Thank you, Brad, for inviting me. I'm honored to be on your show.
It has been a great 2024 start.
Absolutely. Absolutely. Yeah. And, you know, we got introduced during the last
10X Coaching Mastermind, but maybe for people who don't know you and don't have
(01:30):
a background either in your 10X business coaching or Unique Four Diamonds real estate,
talk a little bit about your background in real estate and coaching and how
you got started. Absolutely.
My background actually started as an engineer. I worked in that consulting engineering
field before I moved on to be a project manager as well.
(01:52):
And I have been in this space for a decade and a half in the project management field.
So a natural trend is that as a senior project manager dealing with the construction
projects, it's just the mindset where you want to be going.
So the trend was to why not think about the real estate, which is I'm already
(02:13):
been living and breathing with it in a way.
So that's your 10 would have been move on.
And that's exactly what I did. I know that it took a little bit long time to
get the investor mindset.
But once I'm in, I'm in. Literally, I'm all in. Now, in terms of the business
coaching, I found Grant Cardone. That's our mentor in the 10X community.

Ever since I have been introduced to his coaching side of the business,
that really resonated with what I wanted to be doing in the leadership role.
And then since last year, I've become a business certified coach and the business
has taken off like a 10x level too.
It's amazing. Those two businesses have been kind of where I'd like to go in
(02:57):
the long range. That's great.
And to see you transition from sort of working in the real estate field as an
engineer to an investor and then a coach for other business investors.
I mean, talk about the one or two things along the way that have really helped
you to grow and scale and even some of the things that challenged you along the way.
(03:21):
Absolutely. The trend from the engineering project management world,
which is still I'm in, in the project management side of the construction,
the real estate is very much blended in.
Didn't have to do a lot of effort other than still the challenge is that there
are a lot of different strategies to become an entrepreneur,
especially in the real estate, because one size does not fit all for everybody.
(03:45):
So you have to ask yourself a hard question about the mindset.
Set? Where, what are your goals?
What do you want it to do, basically? So it's about why.
My why was, it's all about revolving around the generating the passive income
and that through the rental properties that I have, and also leveraging the

property appreciation and the market forces as well.
And then it's strategically, you're buying and selling the real estate.
And of course, those are going to give you accumulated wealth for generational wealth to pass on.
So that's where at my current lifestyle that I am pretty much ambitious to going
(04:27):
in the field or in that area.
So it's a barry strategy has been my niche in the real estate market,
which I buy under value property and do massive renovation to make it duplexes.
And then I'm into Airbnb space. And my market is in Canada, more specifically
the southern states of the United States as well, which I'm looking at Florida, Texas.
(04:49):
Arizona north korea and south korea to expand or beyond any growth market in the united states.
On the coaching side it is a leadership role that i've already been engaged
in my management role currently my niche market is still,
real estate investors, brokers, and yeah, any of these professionals that are
(05:13):
related to real estate, as well as small business owners, basically.
No, that's great. And for as much success as you've had, I know there've been
challenges along the way.
And if you don't mind sharing some of that, I think it helps really people that
are coming up in the struggle and understand that, you know,
while there's progress in the long run, it's not always, you know,
a straight up path to success.
(05:34):
And you certainly have had your challenges as we all have.
Maybe you'll share a little bit of that just, you know, to give people a perspective,
what it takes to actually achieve success on a consistent basis and what you've had to overcome.
Absolutely. Life does not go in a straight line. We only see the tip of the
iceberg, but what goes underneath, it's a big, so it's the consistency is the sacrifice.
(05:58):
Wise, more so in the area of the social media. I was not a social media person before.
So since last year, more in a Facebook, more on other social media, slowly I'm getting in.
It's the right mentorship, actually. I did not have the right mentorship.
I would say that that would be the very first one I should be looking at.
That was the challenge, to find
the right mentorship, to engage the right person to guide you through.
(06:23):
And of course, there is a way to select the right mentorship.
And I'm blessed to find Grant Cardone is our mentor and the training program
that he has absolutely phenomenal.
And the same version of Kazzy last year and this year, huge difference. I can see it myself.
And as long as you've been consistent, those are the challenges I went through.
(06:43):
Lack of social media exposure and also the challenge being that knowing your
circle, especially in the real estate market.
Market you know you got to know all the players getting to
get assemble your power team and of course in the coaching industry you get
to know also the the other business owners and you know there are a lot of challenges
(07:04):
to setting up a business as well so i think that it's it's just those areas
are very much very much focused in how to improve it.
So I, so yeah, so those are the challenges and go ahead. If you have any other questions.
So just to stay on the, the social media and posting and sort of getting out there.
(07:25):
I mean, take me through like the first time you actually put something out there
that was self-promotion, social media,
you know, talking about your business or trying to, you know,
live, you do a lot of really cool, like, you know, live look into different
events, things that are going on. on. I feel like I'm along for the ride.
