Wisconsin and learn how hard it is to hit a
fairway there.

Oh yeah, and then they would they would share their
golf tips like I was getting tips from the caddy.
He was just like, oh God, this guy's doing that wrong.

in the hole. I'm not a golfer, but I'm pretty
sure that.

It's a great I should learn one of these because
it seems like an absolutely fantastic game. I was driving
around to down in Javille and Stoughton, and I see
Rock Realty signs all over, and I see Rock Realty
buildings all over as well. I get a couple of offices.
One of the things too, I've noticed is the TSO
storage containers popping up all over the place. And for

folks that don't know, Rock Realty and TSO totally spaced out.
You guys have a little partnership going on right now,
don't you.

Yeah, it's totally spaced out there on deliver containers to
your driveway. You can fill it up and then take
it from there and either store it or bring it
to the next home. So I've got one I'm using
for one of my clients out in Cambridge right now,
and we've got a few containers sitting around one at
the Jansville office on Milton Avenue.

allow you just kind of at your leisure fill these

give yourself a week or two to actually move instead
of just hustle and bustle over a single or two
days or so.

on Mason Drive. We're gonna talk this week too about
about summer renovations, best projects when it comes to return
on investment. But first let's take a look at this

It sits on point three eight acres almost point four acres,
so a big lot. Also built in twenty eighteen, like
you mentioned, so not very old. And one of the
major factors here is a three car garage, which everybody looks.

For makes you excited to see you see that stuff
and it's curb appeal is beautiful on this one. And
you mentioned of the the main level that it's uh,
it's ranch style. There is the the basement is ready
to be finished too as well. And this is I
love when when builders do this. They take the time
to say, we're gonna We're actually going to set it

up so you have plumbing and other stuff so when
you do buy the home, you can you can furnish
and finish that basement how you like. It's not like
a big complicated thing. They're not having to dig plumbing hole.

Yeah, exactly, it's a big deal. Yeah, it's what.

They call it, stubbed for a battle stubbed.

Yeah. Yeah.

Essentially they got a little a little spot where you
can access a dream that's already below the foundation and
then you know, they have a spot for the plumbing
and such. So it works out pretty nice for quickly
finishing it and not having to incur those extra costs.

Not only is it near Lake Kashkanan's, you're duncan as
well commute into work. It's a short commute north South Janesville, Madison.
You grab yourself a cup of coffee, maybe a donut,
and know that you've got a beautiful house and Chad

home improvements pay off better than others, especially if you
are looking to sell your home. What a great thing
to be looking at. I use that word for the
for the featured listing of curb appeal, which is vital.
And there are some improvements that you can be doing
to really improve the overall curb appeal of your home,
aren't there, Matt.

Yeah, I just kind of wanted to touch on maybe
if you projects for your best ROI best return on investment,
and you know, one of the biggest thing is curb appeal,
and it's one of the kind of the cheaper renovations,
you know, refreshing your lawn or adding new plants or flowers,
trimming your hedges, and you know, I would say above
(06:19):
all removing those weeds. Yes, but yeah, it's got a
return on investment of you know, nearly one hundred percent,
either between seventy one hundred percent. So what are you know,
whatever you invest is going to you know, paid dividends
and get you that money back if you ever were
to sell the house. I would say that it's also
very important to get buyers.

Through the door.
Speaker 3 (06:40):
You need you need to be attractive on the outside
if you want them to come take a look at
the inside.
Speaker 1 (06:44):
I've noticed, and I don't know if it's been the
soot in the air lately or I've seen some homes
that are starting to look a little and if this
is you, take note, look a little dingy little bit sometimes, yeah,
like a little powerwash or a little clean to the
exterior house can go along. You talk about things that
aren't not going to call lost you a ton of money,
but really do make a profound difference when it comes
to curbat.
Speaker 2 (07:04):
Feel aren't they. Yeah, I would agree.
Speaker 3 (07:05):
I mean, and having the right tool to do that
is important. So you know, whether or not you just
go out and just quick rent a power washer or
barrow or your neighbors, you know, I think it's important.
You know, you can spray down the outside side and
get rid of the cab webs and you know the
bird poop on the on the windows, so you get
rid of that. I think it makes a big difference.
Get those windows crystal clear.
Speaker 1 (07:25):
So one of the things I always hear too about
kerb Appeel is the front door. Is that still an
important part of having that very having a nice looking,
appealing front entryway. Is that still a very important part
of real estate?
Speaker 3 (07:38):
I think so, you know, it's the kind of your
first experience walking into the home. You know, colored painted
doors or we're a big thing, They're still they're still nice.
I mean, they don't have to be insanely bold. I've
seen some that are a little over the top, right,
but you know, having that or maybe a welcome sign
or some flowers near the entrance way that can help

a lot.

