just make that leap, and you've just been jumping leaps
and bounds since then. So tell the people your story
case I forgot.

Yeah. So my name is Jay Morannan from San Francisco
Visitation Valley. I grew up you know, in the struggle.
I lived a few different lives, you know, Like I
was in the military, I did that. I was in
the music business, I did that, you know. And I
was just kind of figuring out my way navigating through life.

And a couple of pivotal moments happened in my life
and I woke up and I was like, you know,
something's got to change. And like, over the last couple
of years, I've you know, invested in you know, a
lot of real.

Like we're talking like two hundred plus unit complexes not
here in California though, which I think is the interesting
part about how you're maneuvering. And it's really scary for
people to you know, hey, I'm gonna buy this huge
property in another state. Make sure I'm connected, and I
got people who got my back. But at that same point,

like people in the Bay like it, it's a barrel
of crabs out here.

It's hard for people to trust people, especially when you
can't even see really what's going on. And obviously when
you've invested in these properties, in these complexes or whatever,
you've gone down there obviously to check it out or whatever,
but then you're relying on somebody else to help, you know,
maneuver through it.

It's a team.

Yeah. So like you know, over let's see, over the
last less than five years, I've acquired, you know, with
my team, myself, over nine hundred, nine hundred units, so
ridiculous for those that don't know. Units is like an
apartment unit. So we invest out of state, like you said,
So I have property in San Antonio, Dallas, Oklahoma City, Alabama, Murphysboro, Tennessee, Chattanooga, Tennessee,

and then I have some property out here in the
Bay too.

Yeah.

So and as a result, like I'm able to live
a little bit more comfortably, do the things that I
want to do with the people that I want to
do it with, go traveling, and blessed, blessed, Like I'm
around the right people. You know, they say, get into
the right rooms. So that's what I'm doing, is just
getting into the right rooms and just being around the

right people that really have your best interests at heart.
You know, I want to see you win. So yeah,
just through this short amount of time, you know, five
years to me is short.

You know, and I think a lot of it comes
down to your mindset and limiting beliefs. Right At some
point in my journey, I started to think, what if?
What if I couldn't fail? How would I live? What
would I do? You know? So that's how I live
now is you know. I never thought I would be

traveling as much as I do, bringing my family everywhere
that I do. I never thought I would, you know,
be in the position that I'm in now. I never
thought that I would own, you know, this much real estate.
I never thought I would be a real estate coach.
I never everything that I've done, everything that I mapped out, everything,
every goal that I had I hit, you know, And

I feel that I need to make my goals bigger
and I need to be around people that think bigger
than me, that have bigger goals, that are more successful,
so I could see what that looks like. I'm a
visual type person. I'm an emotional, you know type of person,
and I want to feel that connection and I want
to see how somebody else, how somebody else laid it
out and did it, so I could, you know, do

it in my own way, you know.

So, but follow the blueprint.

Yeah, there's several elements there that I don't think that
everybody will ever understand or have the courage to do
or be that type of person to where you know,
a lot of it is a testament to the type
of person you are too. Like the same connection that
I felt with you, I know that the people that

you mess with now felt that same thing. And your
desire to want to not live how you've been living, right,
which a lot of that takes so much courage that
people like, man, all my god is fifty k in
the bank. You know, my kids are going to college,
Like so and so needs a car, like my wife
is out of work right now.

Like that fear of being on the street or like
having nothing will have you sitting on that fifty k
for the rest of your life.

Right where you gotta have the courage and the balls
to be like, all right, I'm gonna risk it all.

And that's basically what you had to do back then.

And then obviously again the type of person you are,
like you said, you gotta be in that mindset where
I'm not gonna lose, Like whatever it takes, I'm gonna
find the right people to give me, you know, advice.

I'm gonna make the right steps.

I'm gonna research, But all of that takes like desire
and effort and a lot of people stuck in this
hamster wheel bumping grind every day nine to five, me
five to ten or whatever.

You know, we're all in the same thing.

And then learning how to flip your money safely, right
and confidently because that time crunch sometimes with some of
the stuff that you do. It's a little stressful to folks,
right to try to make the next move or do this?