(07:46):
So it's a really cool perspective, you know, very authentic,
I will say, but you doing it as smooth as you make it look now,
like talk to me about what, what that feels like inside the first time you actually
had to go and post out in public.
Actually, I've been doing it before I've been exposed myself to the public and
social media, especially on Facebook.
(08:06):
I've been doing it for the past few years, knowingly and unknowingly.
There are people that have been noticing i said man you could be
a you know youtuber so you could be this and that i said
what are you talking about they say i'm just doing a natural hey this
is me yeah this is where i am this is what i'm doing and i scripted basically
right so i think that that passion was always been there i just never take it
(08:30):
to the elevated the next level not until of course we my coaching a business
coaching side of it that we're getting a lot of accountability training,
you know, a lot of encouragement for an artanics community.
It is taking me at a different level for the social media side.
Now, in terms of the challenges that initially I had to overcome,
(08:51):
I had to make sure that I engaged with the right mindset,
individual for the line of business you were in. For my case, it was a real estate.
I literally had lots of real estate network. I joined in and I actively participated.
I've I've been doing it and I'm also bringing a lot of value to those networks, you know?
(09:15):
So so you have to create the robust network of, uh, like-minded people in the
line of business here and whether it's a business coaching site or the 10 X
community or real estate communities,
and you're dealing with all kinds of power team professionals you've been working
with, you know? So that's it.
That is how I over and I build the confidence now, confidence now,
(09:36):
and the consistency it's very important. Good.
Good. Yeah. I mean, I've seen it for sure. And it's, it's just,
it's great to, to watch the evolution of your presence on social media.
And so, yeah, absolutely.
Now, I mean, along the way, there's, I'm sure there's some things that looking
where you're at now and how you got here, you might do it differently.
(09:59):
Like, are there one or two things that stick out in your mind that if you had
an opportunity to go back and tell, you know, tell yourself a couple of years
ago, what, you know, today, would you do some things differently?
I would have definitely engaged mentor a long time ago.
Okay. So that was missing, you know, obviously.
(10:22):
And yeah, as the, obviously the power of social media engagement.
Sure. Okay. So those are the things, anything differently, I would say,
had I been exposed to this or my mindset would have been prepared for those,
I would be in a different stage.
Now, 10X from now, my mindset, every year I can see the change,
(10:44):
and maybe 10 years is going to be a different version of me as well, right?
Yeah. So, yes, it always comes with some confidence and build on from one to
the next and in the future as well.
Yeah, yeah, sure. And it's something where, you know, as you look for ways to
improve yourself or things that you want to change about your mindset,
(11:07):
right? I, it's, it's sometimes we're our own worst enemy.
We get in the way of our own success, our own progress.
Have you experienced that before where you just like, you can do it.
You see what you can achieve now, but maybe the, the old Kazi,
like you said, would have thought differently or had limiting beliefs that just,
you know, had to be overcome.
(11:28):
Is there anything that like, you know, stories where you realized you were limiting
yourself to get to where you could go, where you are today?
Absolutely. is the limiting belief is the biggest thing. The confidence level that.
Especially since I've become a certified business coach and
the accountability sessions that we go through and the
(11:49):
weekly sessions that constantly leadership training unbelievable they that is
putting me in a different space now with regards to my network now network is
equal to network now and I start to see there I start to actually notice that
there are a lot of people reaching reaching out to me,
I want to have a sort of one-on-one strategy call,
(12:12):
I wanted to know more about the real estate side of the things that I'm doing,
and also seeing the social media posting.
And the content reach, it has to be a thought leadership space that I want to focus on.
And as Grant teaches us, that give massive value to your audience.
My audience is, or my engagement with my team, it'd be my Facebook friends,
(12:37):
my friends surrounding my family members.
And it's just enormous amount of massive value that I like to provide.
What I learn, the lessons learned, and how the business is poised to grow to 10x level.
More share, share, share, and give them the right mindset.
And I think the most rewarding thing that like what I see it,
(12:59):
once I see my clients transformational changes happening with the advice they're getting from me,
it's definitely the guidance actually and the recommendations that I've been
providing to show them the path that there's going to fit their goals and the
mindset they have to be prepared for. Mm-hmm.
Yeah, yeah, I can see that. That's good. And as you're thinking about the next
(13:23):
step now, you know, as much of the progress as you've made now,
what are the plans for 2024 and beyond for both your real estate investing as
well as your business coaching? That's an excellent question.
Just like in the right timing, you're asking the question, which is 2024.
And yeah, it is a 10x level of mindset to grow my business, especially unique
(13:45):
business coaching services,
which primarily will be focusing on the scaling the company to purchase and
engage with the partners for multifamily investment. investment.