Do you get in? Because this was for us, especially
for me when we bought about the home run. Now
is I kind of had a feeling when we pulled
in the driveway that this was the house I wanted.
Does that go on? Is that like a typical kind
of thing where folks kind of get a feel, whether
it's they like something particular about the facade of their
home or the lawn or the I mean, do we
(08:19):
see that with folks where they're like almost making not
completely making it, but having a pretty good feel for
the house simply by pulling in the driveway or driving by.
Speaker 3 (08:26):
Yeah, I would say it's the two main things that
I've seen is, Yeah, when they first pull up and
you know, smiles on the face and yes, this is
what we've been looking for, this kind of feel. The
other thing is when they're indoors and we're nearing the
end of the showing and they still haven't left. Oh,
you know, when you're comfortable and you're sitting there in

the living room or the kitchen and you're chatting and
just feeling at home.
Speaker 2 (08:52):
That's also a big sign.
Speaker 1 (08:54):
I like that too. You mentioned there, you know, smile
on people's faces, and I think one of the cool things.
And I know we've had opportunity to obviously we get
to talk with you each and every week. We've had
some agents as well from Rock Realty. That's got to
be super. I mean you think about like going home
at night and really feeling good about what you do,
having those experiences day in and day out. What a
cool opportunity. Again, obviously for the homeowner it's it's really cool,

but for the agents as well, what a great feeling
that's got to be.

Yeah, no, it's it's awesome.
Speaker 3 (09:19):
And then you know, when you find that right house
that actually does make a significant difference in someone's like
family life. It means a lot, right, and you know
it helps to kind of make a connection with those
people as well. And you know, I've had clients for
fifteen years and I've helped them five different times. So
I mean it's it's neat because you built long term relationships.

I know a lot of folks and something has changed
in housing, which is the gathering place. We typically used
to think of like having like a foyer or like
a front room as kind of being like a gathering place.
Folks have really started to migrate towards kitchens, and it
seems like having that that really nicely done and it

doesn't have to be much like a front entry. It
doesn't have to be super extravagant, but having that that
very workable, usable kitchen seems to be a great improvement
on homes.
Speaker 3 (10:32):
No absolutely, I mean, it used to be that there's
kind of front waiting rooms and there's kind of four
square Victorians, right, and that used to be the spot.
And now you know, everybody kind of considers the kitchen
and or living room combination the place to congregate and
to hang out.
Speaker 2 (10:46):
And I've seen amazing homes with.
Speaker 3 (10:51):
Really great yards and have everything they're looking for. But
then the smaller kitchen was the no. You know, you
need to you need to have a nice looking kitchen
that you can congregate, congregate in.

I do sometimes miss the foya, the foyer. I was
at somebody's house recently and they actually invited me into
the foyer and the foyer and he slid this thing
open and literally he and this is again those old
beautiful Victoria He had this nice little sitting room and
that nice little bar and sit down. We're talking about
some city stuff, and how nice is that? But a

lot for a lot of folks, the kitchen serves that
purpose and for really really good reasons. So things like
cabinets and other things. I mean that you don't have
to put a ton of money into this stuff either,
do you.
Speaker 2 (11:31):
Yeah, I mean it depends on how far you want
to go.
Speaker 3 (11:33):
Obviously, just painting is an easy one. But if you
can maybe even do a cabinet refresh right, you can
do a coat of paint or new hardware in the
kitchen that can give it a whole new look. I've
seen kitchens just get transformed.
Speaker 2 (11:47):
Just by doing that.
Speaker 3 (11:49):
If you get an old laminate counter. There are some
pretty cheap alternatives to granite that come in and laminate
now that even have a texture to him. You can
replace your countertops with that for just a few thousand
dollars and make it look like it's got brand new
granite in there.
Speaker 2 (12:05):
So there's a lot of options.
Speaker 1 (12:06):
What about backsplashes too, They seem to really they like
those are like those little details that can really set
a room and really really look at pop can't.
Speaker 2 (12:14):
Yeah.
Speaker 3 (12:14):
Yeah, you can get some nice kind of mosaic backsplashes,
whether there minards or home depot and those those are
nice because they come in a bit of a twelve
by twelve kind of sheet that you can just kind
of lay onto the wall, versus having to place those
individual tiles.
Speaker 2 (12:29):
Yes, exactly.
Speaker 1 (12:29):
They You wouldn't think that ceramics have come a long way,
but folks, ceramics have come along. Yeah.
Speaker 3 (12:35):
I would say that something I've seen in the past
is keep in mind that if you if you get
one of those that also have metal within the backsplash,
you're going to run.

Through some blades. Oh yeah, cutting, Yeah, they wear them
down pretty quick.

construction area, bathrooms are often neglected for a number of reasons.
It can be can be a big undertaking, but it
is definitely something that there are some some what they
call it, like kind of that low hanging fruit in
the bathroom that can be taken care of relatively simply,
relatively affordably, that can really help with the overall return,
can't they.

Yeah, I'd say so, it depends on, you know, how
much you want to take on, because the bathrooms can
be pretty pretty pricing, not as pricey as kitchens, but
you know, if you were to replace the old vanity
itself in the sink, you know, you can see at
some of these home improvement stores that you can get
these combo units for fairly inexpensive. Right, you can get
some nice looking faucets for one hundred hundred.

