an interesting conversation as always, and we're gonna be talking
about it's a bit of an announcement this morning, and
let's talk about this big announcement that you're making here
this morning.

Yeah, we've had something in the works for a while while,
and yeah, I'm excited to announce that you've we're going
live with our new website that allows prospective home buyers
to choose an agent that's the right fit for them.

what what prompted you to create this website?
Speaker 3 (01:24):
Yeah, so, you know, buyer agency has always been important
in the real estate transaction, but recently there are some
changes that were passed down by the the NAAR, the
National Association of Realtors, and it's kind of really made
this more of a highly discussed topic recently.
Speaker 2 (01:44):
You know, the realtors.
Speaker 3 (01:48):
You know, the rules have changed a bit for being
able to show a potential buyer a home, and uh,
you know, there's now a requirement that a buyer has
to enter into one form of an agreement prior to
actually andsuring that door with an agent. So gone through
the days where you know, you're sending in a showing
request and you just walk through the door with the agent.

So it's changed now.
Speaker 1 (02:10):
Fascinating. What So obviously, you know, for folks probably hearing
this like that sounds pretty significant. What kind of a
we're talking about? Some of these agreements, Matt, what are
we talking about there?
Speaker 3 (02:22):
Yeah, so not Now Bier has to kind of choose
between two The two choices are signing a showing agreement
or a buyer agency agreement. Right, So we wanted to
create a website that kind of helps explain this new process,
helps identify the strengths and then potential weaknesses for each
of those agreements.

if I have you know, like we think about the
two different agreements, what's kind of the what are the
what are the differences there? What are kind of the
big highlights to the between the two.
Speaker 3 (03:44):
Yeah, uh, the you know, the showing agreement, that's kind
of a the newer agreement of the tree the buyer
agency has been around, but the showing agreement, you know,
some of the advantages there that you don't have to
necessarily commit to that particular showing agent, right, So you agreement,
it's a little intimidating, but in actuality, the showing agreement

is a little less binding, right.
Speaker 2 (04:06):
It doesn't even have to include any form of compensation necessarily.
Speaker 3 (04:10):
It's just you know, agreeing that this agent is going
to bring you through the home.
Speaker 2 (04:16):
And there's you.
Speaker 3 (04:16):
Know, it's a little longer document than just that, but
you get the gist of it, right. The negative side
of that is the showing agent is technically not working
for the buyer, not working for you during the showing
they're actually working for the seller.
Speaker 1 (04:32):
Was this, Matt, I know, obviously this is something you
work on day in and day out. Obviously the website
is a fantastic new feature and a really informative thing.
Did you see some of this stuff coming through your
through your years and time working in real estate? Was
this something that was kind of on the horizon for
a while and you kind of knew that that this
was this was something that was that was coming about,
or was it kind of like, whoa, wait, what how
(04:54):
did this happened? You know?

I would say I.
Speaker 3 (04:56):
Would say that, you know, the conversations of a showing
agent versus a buyer agent has always been there, and
it's always been kind of the back end, but it
hasn't been something that people talk about a lot. It's
more to do with the process and not the pretty homes, right.
Speaker 2 (05:10):
Yeah, But these.
Speaker 3 (05:12):
Changes, they kind of came out of left field for
most of us, all of a sudden, being required to
have somebody sign an agreement with someone they just met,
whether that agreements binding or not, it's just it's a tough.
Speaker 2 (05:26):
It's a tough conversation to have.
Speaker 3 (05:28):
So that's kind of why we wanted to go on
this website because we want people to be able to
get ahead of.
Speaker 2 (05:33):
That and understand it a bit more before having to
make that decision.
Speaker 1 (05:36):
I like that when you talk about the process and
versus the pretty pictures, because I'm on the you know,
you know me, man, I love the pretty pictures and
and it's also I love learning new things, and you
talk about the process. And for a lot of folks,
I guess they probably wanted the benefit to some of
these changes. One a huge benefit is the website. But
also since most people aren't, you know, buying, selling, listing

that type of stuff regularly, that no matter what it's
always probably feels like like the first time. It's a
new experience each time. So making different types of yeah,
different types of changes probably for most folks isn't all
that drastic, but it's important to have guidance and understand
how that process works. And that's one of the great

