But today, for this moment,we're going to enjoy the sunshine and visit
for a few minutes about what's goingon in Southeast Texas. We're going to
talk about the weather as it relatesto windstorm with both David Veazy he's with

So we have lots of important factsthat you're going to want to hear about
today, things that are coming up, things that you may not know that
I think will help you as youthink about what you need to do about
your roof. We all have aroof over our heads, so lots of

us have different situations with that.So we're going to talk about different options.
But before we get to that,I wanted to talk a little bit
about how's the market. Well,I'll tell you, I think the end
of this month of July is goingto be my best month in real estate
this year. So we've seen anincrease in sales, which has been so
nice to see. So things arepicking up. I'll tell you the price

ranges that we're seeing the most activitythough, is really under that four hundred
thousand dollars mark. So many ofthose are not only just getting offers quickly,
but we're seeing multiple offer situations stillin that price range. So we're
seeing a lot of great activity.If you're a homeowner and you're outgrowing your

home and you're thinking, you know, I need something a little bit bigger,
now might be the perfect time ifyou're in that price point to get
your home sold for top dollar becausethey still are selling at a very nice
price. It's also a great timeto be buying something a little bit larger
because those homes, we're seeing alittle bit of negotiation on that. I

have a couple of my sellers whoare actually giving twenty thousand dollar bonuses either
as a closing cost assistance or oneof the ways that you can really help
out your total monthly note is they'redoing rate buy downs, so you have
the opportunity to buy down that interestrate, make your home a little bit

more affordable monthly, and allow youto get that larger home. We also
have some great opportunities out there ifyou're thinking you may want to build.
I know I've heard a lot ofpeople are wanting to build that dream home.
Richard Gusman has started the Reserve,which is a neighborhood that is right

off of Highway one oh five andit's in the hardened Jefferson School district.
He has lots over there that arealmost an acre and those lots are selling
for seventy nine nine. But wait, do I sound like a commercial?
But wait, there's more. Oneof the greatest things that I love that

Richard is doing is he is ownerfinancing those lots, so with ten thousand
dollar minimum down payment, he's actuallygoing to finance that for you at a
five percent interest rate with a threeyear balloon, So hopefully in the next
three years when we see those ratescome down a little bit, you can

either refinance or have it paid offand go ahead and then have a lot
paid off and be ready to buildyour own home using that lot as your
equity for building. So lots ofamazing things going on that that's just one

to visit a little bit about what'sgoing on with roofs and windstorm and insurance
in general. And while it doesn'tsound like an exciting time, it really
is. There's so much that wecan talk about in ways that we hope
to be able to help you andpotentially save you some money and some headache.

So that's the purpose of today's show. And so we're going to start
just by letting April Tilbert tell usjust a little bit about you and let
everyone. I know a lot ofpeople know you're you're you're a recurring guest
on the show, but maybe someonedoesn't know who you are. It's hard
to believe, but someone may not. So talk a little bit about who

No, yeah, I agree,everybody wants to stop and talk to
me about insurance. But am Iam. I have an amazing team at
my insurance agency out on Major Drive, and we'd love to help people with
insurance. I personally am the momof two amazing kids. One of them's

almost thirty years old, so Iguess he's not a kid anymore, but
he's my kid and also a fourteenyear old. And and I love spending
time with my family, and Ilove giving back. I love Southeast Texas,

back to the way you opened theshow. And I know that there are
a lot of negative things. Ihad somebody tell me the other day,

Oh, I'm I'm not gonna Iwant to build something, but I'm not
gonna do it right now, becauseyou know, I watch the national you
know rates and the national news,and I watch what's going on, and
this real estate market is just terribleand what's happening. And I thought,
I wish I could just convince himhere because and I send him your information,

and I said, will you pleasecall Dana Simmons and her team because
when we live in Southeast Texas,we are it's different. You can't watch
the national news engage what is happeningin our real estate market. You need
a local professional and I respect somuch what you and your team do to
educate people in a time where allwe hear is dooming, gloom and how

rates are high and all these negativethings. There are plenty of positives.
You just need to know who totalk to, who can navigate you through
your situation, and you and yourteam do that. So I really appreciate
that. And you're exactly right realestates local and getting local information, and
even if rates are a little bithigher, we have options. We have

great options to talk you through whatyou can do and how you can do
it, and how you really canget a much better deal on some properties
now than you could have two yearsago when the rates were wonderful and people
were having to pay well over askingprice. And so it's a balanced seeing
the good and the bad. Butanother thing that I love that you just
talked about is the way that youare so integrated into our community. You

know, I had I still workin real estate, of course, every
single day, and I received anoffer from an agent and the lender is
a national lender, someone who's nothere, And I called her and I
said, Hey, is there anyway that your buyer would consider using someone
local? I'm not telling you whoto use. While I love First Financial

