Happened, yeah there was a little something, there and a
lot of people started working, remotely a lot of jobs
started started allowing, that and that did have an effect
on the real estate. Market it did have an effect
on the housing AND i would, say as you mentioned
the biggest one was kind of an urban. EXODUS a
lot of individuals or families kind of had a little

more freedom to move a little further. Away, so you,
know the. Pandemic pandemic made people realize they live farther
away from the city and still keep their. Jobs and, uh,
yeah they're looking for larger, homes bigger, yards maybe quieter.

Surroundings and it has and it's it's it's, interesting sow
much has changed kind of that that landscape of you,
know bedroom communities aren't this like it used to. Be
And i'll Use Fantastic edgerton as a as a prime.
Example you, know it was it was a lot of
folks in town used to work AT gm and they'd
commute each day and those type of. Things but now

it's a mix of, people you, Know, Madison, Chicago these
professionals that may go into the office once a, month
maybe once every few, months maybe once a. Week and
so like the the the attitude or the expectation for
the community has.

CHANGED i think that makes, sense.

Right, YEAH i, WOULD i would, agree and AND i
think it's just a lot of it depends on what
the employer's requirements. Are, Right if you only have to
be in once a, month you can live even further. Away,
Right if you have to be in three days out of,
five you know there's maybe a comfortable. Distance it's a
little further than it would have been if it was.

Right, yeah when you guys are showing homes or listing,
homes is having that, office that home office or flex
space or that type of thing. Available is that something
you're putting in the? Listings and then also is that
something that potential buyers are inquiring.

About, yeah it's a big deal now whether or not
like this listing we just talked, about whether or not
it's just a fourth, bedroom or if it's a finished
space in a lower, level or maybe a finished attic
space or, yeah anywhere that you can have a little
quiet set aside place to work and not get.

Interrupted one of the THINGS i FIND i love about
these notes is it points out multiple workspaces because oftentimes
it's not just one, person it's a couple in. Something you,
know we've got even a young, professional maybe still got
the kiddo living with you as. Well you've got mom
dad and maybe even a like you need actual office,
space a couple of multiple workspaces often.

Exactly, YEAH i know at our. House you, know wife's,
Upstairs i'm downstairsyah, right so we have that. Separation but,
hey let's let's meet for.

obviously still very, desirable but kind of the game has
changed a bit in that area with the opportunity for
folks to, say you know, what not only maybe not
live in the suburbs or the, EXERBS i may want
to live in a much more remote. Place and talked
earlier about folks that may have to go in once

every week or once a. Month there are some folks,
that you, know maybe once a. Year so there are
there are different preferences and that work from anywhere type,
trend isn't?

There, yeah, YEAH i, Agree and yeah again it all
depends upon what your requirements, are and you know what
you're willing to. Do but you, know to be able
to work for a large company and live remotely and
have a well and septic, yeah that just never existed really,
before right unless you are some sort of traveling salesman regional.
Manager you just normally wouldn't see that being able to

work for a larger company and still have that kind
of remote.

Living are we seeing folks also with the with the
mobility of, saying you, know our primary home during the
school years and you know a town where kids go
to school and they play, sports but maybe during the
summer or those type of, things we've got that second,
home but we still want to be working. Remotely is
that something we're seeing as? Well where folks, are you,
know whether it's that second home or that vacation, home

kind of looking for that home office in that location as,
well so they can you, know get away FOR.

I THINK i think that's that's. PREVALENT i think that's.
Happening but you, know SOMETHING i have been seeing even
more so would be people taking like month long vacations
at an airbnb and working in the. Meantime let the
kids be out in the pool while they're doing, work.

Do We that's a dream scenario right.

There with AND i know a lot of times we
talk about investment properties with, airbnbs is that something that
that that when folks are looking for that that that
you're kind of coaching them through or kind of, saying,
hey you, know this is a not only is this
a perfect vacation, home it also, offers, uh the opportunity
to kind of bring in a whole other group of
clients that may want to do a longer term airbnb

rental and and just kind of work from this space as. Well.

Yeah, YEAH i think, that's, uh that's. APPLICABLE i think
the important thing there is having a Strong Wi fi.

