Southeast Texas. You have a greatmarketing presidents and you're always just so plugged
in with the community. But forthose few people that may be listening or
watching, talk to me a littlebit about Sean Weblock and who you are
and your real estate team and kindof some of the areas that you service.

contract. Your team is always reachingout, you know. It makes it
really easy for the transactions to kindof to work, which is obviously the
goal. So Sean, you know, right now, you know, market's
a little crazy. I mean we'reseeing an uptick. We're seeing more people

wanting to apply to get loans andthings like that, which is obviously going
to trickle, uh, you know, to more transactions, contracts, things
like that. But with all thatbeing said, it is a little bit
of a weird market right now.What are you seeing Let's talk about on
the sales side right now, Like, what are you seeing out there as
far as the Beaumont kind of GoldenTriangle market? Yeah, as far as
our market here, Zach. Onthe selling side, I'm seeing sellers being

um more cooperative, you know,as far as selling their homes and in
terms of repairs and negotiating and thingsof that nature. You know. Um,
you know, shortly after you know, we had the storms and the
you know, before the interest ratecrisis so to speak. You know,
sellers had way more leverage, youknow, because we had way more buyers

(03:47):
out there, you know, thanwe had inventory, and so sellers had
leverage at that time, where um, you know, they didn't have to
have be as cooperative with certain repairsand negotiating sell price and things of that
nature. Whereas we're seeing a shiftin the market now, um, where
they're being more cooperative. Um,I'm seeing sales price. I'm seeing I'm

sorry, reductions and sales prices.To be honest with you, you know,
sellers on wanting you know the purposeof putting a house on the market
is to get it sold. Youknow, nobody wants their home to sit
for an extended period of time.So I am seeing sellers be more logical
and more reasonable with sales price andeven entertaining those reductions in order to get

(04:32):
those homes moving. Um, whichis Um, it's beneficial for buyers,
you know, right, Yeah,And and I mean I always think it's
a great time to buy right,even with higher interest rates, because if
you are currently renting or you don'town your home, I mean you're paying
one hundred percent interest right because you'renot building equity in anything. So yeah,

(04:56):
interest rates are a little high,but it's like I tall, folks,
you know right now is a littlebit better if you're buying because you're
not necessarily running into as many competingoffers. You are getting some seller concessions.
We're starting to see that again,whereas in twenty twenty, twenty one
and twenty two you didn't hardly seeseller concessions. In fact, I mean

(05:17):
you may not see a lot ofpeople you can go for faha loans things
like that, And now we're seeingthat. So I tell people like,
hey, look, you're not buyingat the top of the market either,
right where, and you're not necessarilyhaving to go over like who we're seeing
in twenty twenty, twenty twenty oneand twenty two. Yeah, your rate
maybe a little higher, but youknow, we're going to refinance and we
service all of our own loans,so I mean it's easy for us to

(05:40):
do a refinance to get that ratedown. Whenever they start coming back down.
So really, I think it's agreat time to buy all the time,
but it really is a good timeto buy now because you're no,
you're not going to be necessarily overpayingfor the property from what I can see.
No, You're absolutely right, AndI'm glad you brought that up about
the seller concessions. You know,that's another part of sellers being more cooperative

(06:00):
in these transactions and in these dealsthat I'm seeing these days, is like
you said, there aren't you know, we're not up against that multiple offer
situation at least not, you know, as much as we work previously in
previous months. We're not competing withother offers as much, and so sellers
are more cooperative, and they're likesaying, okay, we can provide you
know, seller concessions. We can, we will give a flooring allowance if

(06:21):
necessary. We will you know,agree to certain repairs that they may not
have agreed to when you're in ayou know, competing offer situation, um
and seller concessions is actually a prettybig deal, you know. And I
try to explain that to my sellerswhen we're listing their home. You know,
hey, just be prepared because sellerconcessions are closing cost assistance as we

(06:43):
call it um. It's a prettybig deal to buyers, especially when you're
when you're you know, you're dealingwith a buyer who may have, you
know, be on a budget orhave a fixed income and have a certain
amount saved that they can allocate towardsbuying a home. Well, you know,
as a seller, you being willingto allow seller concessions or contribute to

(07:03):
that buyer's closing costs even if it'syou know, two three thousand dollars.
I mean, they have no ideahow how huge that is for the buyer
and helping them to facilitate the homebuying process and get into that home right
Yeah, And whether it's first timehomebuyers or repeat customers, that little bit

