, I know you feellike you're going to be stuck
renting forever.
Here's a couple of things we can
recommend.
And like you're now speaking
directly to that client and theirfears and desires.
And it's so much stickier.

(12:55):
You move completely away from just
like rate and all the typicalbullshit.
Yeah, there's so manypossibilities with this.
I find like with AI, it's thehardest part is figuring out like
the possibilities with it.
Because the possibilities are
endless.
It's just how good of a user you
are to actually use the tech.
Yeah, and then the key piece is

(13:16):
don't get stuck in a wormholedoing 10 hours of research and not
implementing it.
Do the research, then actually
record the content.
I feel like a lot of people sit
there with things like massivelists of realtors they're going to
reach out to, but they never...
start it like it's it's better to
pick one or two ideas from thereimplement it iterate on it and go

(13:37):
forward than to just do a bunch ofresearch and if you don't want to
pay for a subscription you can youcan still use chat gpt on a free
version you just won't have theability to create a custom gpt
which it still works really wellyou can still get what you need
from it it just won't yeah youwon't be able to customize one if

you don't want to pay for asubscription you can you can still