Bank and their mortgage program, thereare many wonderful lenders here. Roy West
and his team are wonderful. Thereare others I could name as well.
There are so many good ones.What you talked about being local, being
in the community, That's what Isaid to her. I said, at
what point does Quicken loans rocket mortgage? How do they give back in our

(08:56):
community? How do they participate inwhat's good going on here locally to improve
the lives of everyone here. Ijust can't say enough about. If the
opportunity arises for you to shop local, insurance is the same exact way.
You know, when we say I'mchoosing local, I'm choosing local because Number

One, I can go April andsit in your office if I have an
issue and I need to address something. I'm a face to face person.
I love that conversation much better thanI do on the phone with someone who
really doesn't care about me because theylive in Timbuctu. That has a huge
impact on me. So that's whywhen I'm talking about referring customers to different

people, I'm always gonna choose localbecause just like you serve on all of
those boards, crime stoppers, chamberof commerce, all the things that you
do that improve the livelihood of everyonewho lives here. What's the dollar at
you put on that? What ifyou save ten bucks? Right? Who
cares? Choose someone who when youneed them here when there's a storm.

I want my person to be herein town, to be able to walk
me through, look me in theeye, and help me. And I'm
telling you it just makes such adifference. And sorry, I got on
my soapbox now I remember that callon a Saturday morning whenever. Yeah,
absolutely, that's what we do.And you do that as well. There
are so many people in our networkin this community that are here to help

people, and I think that untilpeople get to us, they just think,
oh, they're trying to sell mesomething. And I think it's important
for them to understand that our heartsare here, our hearts are pure,
our hearts are in such a waythat we truly want to help our friends
and neighbors in Southeast Texas. Absolutely, it's the goal of and it's the

reason I choose the people I workwith because they have the same core values

him. He's coming in from Miami. He's got a passion for it.
He'll be holding classes. He's beenat over sixty tournaments. Yeah, so

he's a really good guy. MisterLarry Gordon will be coming in to give
classes and clinics. So we hopethat you know, you'll attend just to
see what it's about and just comeout and support. Like I said,
it's going to be the biggest tournamentwe've ever had here in Beaumont. And
Share, when you talk about thetournament, Share, I know you did
this last year the Toys for Tots. Talk about what it is that you

do with that. What we doall moneys that are donated. Every participant
of in the tournament brings a toyalong with their entry fee, and then
we of course bring that to Toysfor Tots. Any money that's generated,
we take the money and convert itinto toys. Every dollar that's brought in

Zermark for that and we turn itinto gifts for children. Love that.
Again, it's participating in the community. It's not just putting roofs on people's
homes, but it's giving back tothe community. That is so important that
we hear how the people that areworking with us and for us are not

just takers, but they're givers.They're giving back to the community where they
live to improve it. And Ijust love that, so so excited about
that. David, Well, whenwe come back, we're going to get
to the exciting news of windstorm andinsurance and roofs and Hurricane Rita. We're
gonna talk about what happened then andwhat's happening now based on that. So

Wow, I wish you could behere in the break such passionate conversation about
roofs. I'm telling you, it'sbeen really good. So I'm like,
Okay, we have to share thaton air, So I wanted to talk
a little bit about many of you, like me, We had new roofs
put on after Hurricane Rita in twothousand and five, and so when you're
looking at that, you're looking ata situation where a roof typically is nearing

the end of its life. Iwill tell you I have many customers.
The minute we walk in and Ipull that WPI eight off of the website
and I sit down with that seller, the very first conversation I have after
we've been through my presentation is tosay, here's what I want you to
know. Not that I'm trying tobe a negative nallie, but I want

(16:25):
to be able to prepare the sellerfor the potential of what may come up.
Many times, as we are goingunder contract getting that inspection done,
we see the inspection come up becauseit is at the end of its life,
and so one of the things that'snecessary is needing to get someone.