Signal yeah, yeah. Yeah you don't want to be so.

Remote that you, know you're having to depend on. Something
it's that's, iffy, Right but if you have a Strong,
internet THEN i think you can accomplish that, definitely.

with a guy that lived in the middle of nowhere
outside Of. BARABOO i mean like, LITERALLY i could describe
to you where it was and you'd never be able
to find it so, Remote and and you, say how
do you do a radio? Show is he had a
starlink setup and it was it was absolutely amazing His
internet speed and all that. Stuff so, literally if you

to demand this of their employers working from. Home it's
not something that's going away anytime, soon is.

It, yeah it's been a, significant major. SHIFT i think
that there has been a bit of a pullback and
some employers asking people to come back in the office
to get that, camaraderie to build up the rapport with
the other. Employees there's only so much you can do over.
Video but it does seem like remote working is here to.

STAY i mentioned by the, way video and, things AND
i See i'll watch like the news channels and they'll
have like a guest guest on or the LIKE espn.
Too i'll be watching there interviews some athlete or some
some person that knows something about an. Athlete AND i
always like to see like what's behind them in their
in their, picture like what books are on the. Shelves,
Yeah and for folks that know that's they're very strategic

about what they're putting behind, it you play them, perfectly.

It and you know we're usually it's the bookcase back, there,

about like with newer, homes are we seeing this? BECOMING
i know for a lot of, folks you, know whether
there it's an existing maybe bedroom or something they're. Using
but are we seeing with some of the newer homes
where they're actually building spaces specifically for work from home.

Options, YEAH i think that's they recognize the big demand
for an office, space you, know whether it be countered
at as a bedroom or. NOT i think What i'm
seeing a lot is on the newer homes there you've
got like you're ten by ten or ten by eleven
room that they'll throw in, there and it'll have just
a very small closet that can be kind of used

for a bedroom if, needed right if you have that oopsie,
baby or as an office with your printer and office
supplies in the office in that little. Closet has this
Made it's just kind of like a broad view of real.
Estate has this made some of those rural areas much more?
Desirable AND i would guess it's kind of affected the

strategy when it comes to making offers and working through
purchasing a home that maybe in the past the potential
buyers weren't the same as they are. NOW i, mean
that's had to have had an, effect especially for rural
buyers and sellers when it comes to kind of how
those negotiations and pricing comes.

Think at Least I'm i'm seeing a lot of rise
in rural brand new. Subdivisions, yeah, right because there's just
a little more demand. NOW i think people are willing
to move a little further Out and, YEAH i, mean
and what that's led to also is a little more.
Affordability you, know people able to get into a new,
home maybe a lower, price just because they can be

a little further away from.

Work is there also an, expectation as you, know as work,
hard play hard THAT i mean for somebody that's Looking
AND i very much respect the idea of folks that
if you've got a career where you can work from,
home what a great thing that. Is BUT i also
feel like there might also be more of a need
for escape as well as to kind of have a
whether it's a very distinct, line as you were mentioning,

earlier like a room that's specifically used as an, office to,
say When i'm in, here it's. Work When i'm on this,
side it's it's it's not it's, family it's my. Life
do we see like also another emphasis on things like
rec space or like almost the exactly almost to kind
of counteract that workspace having that fun area as. Well,
YEAH i would, say, yeah a couple of things on that.

Subject one would be coming out of the pandemic being
cooped up in their, houses a lot of people came
out wanting to have their own, pool, right that was
a big thing for a, while. Right also they wanted
their own man cave or rex space she shed. Right
and then lastly it would be you, know with people
working from, home they do want to have like a

space where they can work out kind of maybe, yoga
just a kind of a wellness area in the. House
and the nice thing about that is that area doesn't
necessarily have to have that egress. Window so you're seeing
that a lot in the basement.

Areas you mentioned that she shed man cave kind of.
Thing do we see people using like external buildings as
whether it's like a customized shed sounds Like i'm under selling,
it but like an outbuilding that maybe they're converting into
into an office.

last weekend had this old silo that they were thinking
about converting for their. Reality so, YEAH i mean the
more rural you, get the more chance you have of some.

almost like a like a bit AND i call a