Do the numbers work, I think is a big part
of it as well. And let's face it, a lot
of people and good with numbers.

I was one of those people, like I didn't you know,
I wasn't good in school. I was one of those
ones that, you know, I barely made it through high school,
you know what I mean. I like bounced around all
the city schools, like all the publics. I'm a public
school kid. Yeah, you know, Like I didn't have like
the guidance that I'm giving my kids now, you know,

I didn't have a role model, A good role model
for me. My dad was always gone working like wasn't
physically present. You know. My brother took off early as
a teenager. He was gone. Everybody was gone. Latch key kid,
you know, like get inside the house. So blessed though,
I'm blessed. Like I talk about this with people often,

is you know, sometimes I look at my life and
I don't regret it. I wasted a lot of time,
but I don't regret it because that time that I
spent out here in the streets right doing my thing,
I made a lot of friends. You know, I made
some deep connections. I had great memories. But at some
(07:34):
point you got to change your situation, you know. And
it's like you said, right, like you got to take
a risk for me. It's like, if I don't do anything,
I know what's gonna happen at the end.

Nothing.
Speaker 3 (07:48):
Nothing. You're gonna wait for your Social Security whatever that is,
if that's still available, your retirement account. Hopefully it's not
another COVID or another situation where you can to take
a thirty percent dip.

Which are talking about another ones on the way.

Right, So like, I know, if I don't do anything,
I know that's gonna happen. Yeah, right, So it's like,
where's the where's the real risk? You know?
Speaker 1 (08:12):
So I'm not gonna let you on that person. Like I, I,
you know, bought my house pretty early. So I'm sitting
on a lot of equity in my home with a
with you know, minimal payment, minimal amount due.

Still and.

Have done some things to the house. I'm working this
job by myself. I'm a single parent. But I'm just like, okay,
if I jump this risk. And the funny part is
is that I got you so like at the end
of the day, if I'm in a circus, I'm on
the type rope, I know that you're down there, so
that if I'm like, Jay, what do I do, like
help me? Like I literally believe that you will help

me step by step on how I got to get
into it for sure, which for me, like I always
complain to everybody like I'm tired of being an adult.
I don't want to make any more financial decisions, you know.
Do I put panels on the house? Do I trust
this plumber? Like it's all me so a lot of
these things. It's like I wish I had a male
and not that it matters whether you're male or female,
but somebody else, like an adult to talk to. And

a lot of us have those people in our circle
too that are we're here with it, but they're down
here with it, like you know, they can't even figure
out what kind of career or they're they're still figuring
it out, renting apartments themselves, like and just barely making
the bills.
Speaker 4 (09:24):
So it's like, you know, I don't know why.
Speaker 1 (09:26):
I haven't jumped into it, to be quite honest, I'm
just probably scared, and in my mind, I'm like making excuses, right,
because that's what we do when we're scared, to make
the leader.

It's your defense mechanism. It's like when you feel fear,
you kind of retract and you kind of want to
protect yourself because you're scared. So it's important to be
around the right people like you have.
Speaker 1 (09:49):
Yeah, and you did with other people too, but you
took the leap yourself too, beyond to.
Speaker 3 (09:53):
I had to, yeah, because there was more to life
than how I was living and what I was doing.
But yeah, at some point, right, I think the education part,
like with anything, when you first drove your car, you
were scared. When you first went off to college, you
were scared. We didn't come out learning how to knowing

how to walk and learn, you know what I mean.
So it's like everything else. If this is important to
you and your future depends on it, what else are
you going to do? You know, I know it's scary,
but that's the part of the journey. That's how you grow.
You got to get uncomfortable, you know what I mean,
and you got to educate yourself. That's how you know.
Whatever it is you want to do, you have to
educate yourself or be around those people, right, so that

way becomes less fearful. When you're talking about, like I
don't know, buying out of state property, if you're around
people that are putting in offers you know, every day,
or making moves, and you're around that, it becomes less scary.