(07:24):
can go a long ways because there'softentimes the ideas that they have in their
head to do with your home afterthey've purchased it. So, you know,
it's neat to be able to seethat again and see some of those
negotiations happening again, Sean, whilewe're talking about the sales side, So
if somebody who's listening listening to theshow and they're like, man, you
know, like I've thought about youknow, maybe selling my house, but

(07:45):
I don't know, you know,talk to me a little bit about some
services that you may offer, likeas far as going out to the house,
maybe doing a free appointment with themto talk to them about those types
of things just to ease their mind. What are some things that you do
there? Yeah, absolutely, weget those phone calls all the time ZAC
where we have sellers that are thinkingabout contemplating you know, how does this
work? I kind of want tosell my home. I'm thinking about it.

(08:07):
And what we do is we dooffer free home valuation consultations where we
can give us the information on yourhome, number of bedrooms, bathrooms,
you know, the location, theaddress and whatnot, and we run a
market analysis and it's free. It'sa free service that we provide that my
team and I provide. We runa market analysis and we can run a
preliminary market analysis based on the dataand the information that you provide to us,

or if you want us to actuallycome out to the property and do
a visual assessment and walk the propertyand give you an even more accurate market
analysis to provide you and estimated marketvalue for your home so that you know
what to expect if you put yourhome on the market a reasonable sales price
if you put your home on themarket, and then of course we can
also go over the actual listing processof what it entails and give you some

tips and some pointers on how tomake your home marketable, especially for the
different types of financing. You know, are you wanting to sell your home
as is? Are you willing tomake for parents? You know, we
come out and look at it anddetermine if it will qualify for certain types
of finance it, will it qualifyfor VA, will it qualify for MHA,
bud dancing, and give you somesome tips and pointers on how you

should sell your home. Yeah.Absolutely, and that's such a cool thing
that you'll do for folks and havea real estate professional come to your home,
look at your home and be ableto say hey, look, and
also I know what you'll do isyou'll give them tips of hey, you
know, you may want to paintthat, or hey you may want to
get that fixed, because it maycost you one hundred bucks to fix it.

But a seller is going to comeour buyer is gonna come in and
one a thousand dollars on the salesprice. For a hundred dollars fixed,
you know, and those are thingsthat you and your team specialize in.
So oftentimes, like I'll have conversationswith clients are like, wow, I
don't really know and you know,and I'm like, well, if you
talk to a real estate professional,well no, it's going to cost me
all this money. And it's like, well, maybe you know, but

you also don't know what you don'tknow, and you could potentially end up
helping them make a more educated decisionto move forward or not move forward,
just based on their situation, becauseno situation is ever going to be the
same, right, So I highlyrecommend getting in touch with Sean and her

always enjoy having you on the show. We always enjoy more talking about boys
Haven and the amazing things that BoysHaven does right here in our community in
Southeast Texas. I love talking aboutBoys Haven. It has become part of
my heart and in the last yearsince I've been on that board, so

um. What Boys Haven does isbasically, we provide a safe haven for
boys that have come from some ofthe abuse you just would not believe,
and we provide just the everyday thingsthat they need and the so called parenting
that we can do that for theboys. Um, I've been doing it

(13:07):
since nineteen forty five, the Optimistloves so we're doing UH. For the
longest time, it was all privateplacement, and now we have since twenty
eleven, I believe it is.We've we've got UH state placement with boys
and there. So we try tostay within Region five, but we will
take boys from anywhere five to eighteen, so well up to twenty one.

We can keep kids till twenty one. But you know, boys, I'm
eighteen, I might here. That'strue, and they do that. We
can't do anything about it. That'sit. Yeah, but we offer them.
We offer them parenting and family andtraining and as much as we can
the things that they they are arenot getting when they've been removed from their

homes. Yeah, and Boys Havenis for folks who don't know their local
here in Southeast Texas. UM,where's y'all's location again, we're all major
drive. I don't even know theexact address, but it's like right there
at the end of Felsome almost that'sright. Actually, the property that the
Baptist churches own we sold them yearsago. Okay, that's right, that's

right. I mean, the moremoney you have, the more boys that
you can support and uh, youknow with them because oftentimes, um,
you know, y'all are trying toreach a need and you don't necessarily know
what that needs going to be.Every single year. Oh absolutely, it's
it's a it's a month to monththing with us. Um we managed to