(16:45):
April, you have something to sayabout that if I turn my microphone on.
Yes, but Dana, I gota new roof after Hurricane Rita,
and it was a thirty year roof. Exactly what they say, April you're
exactly right, and so that's whatwe're going to talk to David about here
in just a little bit. Thatthirty year roof is still nearing the end

(17:08):
of its life. One of theclients that I sat down with, let
me just say, please have anagent that is doing their due diligence for
you when you're buying a home.Sat down with the seller started talking about
their roof. I've had pulled thewindstorm certificates and knew that it was at
the end of their life, andthey as we were going through all the

(17:30):
documentation, I said, oh,no, we were told it was seven
years old when we bought it.And I said, okay, well,
let's look into that and make suremaybe they didn't get a windstorm certificate.
Maybe there's an issue. Well,lo and behold, that property had the
three cells prior to it, allin the MLS, and I was able

(17:52):
to pull the seller's disclosure on allthree of those cells, and the information
that had been conveyed was wrong information. The agent had not pulled the WPIA
to verify, and their roof wasat the end of their life. Actually,
as we were having that conversation,mister seller says That's why I just

(18:15):
received a letter in the mail frommy insurance company that said I either needed
a new roof or they were goingto decline my windstorm. So here is
your first really good tip today.If you are a HomeBuyer, you need
to know the age of the roof, but not only the age of the

(18:37):
roof doesn't have that windstorm certificate onit. Because we're going to talk to
April in just a little bit aboutwhat happens if someone yes, replace their
roof, but for whatever reason,that engineer didn't come out and certify that
roof. We're going to talk aboutwhat happens with that. Now. One
of the things I know, David, is that that's one of the things

that you do every time you replaceroof in Jefferson County. Now that's the
other key we're talking about the JeffersonCounty rules today because if you don't know,
Orange County, Harden County, andJefferson County all differ a bit on
what is required. And so David, talk a little bit about what happens

(19:18):
when you guys install a new roofand what is it that you make sure
you're doing when that happens. Yeah, Daniel we use Aaron Enterprise Engineers John
Aaron, Lauren Abshire great people.You have two options. You can use
independent or you can use the state. We like to choose independent and that

(19:42):
way it doesn't slow us down.Coordinating with the state can be a little
taxing and therefore you have decking issues. So when you have an engineer on
site, it allows you to movea little more fluidly, if you will.
So we've been using them and alsoGolden Triangle Engineering doctor Haney till May,

(20:03):
And with that process we walk itthrough. These engineers actually come to
the site. They know what they'relooking for. If you have a hole
the size of a quarter, youhave to take out a four by four
section with proper nail pattern, justfor something that's simple. They want to
inspect every inch of it because thatway the insurance carriers know what they have

(20:25):
underneath. They want pictures, sothey come out and take the first pictures.
If they're valleys, they we usea laminate. It's called storm guard.
It's a laminate that goes down there, an ice and water barrier that
goes in those valleys and that theywant to see that. They want to
see that pictures of the decking.They want to see the first row of

(20:45):
starter shingles and the synthetic the syntheticunderlayment that goes down has a specific nail
pattern. We use everything, letme say everything. We majority of everything
we put together is a jaf CANopponent matched roof that gives you the strength
that Dana, that's like saying thatthat you bought a brand new Forward truck,

(21:10):
which you have a Chevy engine.If when you start matching different components,
it takes away from the integrity ofthe system as a whole. Right,
So we everything we use, weuse matching components and when we put
it on, we put it onof course compliant too. Texas Windstorm sir
two by four inch drip edge metal. And then they'll come in for the

(21:33):
second time. They'll look at outthe process and then upon completion they'll come
back and do the final ones.Yeah. Can I interrupt and say for
a minute that, as the insuranceagent in the room and the homeowner in
the room who just had a brandnew roof put on my house this week,
that I cannot stress what you're sayingenough. And people are not educated
about that, they don't understand.They get these people with a pickup truck

(21:56):
and a sign on the side oftheir their vehicle and they pull up and
they say, let me give youa bid. Here, I'm the cheapest
bid, and they don't realize whythey have to fight their insurance companies so
bad to get to get money.But because these people are like, oh,
I'll put your roof on for thirteenthousand dollars, when a reputable contractor