Yeah, Like okay, that's how that works.
Speaker 3 (10:55):
Okay, okay, cool, put in an offer? How do I
protect myself? You know what if it doesn't go right?
You know, and that's the risk. Not everything's going to
go right, that's facts, you know. But with real estate,
the longer you hold on to it, it's going to
increase in value. Right, So if your one year projection
didn't work out as you intended, just hang tight. You know,

and then if all else fails, what can you do
sell it? You know, so you got to look at
a couple of different exit strategies, right, But it's really
like it has a lot to do with mindset, your environment,
the people you're around, and just kind of having people
support and uplift you.

Yeah, you know so, And to that note, like I
feel like people invest in stuff that I mean, it's
all a gamble, but like, would you rather invest ten
k in stocks that may or may not go up
in the next ten years?
Speaker 2 (11:53):
You hope they do.

Everybody buying AI stock, Let me get a thousand, let
me get two thousand, let me get Oh, it's gonna
and then the company goes flat because Google buyt a
different one and you're like, oh shit, I should have
invested in that, and you didn't. Wherein like you said,
education and property. I mean, that's land that you're buying.
So could the property value go down, sure, but you'll

probably break even at least, you know what I'm saying,
depending on where you go. And that's where the research
comes in, and that's where the education comes in. And
I know that you offer your services to people if
they want like a real estate coach or an investment coach.

Did you inherit fifty k from someone? May they rest
in peace.

I'm not saying it like that, but did you fall
into some money and you're sitting there on top of
this you know situation, this new you know thing that's
in your lap now, and you're like, what do I
do with it? Do I put in a bank and
let that little minimal you know, interest build and get
me a couple of dollars a year? Do I try
to put fifty k down on a house here in

the Bay Area and that ain't nothing?

You think that's a payment tripping?

Or do you invest in someone like you to be like, hey,
j I want to buy something small, a duplex in
Texas or a four plex in Utah or whatever. And
that's exactly where you come in to help people educate
and lead them in the right direction.

One hundred percent. Yeah, real estate coach. Yeah, just for

by properties. And that's what I do is like I

try to give a guidance and the framework on the
steps it takes in the process to buy a house,
whether it's out of state or in your own backyard.
We look at your financial picture to figure out, you know,
what needs to be adjusted, what you have in your
nest age, how much you're ready to you know, deploy,

and then we map out a game plan and we
just tactically just hit boom boom, boom boom, and this
is how you go get it right. So you get
one boom, you've done it, and it becomes less fearful
when you go for your second one. I never thought
I would own one home, you know what I mean.
It started off with a house hack where you kind
(14:25):
of rent out a portion of your house to subsidize
your mortgage and lower it. And that's what I did.
So it started off with that. I thought, Okay, one
more house for my first kid. And then I had
another kid, and I was like, one more house for
and then now I got you know, so that was
my my my early beginnings. I didn't have a silver spoon.

I didn't have an inheritance or anything like that. I
did buy my family's house and I you know, I
came out of pocket. Yeah, but you have to do
whatever it takes. If you want a different outcome or
different situation, you gotta do whatever it takes. You got
to walk through the fire. You gotta risk it. You

got time. You got to let the money go so
it comes back. If it's sitting in the bank, it's
it's it's it's becoming less valuable because inflation is rising
so fast. Right, So your money sitting in the bank
at zero point zero one percent interest, the bank is
taking your money and lending it to another person at
six or seven percent to.

Buy a house, winning or to buy a car, or a.
Speaker 3 (15:35):
Personal loan or whatever it is, right, and then they're
giving you your money back with nothing, with nothing right.
So you might as well just take it out and
put the buy buy it. Don't even have to be
a house. Like invest in something right, investing yourself. That's
what I did. I bet on myself. I was like, Okay,
I need to get educated because I'm scared. I don't
know what a deal isn't I'm not good with numbers.

Who do I know that that is good with numbers?
Start get around those people right, getting into their worlds.
And then not only that, but just like being super uncomfortable,
you know what I mean, and getting comfortable in that state.
Even now some of the things that I do is uncomfortable, right,
but that is part of the development and the growth.