we managed to make it. Butit's it's um, we squeaked buy.
And that's why this Crawfish Festival isso important because it's our biggest fundraiser.
Yeah, and and let's talk alittle bit about that. That's coming up
right around the corner on May six, maya six, at the Events Center
at the Great Line at the EventsCenter. It's um the hours or ten

to six. We uh, we'regonna have crawfish and lots of other food.
We have chicken and um let's seethe guys from my church are gonna
do hot dogs with chili and Friedo'sa Friedo pie. You can you can
do that, says, I don'tneed crawfish, but there's a lot of
people that no, I don't evenlike. Well, if somebody will peel

one for me and hand it tome, I'll eat it, but I'm
not peeling those things. No,but but I love to watch other people
enjoy it. And um, andI know that, you know, I'm
probably you know, one of thevery few in the in this area that
do not do it. But likeI said, I hate them, but
I'm not feeling them. But uh, there's fifteen dollars a box for crawfish
and you will buy a food ticketand you can go get crawfish with it,

or you can get a like achicken quarter plate that with all the
stuff on that. Um, we'regonna have a shrimp on a stick.
We had shrimp on a stick lastyear and it was a hit. I
think they sold out pretty early,so them, you got to bring more
this this time. Uh let's seewhat else where the other things we're gonna
have, uh well, riple astick and we may have some other stuff.

We're we're still you know, hey, we'll we'll do it last minute.
So somebody wants to set up andbring some food. You know,
y'all y aren't turning anybody down.So we'll call us. Know we may
have to call us. Yell,yeah, call call boys and get and

get you know, tell them youwant you would like to provide something,
don't you show up? No?No, okay, y'all are going to
have live entertainment correct. Oh yeah, we have bands all day. Um,
and this year we're going to havea DJ in between, because there
was you know, the bands willplay for a little while, then you
have a little while while they changeand set you know, change set up
and everything. So this year we'regonna have a DJ and they'll be playing

some really fun stuff that in betweenwe we're talking. You know, there's
a big area that do live dancingor people. People just get out and
dance no matter what. But thedjild kind of filled that space and make
it, you know, just makethe atmosphere a little different. So,
um, let's say the bands youwant to hear what we got. We
got Kenny and the Classics. We'vegot King Kameira. I don't know them,

but I went and listen to someof them. Music that sounds fun
besides Jack Wagons, Um, thoseare the bands that we're gonna be having
those and those are all fun bans, so good, and then you're gonna
have stuff for the kids' kids friends. The next thing on my list,
we have a free kid zone.Um, we'll have some inflatables. We're
gonna have Marsha's Petting Zoo, whichwas a huge hit last year. She

does a that's just a great pettingzoo and um, it's it's a lot
of fun. We've got Megatronics comingout that van with all the gaming and
stuff. They're gonna be out there. Uh, Gator Country is gonna be
there. And I would like tomake an offer if any nonprofit. We
are allowing nonprofits, if you wouldlike to come and offer a game,

some kind of little activity for thekids to do, and you might you
know, slip in some of yourinformation about it, if you would like
to do that. Uh called BoysHaven. It's a let me make sure
I get the number right eight sixsix two four zero zero um, and
just make sure you know, getthem, let them know and we'll give
you a space. We're not gonnaprovide a tent. If you want a
tent and tables and stuff, bringit yourself, but we will let you.

advertisement for your nonprofit. If youwould like to do that, people can
contact me too. I kind ofknow people down there I can hook them
up well. Being on the board, I mean, you know, I
hope I'd like to think that it'sa whole lot more important than it really

you to take some of your profitsand make a donation to the Haven.

with the one and only Diane Thompsonwith the Big Thicket Association. Welcome to
the show, Diane. How youdoing today? I'm great, Thank you,
Zach. It's good to be backon the Royal West Show again and
I thank you for having me.Well, we are super excited about having

you on the show again, andI'm really excited not only about what you're
going to talk about, but learninga little bit more about the Big Thicket
Association. So with that, forthose that may not know, talk about
what y'all do here locally within ourcommunity, Happy Happy to. Big Thicket
Association is a frame group of theBig Thicket National Preserve and so we do

(22:56):
projects, a lot of projects tohelp support them in any way we can,
and be it monetarily or volunteerism,helping them plant trees and grasses as
they reforce the Big Ticket in areaswhere it was decimated years ago, so
we help them anyway we can.We have several projects that we do and