And also there are other strategies we're going to be doing about primarily
focus on the multifamily space on that,
as well as engaging with various partners in Canada, United States,
(14:11):
and perhaps in the beyond to have the massive scale of the growth for my real estate business.
So we will be engaging with a lot of investors, going to be investing with me.
I will be investing with other platforms as well.
So that's sort of a goal for my company and myself.
That's where I'm looking at for that unique four diamonds real estate micro operation.
(14:36):
Now for the business coaching side, which is also very much passionate now as
well, that I have already engaged one-on-one coaching and I would expand on
the group coaching this year.
So I, and I'm looking forward to be part of the Grand Cardinals Elite Coaching
Program as well. That's the goal.
And expand on the business big time as well.
(14:58):
So that's it. That is very much Dovo goals for this 2024.
And we're going to, from that point on, it's going to scale on the sky's the limit.
That's great. And you've already had an impact on some investors in your space.
I know I've seen really great feedback that some of your clients have posted for you.
(15:19):
So it sounds like you're heading towards the, you're going to be a syndicator
of your own deals, but you're also teaching others how to get into that space as well.
And that's not something I think that most people that are in real estate think is attainable.
A lot of times, you know, just the exposure that I've had to some of these programs,
(15:40):
people come in with a mindset that like, well, yeah, maybe I'll get a duplex
or a three unit or four, cause that is all they think they can afford.
But, you know, you've had to adjust your mindset to think of yourself as a syndicator.
And you also have to coach your clients to understand the opportunities that
(16:01):
are there on some of these larger deals, right?
How is that different from, you know, the average real estate investor?
This is a great question you asked me. It relates to, again, the mindset.
Last year, I also joined at the same time when I became a certified business
coach, I joined Grant Cardone's Real Estate Club.
(16:22):
When you sit in the club, you are engaged with like-minded thousands of people
around the United States, Canada, and outside of North America.
They're joining us for the for the real estate
summit and grant does a lot of great training
for all these strategies how to multiply think
(16:43):
big not just the one house two houses here
and there it has resonated big
time since last year for me i said i contain
like a billionaires you know because that's the
roadmap that he our mentor you know
share with us and it teaches us so it
is only sky's the limit you can certainly achieve that
(17:03):
and having a syndicated deals either you're doing
it for yourself it would you initiate that as a general partner
bring other people in and the investors or it
could be a investors for other good opportunities
that that that particular club they offer i also belong to many other clubs
or the network with the real estate but i've never seen such a highest level
(17:26):
of the performance and the mindset that he does i mean i'm glued in three three
days of summit it every time I go,
just like don't want to even leave that area in not even a minute because I
was just, even though I heard the same thing a few times, but every time you
hear something, it's just resonant to you.
So your mindset become more, it's all about the clarity of your goals and the
(17:47):
mindset and you can think big and it's certainly doable.
And I can see the changes that since last year, especially on the real estate market too.
It's not just the business coaching, which is definitely taking me this at the
10, 10X level, but at the same time, the real estate goal, which is certainly achievable.
You don't have to deal with a one or two. You could be thinking,
(18:08):
you could be dreaming 10,000, 15,000, 30,000 units.
That's what I'm looking forward to. Yeah. Well, the thing you learn real quickly
is it's a team sport, right?
At that level, you need people to partner with you. You need,
you know, your, your team.
And it sounds like you've assembled that you've got the right pieces in place
and now it's just time to execute and go. So absolutely.
(18:31):
Absolutely. It's just the right network, right training, right mentorship and right timing.
You just have to keep moving. That doesn't mean that you have to wait for the
timing, you're now, there is no future.
Just get that rolling and take massive level of actions that you're going to be taking.
It's just like a 10X rule, right? We live and breathe with it now.
(18:54):
You got to set your goal and you put a 10X level of actions.
That's where the simple formula, you're going to see the results.
And consistently we're doing it, be disciplined.
And that is the recipe for success, huge success. I always wear this headband.
You can see 10 X with the 10 X rule. It reminds me.
(19:15):
And also success is my duty.
So keep thinking that you're doing the same thing. I have, as you can see.
So it's just keep you motivated almost every second of your day.
Right. Yeah. It's, it's, it's good reminders. It's good things to keep you grounded.
I mean, a lot of times it's easy to get lost in negativity.
It's just the way things are in the world. and, you know, there's,
(19:37):
it's good to be able to have things that, that put you back in the right state
that can get you to remember why you're doing what you're doing.
It's why we write our goals down multiple times a day. It's why we focus on
targets and make sure that we know where we're going.
And you remind yourself, if you get off track, what was the goal?
(19:59):
Why am I doing this today? What did I get up to do? What targets am I supposed to hit?
And that's, I think, you know, That repetition, it's just like,
you know, any other reps, whether you're in the gym or whether you're in,
in, uh, in the real estate or in your business, you just got to keep putting
in the reps. Right. Correct.