It's just kind of like getting outside of your comfort zone.
So everything that you know, prior to me getting into
real estate, everything I was doing up until that point
was not working. So something had to change. And I
was like, Okay, I'm willing to do whatever it takes.
And you know, and I challenge everybody that's listening to
(16:39):
start thinking that way. Right. Gone are the days where
it's like a single income is going to support you
period and live comfortably. Right. I know, we all want
to go on vacation. I know, we all want to
buy nice things or help family members or make an
impact or take care of your kids or you know,
not worry about the tags or how much lunch is
(16:59):
going to cause groceries or anything like that. Like, and
we can do it, we can, we can do it,
you know. And it's just like having this type of
conversation every day or you know, frequently is going to
help you build that confidence to take that first step,
you know, and then once you take that first step,
then you're like, Okay, what's next, and then you take
(17:20):
that next step and then that's how you start to
make that progress.

You know it's it's a slow it's a slow process,
but you know it'll all be worth it at the end.
You know, just keep going, never quit, and you know
things will start start to change.

Yep. I started. I got my first tenant in twenty twenty.

We're only five years later and look at that. You know,
nine hundred that's insane. And like, you know, again, it's
just defeeding your demons, man, Yeah, and believing in God's plan.

I want to say, you had just bought a complex.

We were I think we're closing on one hundred and
fifty unit apartment building in Texas. Yeah, in Dallas. And
then since then a three hundred fifty five unit we
acquired in Murphysboro, and then a three hundred seventy unit
in Chattanooga, and we just closed while I was in
Japan in April. We just closed on a fifty unit

in Chattanooga. Yep. And we got a couple lined up,
so still working. You know.

The sad part about this is and this goes back
to the same thing we were talking about with education,
right like, and I encourage everyone to please talk to
your kids about it at least saving money start there, because
all this stuff is next level. If it's scary to you,
imagine how little kids goes in there and be like, wait,
what I can owe something in Utah or whatever.

So just encourage them to save and teach them and
the importance of not being afraid to you know, take
some leaps in different ways. But it's incredible how much
that you've grown, Like, it's incredible, So congratulations to you man.
And you know you can never start early enough. And

a lot of this stuff you're leaving for your kids behind,
like and for me, that would be the goal, Like
what am I going to leave Naya?

you know, I think think about that though, Like if
you couldn't fail, what would you do? What would you
open up a business? Would you travel? Would you buy
that property that you've been wanting to get? Would you
you know, upgrade your house? Like if you couldn't fail,

how would you live? You know? And that's how we
have to think. Yeah, you know, I know it's scary,
but like it's scary, it ain't, you know, but you
know what else are you gonna do? You're gonna wait,
wait till the end to retire.

Yea God, God's there for you, but you got to
put the work in.

You got to put the work in. Like you cannot,
you cannot accept your blessings or like and and a
lot of the times we think, why is this not
working out for me? Why is why is this job?
I didn't get this job? Or you know, how come
this person is no longer my friend? Or you know
we split? All that stuff happens right if you flip

that though. And there's a lot of the times God
does things for us that we don't understand, but we
have to trust trust that process too. When one door closes,
that door is closing so that this other one can open.
But you got to see it right, and you got
to believe it. And if you don't, a lot of
people think I need to see it to believe it,

But in reality, you need to believe it and then
you'll see it right. You believe in yourself, get around
the people that do believe in you, start making that progress,
and then things will start to open. Up for you, right, like,
and I do that with my kids. I show them.
They see me grind, they see me go through the struggle, right,
So I feel blessed that they you know, it sucked during.

The time, but now it's beautiful.

I'm happy that they got to see it because they know,
like the type of type of guy I am and
the type of man that I am. They see me
work hard, right, and I want that to be instilled
in them so that when when they're in that position,
they know what they got to do. Right. But you know,
you have to you just have to accept everything and

you know, make the necessary changes in your life. Number
one is the environment. I think that's that Once I
got out of the hood, once I got out of
the neighborhood, I was I could think clearly it was different, right,
and I was like, okay, now what's the next step? Right?
What else can I do? And it just started with

getting out of that situation. Right. But yeah, I'm happy
that I made the progress and my.

Kids got to see it, so they know what it takes.