(22:18):
like yourself, it might actually bea twenty thousand dollars roof. But there's
a reason for that, and thereis a well, you know, whenever,
if we're working through insurance scopes,everybody, let me say, the
vast majority use a system called exactmate. They take a region, okay,
and then it's driven by material costsfor the region, labor costs for

(22:41):
the region, insurance costs for thatregion, and then what they do is
they change it monthly. But they'lltake this and they'll line item. If
you've ever had an automobile accidentist,well you'll see the line item that's exact
to mate their model. So whathappens is they say, this is why
a reasonable profit should be, thisis what the material cost should be,

(23:04):
and that's where it starts. Butwhat happens is so many roofing companies don't
understand the process because it takes alot of knowledge and it takes you know,
knowing what that actually is. Whathappens is the homeowner wants to become
the GC. They want to takeover. Just because Chuck and the truck

(23:25):
Larry the latter said I can putyour roof on for fifteen thousand dollars.
Insurance is saying that it may bea twenty two thousand dollars roof. You're
always going to have your deductible.The State of Texas says that you have
to show that in whatever you're billingis what has to come in and come
out. So often you see anRCV recoverable amount, they recoverable depreciation.

(23:48):
They depreciate that roof down over itslifespan. But if you have a policy
that's written written RCV, that meansthat that'll come back to you, if
in fact, you do everything that'sdefined in the scope of work, that'll
come back. But it has tobe the deductible has to come into your

(24:10):
to your roofing company, and ithas to be shown, and then that
has to be provided back to TDIor to whoever, showing that it's in
and out, then the carrier willcut the final check and pay the recoverable
depreciation. And it's so important toknow because if people don't use someone like
that, go ahead, April,I was gonna say, you know,

(24:30):
we use We sit here and wetalk in you and I and Dana.
We use terms like our CV andreplacement costs ACV and the depreciation. And
you have to have someone to helpyou through that process because the average person
hopefully they don't have to use theirinsurance ever or once in a lifetime maybe
right. So with that being said, having a their contractor and their insurance

(24:53):
agent being able to explain these theseterms to them. There is a difference
between between our EV refers to replacementcost what it would actually cost to put
it back. ACV means it's that'sa very dirty word in my business.
We don't like ACV policies. Thatmeans actual cash value. That means that

(25:15):
that policy is only going to payyou what it would what it's worth at
the time, and if it's tenyears old or twenty years old, guess
what it has zero worth. Thatmeans your insurance pays zero. So there
are there are things that even ifthere's a viable claim on it, that's
right. Yeah, that's right.That's what people need to hear. Even
if you have a viable claim andyou have ACV on it, you may

(25:38):
depending on the situation, you couldget nothing. That's right. I actually
had that happen before I was aninsurance That was a very hard lesson learned
for me about what that ACV orit might even say actual cash value in
the policy. Who reads their policyheight. That's that's why an education from
your insurance agents so important. That'swhy I love April Tilbord Insurance because that

that's what you do well is educate, but it also connects to you as
well, David in April, youI'm sure you know diminished or diminished policy
numbers or cost of the policy isdriven. An ACV policy is going to
be a lot less than on ourCV, and you always want to try
to cover everybody you can our CVbecause the variant really isn't that much in

(26:22):
relation. That's right, And thesame thing that you try to do with
as we talk about and hopefully we'lltalk a little more about the GAF,
which you were talking about GF andexplain to people what that means and using
all those products that go along withmaking there's a way that you can have
your roof not only have a thirtyyear manufacturer warranty, but even extend that
up to fifty years if you usethese products. So I know you'll explain

(26:44):
that. But an insurance policy isthe same thing. Is if you get
quality, you're gonna pay more forit. If it is cheaper, there
is a reason why it is cheaper, even if it's a brand name company,
a company that you've heard of.I'm getting my insurance through this national
carrier I seem to advertise all thetime. That doesn't mean you're getting a

good policy. So please, please, please, just like I'm sure you
say with roofs, please don't justlook at price, look at the quality
of what you're getting. So whenwe come back, we're going to refer
to what April just talked about onthat type of roofing that you guys have
been talking about, in what differencethat makes So goodness, this is exciting.

