One of the advantages though, of holding back on the snow,
as I know, it allows your guys do work year
round and there's always work to be done and it's
never a bad time to get on the schedule Larstom services.
But I know when it comes to things like roof repair,
mother nature has kind of granted us a couple of
opportunities to be able to get some stuff taken care

Sometimes I like it when there's not snow, simply because
we can still help more people get their roofs face.

But when there's.

Snow and a lot of thawing. We hear a lot
about leaks. The problem is really tough to find when
your house is covered in snow and ice.

So now we can find them.

And you know, I talk about the importance of, you know,
a good roof inspection, a good attic inspection all the time.
And still my guys when they all end gals, when
they get up to houses to do estimates, are asked
these questions, well, you don't need to get in my attic,
Why do you need to get in my attic?
Speaker 2 (02:39):
Or you don't really need to get on my roof.
Speaker 3 (02:41):
Well we do because we're not like a lot of
other contractors who do the satellite imagery and then just
give you a price. Because if we don't know exactly
what's going on, and there's critical details when it comes
to a roof that we need to.
Speaker 2 (02:58):
Look at when we get up there.
Speaker 3 (03:00):
Because like I said before, you know, we used to
tear roofs all the time off that the shingles were
actually fine, but they leaked, and instead of just maybe
fixing that problem, we replaced the whole roof. And I
just got sick and tired of it looking at some
of these roofs and my reps are like, yeah, it's
like eight years old, but they did a terrible job,
and it's like.
Speaker 2 (03:20):
Well we can fix that.
Speaker 3 (03:22):
So this year, I mean, we really took a hard
stance on if we can repair this roof or in
our term is restore it.
Speaker 2 (03:30):
We like to restore it, not just to repair.
Speaker 3 (03:32):
A repair in my mind is like you know, maybe
dabbing some cocks somewhere and then like crossing my fingers
and hope that it sticks and it works. But we
like to do it the right way, and sometimes it
can cost a few thousand dollars. But if we can
have a home owner spend a few thousand dollars and
fix what's wrong with the roof and get another twenty years.

Out of it, well that's totally worth it.
Speaker 3 (03:51):
Now when it comes to those inspections, something comes to
mind really well is yesterday one of my rep two
days ago was running an appointment and they got called
out for a roof leak. Homeowners started seeing a little
spot on their ceiling. Well, my rep knew right away
that it wasn't a leak because what would be leaking.
(04:13):
There's no snow, Yeah, right, but if you look up,
you see oh my gosh, my.
Speaker 2 (04:17):
Roof is leaking. Well is it leaking?
Speaker 3 (04:18):
It hasn't rained or snowed in a while, but it's leaking.
And it was a brand new house. Oh that's the
worst part, brand new house. So because we trained really well,
he really knew what he was going to go and
really really had a good idea of what it actually was.
And so when he asked the homeowners, Hey, you know,
I need to get attic access. I need to look

in the attic, they look kind of like befuddled at him,
like why do you need to look in our attic?
And so he explained it to him, like, well, I
have an inkling that you really don't have a roof
leak and you have a condensation problem. And they had
never heard of that. And they literally looked at him
and said, we've had three people over here already and
said we don't have a roof leak, and one person said,

Need a new roof.
Speaker 3 (05:02):
Oh geez, Okay, no, they didn't need a new roof.
He did a full roof inspection and the roof was
done quite well, surprisingly, and but he got up in
the attic and what did he see? He saw a
frost on the roof, he saw mold starting, he saw
rusty nails. Quiz time, why was that happening?
Speaker 2 (05:22):