(23:17):
our mission is really to conserve andpreserve the Big Ticket region of Texas for
future generations and current you know,and we want to get the message out
there about the Big Thicket. It'sa beautiful, bio very biodiverse area.
And so we do environmental education forstudents on board are both the Ivory Bill

(23:37):
and that's free to all students,all classes schools in the eight county surrounding
the Big Ticket Region. And thenwe also do public charters every Saturday from
ten to twelve. Then we doprivate charters you know, at the customers
request what day and time then.So that's our Natures River Adventurous program that

(23:59):
we do. And then we doour Nature's River Valley, which we'll talk
about more today, and that's abig paddling event that we put on every
year. We have Big Ticket Day, which is really a celebration with the
community for the founding of our organizationand then the founding of the Big Thicket
National Preserve. So we have thatprogram project. We have the Field Research

Station out in Saratoga where we hostresearchers that come from all over to study
flora and fauna in the Big Thicket, and we have Thicketed Diversity, which
is an all taxa inventory of allthis research that is going on because they
discover new things and things that youknow, you might not even know we're

(24:42):
here in the Big Ticket. Sothose are some of our programs that we
do, and y'all do a lot. We do. We're very busy.
Yeah, well that's great. Imean, and the Big Thicket is such
a large area to cover and peopleprobably don't necessarily realize as how many counties
you know, it touches and allthat kind of stuff. And then obviously

(25:06):
you have to have funds to payfor those types of things, and that's
kind of where the Nature's River Rallycomes in. So talk a little bit
about the Nature's River Rally and whatpeople are going to be experiencing on that
fantastic day, I may add,but go ahead, talk to us a
little bit about it, and thenI'll tell folks about my experience. Oh

(25:26):
good, okay. So typically wehave the rally in September after Labor Day,
but this year we moved it upfour months and it's May sixth We're
having it at the same place asthe Nature's River Saltwater Barrier at sixty seven
ninety Bigner Road in balmat And we'redoing the same paddling trail. It's Cook's

(25:49):
Lake to Scatterman paddling trail and itis a four point eight mile loop trail.
So where you start, you gothrough this beautiful Cyprus to below swamp,
through the trees and you're in avery biologically diverse area of the big
ticket National Preserve. Beautiful eat willsee flowers even out there on the water.

(26:11):
It takes just a few hours,as you know, the paddle that
trail, and a beginner could doit. There are no rapids, it's
flat water, so it's an easypaddle. Yeah, really, it really
is, folks. And I'll jumpin there. And so I had zero
paddling experience and I'm alive. AndRoy West also had no paddling experience,

(26:38):
and we did it last year andwe've took my two oldest So I had
a five year old in the boatwith me, and he had a six
year old in the boat with him, or a seven year old in the
boat. I don't know whatever timethat was. Anyways, my point is
now they didn't help much, butwe were able to make it all the
way through the loop. It's afantastic time. Last year it was like
a blue bird day. You couldsee the birds. If you're into bird

(27:02):
watching, you're going to see allkinds of just nature. It really is
and it's a great workout. Sothen you know you don't have to feel
bad about eating a healthy breakfast atmorning or a great lunch that afternoon.
So anyways, go ahead, Diane, what can what other things can people
expect out there? Because I knowyou'll had lots of things going on.
Okay, we did um. Wewill have river guides again all throughout the

(27:25):
trail, just to help people theirmarkers on trees, but we'll have river
guides in case someone needs assistance inany way and just to keep you on
track and the route. We'll havethe Big Thicket. They'll have rangers out
there. They'll have their law enforcementboat. Also on land, a Big
Thicket Preserved will be there and they'llhave their gifts, some of their things

(27:48):
from their gift shop if people wantto purchase things from there. The National
Parks Conservation Association will be there andwe think there might be some other booths
there also, so you have tocome and check it out. We do
offer very launch times. Our firstone starts at eight and we go through
ten o'clock, so every thirty minuteswe're sending out another group. So everybody's

(28:08):
not trying to launch together. It'snot a race. It's an adventure,
that's right, and it is sucha good adventure. And another thing I
just gotta say, so you're notgonna get lost, right, And again
I can't say this enough if you'venever done it before. We don't even
let that bother you. The kids, they're gonna be out there. They're
gonna make sure you know where you'regoing. But I mean, there is
one thing that I saw that Ididn't even know existed in Beaumart. But

(28:32):
and you may know the name ofit, but as you get towards probably
like the midway mark, there isa tree that is shaped like it has
the Nativity scene inside it and theMadonna. It is so cool. I