I know who ever thought insurance androofs could be exciting, but it

wrong decisions or not choosing the rightcompany. Trying to educate you on roofing
and insurance. It is about thattime for many of us who have reader
roofs. It's nearing the end ofthe life of those roofs. I'm seeing
it over and over with listings thatwe have, so I know many of

you are facing the same thing.So I wanted to get the experts in
here. April Tilbert with April TilbertInsurance and David VS with Golden Triangle Roofing
have been talking about what you canexpect, what's going on, and most
importantly, educating you on the correctway to do things. And David,
one of the things that we mentionedin the last segment that we want to

talk more about is the GAF typeof roofing. Now talk a little bit
about what that is and what thatmeans to a consumer. JF is the
largest materials manufacturer in North America.There are other comparable manufacturers out there.
We love JF because of the waythat they see stand behind us and they

(29:02):
stand behind the consumer with GAF.Becoming a master elite contractor for them consists
of a lot. You have tobe vetted. You have to have the
right type of insurances. You haveto you know, be with the BBB.
You have to have put so manyroofs on in a particular manner in

(29:22):
order to qualify, and that meansputting the same matching components, um,
you know together every time you puta roof on, so therefore you know,
it gives a specific manner in whichto do so. So that's what
we do. That's how we liketo put them on. But in order
to do it that way, youknow, they're not the least expensive materials

(29:45):
out there, but they are thehighest quality that you can get and that's
why we've chosen them. That's whywe have bonded together and continue to grow
each years because of that. InApril, you just you just chose that
as an insurance. You chose thatexact type of roofing, absolutely, and
I just recommended my mother to dothe same thing. Who's getting a roof?
And I built a house for mydad last year and that's the roof

(30:07):
he got to So yes, GAFproducts are the best on the market from
my research through my industry and adjustersand those kind of things in the insurance
world as well, and those productsyou know, can again, I think
I said earlier, be beefed upby using additional products as well. And

(30:30):
I want to say from an insurancestandpoint right now, remember what David may
talk to you about as far asyour roof. Don't be surprised if your
insurance says, oh no, wellyou didn't have that before, we're not
paying for that, because your insuranceonly pace for like kind and quality of

(30:51):
what was there before. So ifyou didn't have the upgraded ice and water
shield in your valleys, or youknow, the upgraded drip edge or whatever
those things your hip and ridge up, you're here, that's right. If
you didn't have those things before,your insurance is not going to pay for
them. But I cannot tell youenough, and I use my own example,

(31:11):
I paid to upgrade those things outsideof my insurance because guess what happens
next time a storm comes through.If I do have my roof rift off
my house, then my insurance willpay for it because I had it there.
But I also know it's going todo a better job of protecting my
home than what I had before.That's very true. April ninety, I
would stay close to ninety percent ofall homes in Jefferson County have a three

(31:36):
tab material which is designed to layflat on your hips and ridge. That's
where you know your uprights and yourtop parts, your hips and your ridges.
They cut a three tab shingle andthey bend it. Okay, never
designed to be bent, but butthat's your your weakest point and that's what
they put on the hips and ridges. And that's not what it's designed for.

(32:01):
But again, so many people aregoing working, you know, with
a reduced cost. I want quotethe cheapest or the least expensive, and
I can understand that, but youknow, it's just not designed for that.
And like you were just saying,when you did your homework and you
research and you saw what was upthere, you went with the thing that's
going to protect you in your investment. That's right, even though my insurance

(32:24):
didn't necessarily cover that that that wasan upgrade. So there are things in
that situation. The other thing isto think about if you've bought a home
or if you did not, ifyou weren't educated when you put your roof
on there, and you did puta three tap shingle, you did go
with the least expensive. Just beaware that you may be one of those
people that I'm seeing now that gota roof after Hurricane Rita, and that

(32:47):
roof, you know, is nowalmost twenty years old. Every roof is
at that point now where that wasput on after Rita. Even the nicer
upgraded roofs that we're talking about areat the end of their life. But
my point here was that I wantedto make some people are getting these letters
from their insurance company and that roofis nine or ten years old, correct,

(33:10):
and it's at the end of theirlife. And that was because they
didn't use the right products yet theywere told it was a thirty year roof.
April we just had I mean,this is one of the youngest that
I've seen, but you apparent youjust hit on it. We had one
day before yesterday called in eleven yearold roof, you know, thirty year
quota architectural shingle. And the gentleman'sin his louder seventies and he's like,