And fifty dollars.
Speaker 3 (15:21):
I mean, you know, before you know it, you've got
a very modern looking kitchen, I mean bathroom. But you know,
the toilets are also inexpensive, so you get into the
bigger costs when it comes to the bathtubs and showers
and stuff like that. You know, obviously you can tile around,
but if if you wanted to replace the tub itself,

that can get.

A little pricing.

That's and you do the if you do the toilet
just have a sturdy back, because that's the only part
of it laced them.

If it's one of those cast iron world, it's time
to time to get the neighbors over there.

Yeah, exactly, And that's that's a couple of cases of beer, right,
But it is definitely definitely worth that. And uh, you know,
you think too about about folks who may have like
a small whether it's a sunroom or like a whether
they called three seasons that type of thing. Having those
type of space is a good but also having like

a nice patio off of that, some of that outdoor
living space you really you really want to maximize, especially
as we're talking about summer renovations that have a good
return on investment, having a little outdoor space that can
be really appealing, can't it.

Absolutely, I mean, and that's something that you can just
accessorize sometimes to really give it that field to you know,
make people feel like, you know, it's it's a place
they'd like to hang out, versus just a big slap
of concrete, right, but you know, throwing a fire pit
out there and some you know, some nice patio furniture
and such, but you know, just just a few bushes

and a little bit of you know, a little bit
of landscaping. Maults can make big differences.

Malts does make a big difference. It's funny with that
fresh malts fresh.

Yeah, it's weird. Yeah, I think it's something to do
with us human and so we just were maybe it's
the smell.

There's there is something about the Yeah, it's just because
like we do the brown mults, which you would think, well,
like a year and a year would be just fine,
But now the.

New stuff, it's just all of a sudden, you just
feel so good about it.

Right, what what What are your thoughts on the coffee
bean mults.
Speaker 1 (17:20):
Oh, it's I like to look.

I mean I think people would have to like the smell.
Speaker 1 (17:24):
Yeah, my buddy did the Is it this like the
shredded tire stuff?
Speaker 2 (17:28):
Oh?

Really yeah, And it's been about ten years. Still kind
of smells like shredded. I will tell you this. It's
held up. I mean it works. No, it doesn't, that's

environmentally friendly thinking, you know what, these tires got to

go somewhere, what a perfect use for them. But energy efficiency,
speaking of being friendly to the environment, summer months can
really be taxing on cooling systems and really having that upgrade.
And there's some some fairly simple things and affordable things
that folks canna be doing when it comes to being
smart about conserving heat or coolness in the summer, aren't there.

Yeah, I mean the nice thing about energy efficiency is,
you know, there there is kind of an ROI of
maybe you know, fifty seventy five percent. So the nice
thing is in the in the in the short term,
you're getting some savings under your energy bills, and in
the long term you'll get some of that back when
you sell the house. But yeah, some of those things
would be like insulation, adding a bit of insulation in
your attic, you know, maybe ceiling windows, and just to prevent.

Indoors, just to prevent drafts. Obviously drafts are kind of
a killer energy.
Speaker 3 (18:44):
Efficiency, right, But yeah, I mean energy efficient windows are
also an option.
Speaker 1 (18:49):
Yeah, you and I have talked I don't think on
the show, but I know you and I have talked
off there about smart thermostats, as well. What you know,
it's a that is something that most homeowners are capable
of replacing themselves. They're very affordable and you can see
real savings you think about your home during the day,
especially everybody's at work, you can save some money by
not having to run that so great. So final thing

which popped in my head as soon as I saw
this topic. What a difference a code of paint can make,
right and everybody loves painting. Yeah, so it's awesome, fantastic.

Well, I'm the roller, my wife's the trimmer.

Yeah, I mean, you know, petite little hands, getting.

Getting cramped up there.

I do a good job rolling.

I in my opinion, I mean it changes a room
and you know, gives it that fresh smell.

So yeah, definitely maybe lead with paint.

Roller, not trimmer unless you want it all over your ceiling.

Yeah. Some great tips of course. And one of the

be mentioned about this are we're talking about the cool side.

it can get a little secon winter. Yeah, second winter.

Gas fireplaces. What a convenient way to and not only
is it a nice way to warm up a space,
it adds a lot of beauty in this house. Has
a fantasticplace a gas fireplace.

Other things I was going to mention was just the
tall ceilings, a lot of light, about maybe remodeling your
kitchen and adding granted, well this already has granted to
has stainless steel appliances. So yeah, just a fantastic place.
I mean, everybody's looking for a three bedroom, two bath,
you know, over two thousand square foot on a big
lot recently built with three car garage.

I mean, what and what am I missing?

It's a pantry and it's got one too, which is yeah,
which is one of those things. By the way, if
you've ever lived in a house without a pantry, you
know right away to the pan. Yeah, giant. What a