Because moisture was getting up in there and freezing. Because
it wasn't properly ventilated.
Speaker 3 (05:27):
I'm guessing it had great It actually had decent ventilation.
Speaker 2 (05:31):
Oh it was.
Speaker 3 (05:32):
The ventilation was okay, it was slightly lacking. We're actually
going to be adding a ridge vent. It had box vents. Oh,
but it did have ventilation. The problem was is this
house has three and a half bathrooms, seven or eight
people with all their kids, so basically there's a lot
of cooking, a lot of bathing going on in this house,
(05:53):
a lot of moisture, and there was absolutely no air
ceiling done on the attic floor. It had inadequate insulation.
So what we thought was a roof leak. And I
mean they were actually ready to say, okay, just replace
our roof.
Speaker 2 (06:06):
Now, how bad would have that been.
Speaker 3 (06:08):
They replaced their roof and it does nothing on a
three year old house.
Speaker 2 (06:12):
You shouldn't have to replace you, So, condensation problem.
Speaker 3 (06:16):
So it's fun being able to go in and like
really educate somebody on how their home is working. Yes,
you have ventilation, it's inadequate, and you have no air ceiling.
While our other house, why did this happen? That was
the our other house.
Speaker 2 (06:30):
This didn't happen. Why is it happening now. Well, it's
a new house.
Speaker 3 (06:35):
And there's a lot of it's just a lot of bathing, a.
Speaker 2 (06:37):
Lot of cooking, a lot of moisture.
Speaker 3 (06:39):
Because the more people we have in the house, the.
Speaker 2 (06:42):
More moisture is going to be created.
Speaker 3 (06:43):
So we're going to actually do an ultimate addict solution
for them where we I mean, it's the best solution
for the attic in there.
Speaker 2 (06:50):
So we're going to stop that.
Speaker 3 (06:51):
We're going to stop that condensation on the attic so
they'll have no more leak. We're going to increase the
ventilation in their roof by putting on ridge vent make
sure we know that it's vending properly. And the byproduct
of that is it's going to make their home more
comfortable and it's going to save them money on their
energy bill, So it's kind of a it's a win
win and they don't have to replace the roof.
Speaker 1 (07:09):
Hey do you by the way, Andrew, and I think
you've mentioned this before occasionally, and this is even on
new homes, you'll see as you were talking about, you know,
multiple bathrooms with showers and stuff like that, where they'll
have in the bathroom they'll have a fan, but the
fan will literally just have a little tube that blows
all that hot humid air up into the attic. And
we've talked about that before, haven't we where it's just
(07:30):
not installed properly.
Speaker 3 (07:31):
We see it all the time all the time, where
you look up and the tube coming from that vent
is literally just stapled to a rafter and it's just
blowing moisture and you'll see all around that in a
three to four foot circle, it's all mold.
Speaker 2 (07:51):
It's all mold.
Speaker 3 (07:52):
So someone overlooked it, a building inspector missed it. We vent, so,
needless to say, we vent a lot of those happens
a lot too. If you had that, maybe your house
didn't have a bath fan in it, because a lot
of older homes didn't.
Speaker 2 (08:07):
You had one put on or put in.
Speaker 3 (08:10):
Electrician put one in, and that's you know, they probably
told the homeowner, you're gonna have to get this vented out,
and it just didn't happen because electricians do electrician things,
not roofing thing. Yeah, so we see them all the time.
My last house, I was up there doing the work
in my attic myself and I found that and I
actually had was going to be having the roof replaced,

and so much moisture had been blown up there and
it actually rotted the decking out, so we had to
replace the decking as well.
Speaker 2 (08:37):
And that was just from that fan blowing up there.
So I guess the moral of the story is everything
isn't always what it seems.
Speaker 3 (08:44):
And if someone's coming over to fix, to give you
a solution on something you need to fix, for make
sure it's properly inspected. If you think you have a
roof leak and they don't get on the roof, well
how are they going to know what's happening or where
it's coming from. And when you're if is three years old,
or you're getting a roof leak in the winter when
it's not raining or snowing, that's there's something else going on.

And I'm just happy, kind of proud that our guys
are trained well enough to actually find that and help
a homeowner fix it.

And that's such an important thing is as you as
you illustrate Andrew is having that proper inspection, and you
can have Andrew and the team come out from larstom