(33:35):
I'm you know, I'm so confused. What I do. They're saying,
they flow, they flew a droneover me, and they said, I
got to have you know, orwe're not reinsuring. So this gentleman,
he, you know, he's likea come out, David, I want
to see you. I want toput a new roof on. But I
mean, it's it's so convoluted,if you will, it's hard. You

(33:57):
know, we're getting so much feedfrom so many different carriers, GDI independence,
you know, so it's hard toknow where where anyone's at right now.
You know, a thirty year roof, if you will, an architectural
shingle is not going to last onthe average anywhere close to thirty years in
our conditions itself. With yeah,because of where we are, I mean,

(34:20):
with the rain and the wind andthe hell that impacts all of it.
And one of the things that youmentioned earlier I think I want to
touch on here too, is thatif your roof is nearing the end of
its life, just like I hadone of my clients. We had you
out there and their adjuster looking atthat roof at the same time, and
we were able to get insurance tocover it because there was additional damage from

(34:45):
a storm that had happened. Sojust because you've had it on since Rita
doesn't mean that there might not beother damage. And I think on that
roof they had actually come out andlooked at it the harrier, and when
I saw it, I'm like,look, we need to reassess what's going
on. Because you know, naturallyI'm not talking about all carriers, but

(35:06):
but you can talk about all carriers. They're trying they're trying to minimize their
exposure their payouts. So the proofof burden sometime goes back to the homeowner.
And then when you reach out toa company, that professional roofing company
that can come in and help fightthe battle for you and you know,
qualify what we're seeing and take thepictures and go to battle. Meet the

(35:29):
adjusters out there and said, hey, look, you know this is on
the front slope of a house.Yeah, we don't have any on the
back or on this side, butif we mismatch this roof, it's going
to diminish the value of this homefor this homeowner, and we're gonna that's
a part of what we probably shouldtalk about in the next segment, because
what's happening is is they're starting toadjust the insurance policies to only cover that
front slope, all right, Sowe're gonna have some issues with what we've

(35:52):
been able to have covered in thepast may not necessarily be able to be
covered by insurance going forward. Well, I'm going to tell you before we
go to that we're about to goto the next to a break and finish
up the show. And man,it's gone way too fast. But David,
I want to say, yes,what had happened with the seller.
He had had someone out previously priorto us putting the house on the market.

(36:15):
Put the house on the market,the insurance I mean, the inspector
called the roof. So we hadyou guys go out there and take a
look at it, and you guysare the one that said this has damage.
He needs to reassess this with hisinsurance agent. And that's what started
the conversation with the insurance agent whogot an adjuster where you guys came out
there and they replaced his roof,and had you not suggested, hey,

(36:40):
there is additional damage here from anotherstorm, they need to reassess that.
Had you not, had we justgone with the very first assessment, he
would have been paying for all ofhis roof on his own. And so
that is an incredible point to makesure that we're making as well, that
don't just go with the first assessment. That you may need to get a

(37:00):
professional roofer like David at Golden TriangleRoofing to say, wait a minute,
I mean, if there's not additionaldamage, then no, you can't say
that, but if there is damage, you can assess it and be able
to help. And Danas something else. With the bulk of these roofs and
Jefferson County being read roof still whathappens. You can't see it all the

(37:21):
time on its face. You haveto get up and actually examine it.
So a lot of people are sittingthere with damage roofs that are to qualify
that don't even realize it. Soif you haven't had someone come out and
inspect, you need to, yeah, because you have one year to do
so. So if you've been toa storm, you don't necessarily see shingles
off. You don't see a lotof visible damage, that doesn't mean you

(37:43):
weren't affected because as these roofs age, the damage is more easily acquired.
Whenever you know a storm comes through, even even if it's small, we
need to get up there and lookat them for you. Well, we're

shop. People think, oh,I see the big seventy two foot Farmers
sign and that they think I onlyhave Farmers, and they don't realize till
they get to me that that's notthe case. Farmers is my primary company,
but we have dozens of carriers thatwe shot both auto insurance, home
insurance, wind insurance, flood insurance, so you will not just be getting

quotes from one carrier. And withall the changes that are happening wind insurance,
especially in Jefferson Chambers County right now, are it's extremely important to know
whether you need a separate windstorm policy. Would that be in your best interests
having a carrier that has your windcoverage on the policy. We have lots
of those, so having someone tosit out and discuss those options with you