That's where you get some information on the process. And so, Matta,
if you have a buyer agent that's working with you,

what does that allow them to do when the show
and a showing agent, for example, couldn't.
Speaker 3 (06:47):
Yeah, if you have a buyer agency agreement in place,
you've selected that agent to work on your behalf, to
work directly on your behalf and work with your best interests, right,
So that make it that can make a huge difference
throughout the process and even just on the showing. So
if a buyer agent's actually going through the house, they
can do things that a showing agent could, Like they
(07:10):
can point out negative concerns that they see, you know
that might not necessarily be a defect, but you know,
could affect maybe future negotiations when you're making an offer, right,
And they can do that while walking through the home,
when they can say, you know, previously, I've I've had
this come up, you know with other clients of mine.
You know, when I saw this with the water software,
(07:33):
when I saw this with some pump.

Right.

They can also do things like give an opinion on
what they think of the price. Do they think it's
a steal and we should act quickly. Do they think
that it's overpriced and maybe there's some room for negotiation
when I you know, when we provide them with some
comparable sales, right, and you know, they can also discuss
things like customer clauses. So if they are going to

make an offer and say, hey, we've got these these
clauses that we can throw in there that are just
unique to say Rock Realty, We've got buyer agents that
can go through things like that, but only if you
have a buyer agency agreement.

And Matt, I'm gonna ask you more about the website

But one of the things I've got to ask Matt,
I think when you're again that phrase really stuck out

with me. The process versus the pretty pictures? Is it always?
I mean, I've got to guess one of the areas
that is clients. People often overlook is the educational aspect
of being a real estate agent. I think a lot
of us have this vision of what does a real
estate agent do. Well, they list my home, they take
the nice pictures, they put together a really nice description
(08:50):
of the house, the neighborhood highlights some great features. And
that's all absolutely true. And of course on the other side,
they help us narrow down our list for houses that
really fit our lifestyle. But there's also and I think
I think in talking with you and learning from you
and the other agents at Rock Realty, a big component
of what you guys do is education. It's really teaching

people about the process.
Speaker 3 (09:14):
Yeah, absolutely, and the way this market changes, the way
they offers and the documents change. Even someone that's just
purchased our soul recently. Really really there's always something to learn.
Speaker 1 (09:24):
Yeah, with that and with that education and having that
conversation with with and as funny it was at the
at the website earlier today at Rock Wisconsin dot com
and I'm just kind of going through the agents you
guys have at Rock Realty, many different agents and and
you know, we've had a chance to have a few
win studio with us as well. And uh and I
(09:44):
think one of the things that I think we all
remember this from, you know, whether it was college or
high school, or even middle and elementary school, there's always
like that that one teacher that you really connected well with,
that one person that you that you just kind of
remember they somehow there was a connection there. I've got
a guest with with the agents you have at Rockrealty,
there is that that relationship that develops that people find

that just that perfect agent, whether looking for somebody to
help them sell their house or looking to buy that home,
or a bit of both. You guys have have options
for those people and the right person for those jobs.

It was another driving factor in creating this website, you know.
I just it's good that there's the right match there.
And that could be many different things, whether you know,
someone has the same hobbies or whatnot, or they just
happened to us focus in that particular area.

of break it down and get get some of the
reasoning and some of the some of the thinking behind

why this website is so necessary.

Look at like the buyer experience today, I mean, it
just it feels like buyers don't have enough control in
the real estate process. Right Like, if you're online at
one of those you know major online portals working at homes,
and you you send it an inquiry to see a home,
you're gonna get randomly assigned to an agent. They're going
(12:51):
to show you the house or the property, and then
most likely that same agent's going to write the offer.
And it just we wanted to design a site so
that buyer can choose an agent right, find an agent
that that's the right fit for them instead. So on
the site they can read through our agents' bios, they can.
Speaker 2 (13:09):
Get to know them. As I mentioned, they get to
know their hobbies.
Speaker 3 (13:14):
We included a questionnaire every agent in the firm filled out,
which is awesome. I think you can get some answers
for questions like why do you love what you do?
What makes you proud to be a real estate agent?
Give an example of how you saved a deal as
a buyer's agent, or what previous transactions meant a lot

to you?