And everything that I tell them I'm preaching, I'm practicing, right.
So like I tell like you right, you tell Naya
or your nieces, your nephews, go after it, you know,
like take that chance, like, you know, go play that sport,
Go try to do this, Go make some friends, like
they're uncomfortable. Right, So I feel like it's my job

too to practice what I'm preaching. If I'm telling my
son to go, you know, join that soccer team, or
go play that tournament, or do this, do that in
the other or you know, challenge him, I got to
do the same thing, right, So I'm doing that, Like
I'm getting out of my comfort zone all the time
because I don't want to stay complacent. I do get
complacent sometimes, but I snap out of it and I'm

right back. What else can I do? You know, it's
a grind. It's a grind, but it's worth it, you know.

Yeah, because you live in different now, which is what
you've always wanted for you and your family. And I
compare it to like, cause I'm not a person that
will ever jump out of a plane, Like I'm not
gonna do that. I don't give a damn if I
got a parachute on my back or an instructor on
my back or what like. You know, I'm just basically
gambling with my life, like there's fifty to fifty chance

I'll die probably, but I compare it to that to
where how frightening that is for me? Obviously we're not
jumping out of planes here, but like you're back there, right,
and that's what your service and your crew do, Like, Okay,
well I've got this money, I'm scared. I feel like
I'm jumping out of a plane because what if it
(24:28):
doesn't come back? And that's you know, that's kind of
where you guys come in and be like, look for
your first one, this is a solid investment, because I
don't think that people that come on to the squad
or try to you know, get under your educational instruction
or whatever the case may be. You wouldn't be like, okay,
let's have you invest in this five hundred multi whatever complex.
And that's something you're at with your level of investment.
(24:50):
But for somebody coming in brand new, you're going to
take care of them, protect them and be like, okay,
this is safe, let's do this one right and then
let's go check it out or let's whatever whatever. But
you have to be willing and ready to do that
knowing that you've got a squad that like there's not
one person on your team that doesn't have in the
hundreds of doors that they're in charge of.

So it's like, am I taking a risk? Yes?

But am I really?

I mean a lot less than you would be doing
on your own, you know what I'm saying. You've got
experts that have been doing this for years, and in
a short time five years, you know, Jay nine hundred doors,
nine hundred units different properties that he now owns. So
it's like, you know, again, I encourage people, and I'm
probably talking to myself too, like just you know, are

you happy living the way that you're living right now?
Are you sure that you're going to be able to
send your kids through college? Are you you know whatever
you might be thinking. But yet you have some money
that you can play around with, and you want to
make the right move.

I mean, real estate you can't lose, you know.

I've had this real estate license forever, and it's like,
you know, I watch him like dang, and in my head,
I'm doing the numbers because I know what it is
to a certain extent, and I'm like, sheesh, these kids
are set for life, right, and that's what you kind
of want, not that I don't want my child to
work or understand what it is to make a living
or be a positive part of this community. I don't want,

you know, my daughter or her kids to be any
rich brat sitting somewhere or whatever. But at the same time,
it's like, if they don't have to worry about struggle,
if they can focus on what they love and whatever
the case may be, that's a beautiful blessing. So I
don't know for everybody out there. Once again, Ja morannan,

And that's why we're stuck, is because we can't see
what the future looks like.

We can't imagine and envision it. So therefore we don't
have anything to work towards. Right, what do you want
your life to look like next year, this time, next year,
what do you want it to look like in three
years and five years? And then reverse engineer that and
start working towards that. Right. And then another thing too
is that we're all scared. We're all afraid of failing. Right,
but that's all part of winning. You cannot get on

the court and expect to win every game. You're going
to lose. But at the end of the at the
end of the day, you got to keep playing so
you can win. And if you're not on the court,
on the field, you ain't even playing. You're on the sideline.

Another thing too is we're all fair of failing. But
what if you win? You'll never know because you're too
scared you didn't try it. Yeah, yeah, so look at
it both ways. Okay, if I fail, what if I don't?
You know? And if I do fail? So what I
think we care too much about what people think, you know, like,
what is my family gonna think if I fail? Or

you know, you'll see who's gonna support you or who
won't And at the end of the day, it don't
matter because what you're doing is you're building something for you,
for your family, and some people can't imagine your vision
because it's not for them, it's for you, you know.
So what do you want your life to look like?
Design it, build it, and just relentlessly work towards that. Yeah,
if you really want something, you're gonna figure it out.