And why like those those things you normally don't get
to see on a site. It's just like a normal bio,
you know. It gives the ability to actually get to
know an agent what's important to them.
Speaker 1 (13:45):
Can you then contact the agent directly through the through

Yeah, yeah, it's an option on there, and you know
they can kind of request a meeting right there on
the agent's individual page.

Oh that is that is a fantastic Uh. When you
kind of break down some of some of the different
questions and some of that, you know, that personalization to
get to know a potential agent, it sounds like, you know,
this is this is a lot different than than kind
of that standard side. I think as you mentioned that,
you know, I think a lot of us are are
are used to that giant leg that big almost feels
(14:21):
like a I don't even know, I would say a
big box. But even that seems more personal than some
of these some of these, uh, these other sites. It's
really it does seem like something that that is a
different for a darn good reason.
Speaker 2 (14:34):
Yeah.
Speaker 3 (14:34):
Yeah, I mean, we want buyers to be able to
choose someone that seems like a great fit for like
not only their situation, but there you know, their own personality.
Speaker 2 (14:42):
Right.
Speaker 3 (14:43):
We want we want you to get along during the
process because you know, this site, like I mentioned before,
is more about the process and less about just like
the houses and getting the deal done. This is this
is about you know, finding someone that's gonna be with
you through that whole process, but not just during the transaction.
We want we want that to continue past that. So
it's just like long term professional relationship. Because you guys

got along so well and because you know, your Rock
Realty agent did such a great job for you and
you're so happy and your famili's loving the new place,
that it's going to be this long term thing that
you guys stay in touch and then if you ever
have any real estate needs in the future, Like that's
our biggest compliment we can get is that it was
a great match, we did a great job, and they're
coming back to us for future business.

Do you get a lot of people wondering, Matt, obviously

you get a lot of people also just kind of
wondering about the kind of the overall information of like
how does like like some of these these things work.

Like I feel like.

talk with you each and every week, there's always like
every and and for folks that don't know. When Matt

a million I'm kind of like a like a kidd
asking a million questions. But like I've got to bet
that that I'm not unique in that I've got to
I've got to guess a lot of folks whether they're

whether they're right now listing or buying. A lot of
folks have a lot of questions about real estate, don't they.

Yeah, it's very rare that, you know, an individual doesn't
have a question about real estate. Right, Well, how's the market,
what's the latest you know, rates this or the other?
You know, you know, how are homes looking in my area?
That where I where I have a house?
Speaker 2 (16:31):
Right?

But in generally the buying side and the listing side
requires going through the process, you know, having a meeting,
having an educated agent that's going to walk you through
all the steps, you know, maybe give you some pamphlets
and handouts that show this nice little roadmap of this
comes first, then this, then this right, and that applies
to first time home buyers as well as people that
have bought five six properties.

There's different things to discuss and always more to learn
in real estate.

Can can I interview multiple multiple? Okay?

I mean that's the whole concept here is putting you know,
that power back into the buyer's hands and you know,
make sure that they're finding that perfect realtor.

You know it's going to work on their behalf right.
Speaker 3 (17:44):
And so at that point, let's say they've they found
a couple agents, they simply you know, you can choose
multiple agents. You request a phone call or a video
call on you say, hey, have this agent reach out
to me and I'm going to interview this agent, right,
And it's not it's not random, it's it's someone that
you felt you're going to be a good match with,

or maybe as multiple two or three agents and you
and you have a quick video or a phone call
interview with them, you know, talk about their experience, their likes, dislikes,
what's important to them, and choose, you know, so so
the buyer can now, you know, choose someone that's going
to represent them and then move forward look at houses
with confidence because they know that they've got the right
person with the right skill set.

It's a really it's it's just a fascinating website and
a really useful tool. And Matt, it kind of reminds
me of when we went from the you know, the
old I know you and I have talked to maybe
on the show, but this again one of those things
I've asked you about off the air, which is, you know,
back in the day, folks used to used to find
houses by driving through neighborhoods. Now everybody's doing and finding

these houses and getting their first ideas is through websites

buyers agents and finding a buyer's agent. It's kind of
moving along those same things it used to be. You
know you it was leg work. You physically meet somebody
and oftentimes it was the first one that you met
was the one that you were going with. And this
kind of moves things forward as well. Now you can

do it online and actually get a variety of options,
get to know different agents before you make that decision.
It's a really, I think, a really forward looking concept.
