brand still is there. It's prominent. They're leaving Los Angeles
for Miami Beach because the CEO is calling California anti business.

This is from the La Times, and this is from
a couple days ago, that there have been many companies
leaving California to go somewhere where it's more business friendly.
If you've listened to my Broadcasters podcast, you'll know that
I've talked a lot about how Hollywood has had to
make their way out of there because of how much
it costs to be able to go and do any
kind of production over there at all. And it's only

until too late that the governor and the California state
legislature decided to go ahead and increase the grant money
to seven hundred and fifty million dollars a year to
give tax credits and other leveraging for Hollywood production, for
film and TV production to go on in Los Angeles.

Bencona's chief executive of Playboy, and right now he's saying
that California is an extremely expensive place to operate, So
they're gonna move to My Beach, which has been found
on the deal with very pro business, and that's the
plan they're going to go with. So this brand that
has been synonymous with California and Hollywood and bever the Hills,

the Playboy mansion in nineteen fifty three by the late
Hugh Hefner. They're going to be going to a new
luxury office building, which is the Ravanni and Miami Beach,
and previously it's been running out of an office in
Wiltshire Boulevard in Westwood, and by next year all Playboys'
operations will be moving over. The other thing that's going

to be going on with Playboy is they're going to
be creating plans for a new Playboy Club with a
restaurant and members only space, as well as multimedia content
studios to support the company's creator network and licensing business. Now,
developer Robert Ravanni has invested over one hundred million dollars
in a commercial complex featuring one of the facilities, restaurants
and meetings. So they're going to the Revde building in

Miami Beach, and I haven't looked exactly as to where
it is located, but let me give you a little
bit of background as to what this new headquarters are. So,
first of all, it's a very luxurious office scene for

what they have here. Robert Ravini, as the president of
Black Lions Vision of Real Estate and Hospitality, originally bought
the property sixty two point five million dollars and added
an additional fifty million dollars earmarked for reimagining the property.
And now one of the prominent pre eminent tenants they'll

have in the facility is Playboy coming up. It is
located at sixteen ninety one Michigan Avenue in the heart
of Miami Beach, adjacent to the Sunset Harbor and Lincoln Road.
The property encompasses one hundred and eighteen thousand, six hundred
ft eight square feet of into your office space, five
thousand square feet dedicated to the flagship buying here quarters

for Black Lion, and forty three one hundred and sixty
six square feet of retail and including three hundred and
eighteen thousand square feet of parking. Big big spot right
near Sunset Harbor and Lincoln Road. It's in prime location.
So Playboy moving into the property and moving in here
with the Playboy Club, I mean, it's the more of

the I wouldn't say fortification basically, but there's a lot
that's changing with Miami itself. We know that New York.
I mean there's the Ken Griffins and the Stephen Rosses
of the world that are building like crazy condos and
you know, different real estate down here in the first place.
But there's something about this aspect of the of of

really the sexual aspect, not so much porn anymore because
is not necessarily the suggest the term anymore. It's really
just content creation, adult content creation. So porn is being reimagined,
That's basically what it is. We now have these content
creators that are now being recruited as the new models
for porn. But imagine if Playboy decides now to get

into the hub where only fans is playing here. Okay,
the bob House is very popular and prevent it with
and it is identifiable with Miami. Think about what they're
trying to do now to bring themselves there, and what
a great way to go ahead and re establish the
intellectual property of Playboy, bring that brand back up to

another level because they're not in the recruiting process so
much as I can think of with what they're doing now.
I mean, I'll be honest with you, I've not looked
at what Playboy has done in a while. I mean
I lost a lot of interested in it because we
didn't hear much. Now, don't get me wrong, they are
still very much in the game. When it comes to

what they're doing, Okay, let's make that point clear. They
still have lots of merchandise they're pushing out there. They
do have, you know, the original Internet content that they
have as well for themselves, but other than that, they're
just moving along. The magazines are still present when it

comes to the rest of the world. I mean they
still do put out magazines for other countries, but not
so much here. But here you have video content, you
do have the magazine archive. There's things that you have
in here, and some of the normal things that would
have the website now plays as the magazine would used
to be. That's what it comes down to. You know,

I have Playboy TV this day, it's no longer on cable.
You have Playboy Plus among other things like if you
go look right now online to Playboy dot Com. You know,
they have magazines still they're putting out, but it looks
like they're seasonal. They have calendars, they have various other
things they're doing as well. In terms of the product line.

They got products are selling, you know, apparel, accessories, things
like that. They are still out there, and Playboy will
still be a brand that can still bring itself back
up from the limelight because where it was before, you know,
in the sixties, seventies, eighties, when Hefter was still alive

and still in charge. It's a different time now, and
you know, when the family took over, it just things
kind of just operated differently. Not only times talk to
more about some of the major exodus of California in
particular for them, but just so you know, it's not
the first time that Playboy hasn't has had a presence

in Miami, because this is actually a strategic return back
to South Florida. They did operate their second Playboy club
in Miami, opened the nineteen sixty one, and the Playboy
Plaza hotel in Miami Beach in the nineteen seventies. But
they've been hit through a lot of issues when it
comes to how they're operating. They're operating on a net
loss of seven point se million dollars in the second

quarter of this year, and rooded did jump up thirteen
percent in the latest earnings. Call it to actually give
out and you know, provide it to shareholders. But Playboy
of shares right now are not great. They're They closed
on Friday at one dollar seventy one cents. They're not
making much money at all at all. More into the story,

coming into what the Daily Mail is putting out here,
as we heard the restaurant and members only space they're
going to be setting up in Miami once again. It
will be with new multimedia studios to support digital content.

there's the areas that have become very popular and it's

Now with this the city commissioner in Miami Jose magazine

game changing in the city, is reimagining our economy and
focusing on economic development. So there were comments that were
made about this resecurnity budget hearings. There were complains about
the investments that were going on over there. But like

got comment was was that they said, okay. Quote, in

now a new only Fans creator to have joined the mansion,

creator found herself away into the exclusive gen Z influencer
mansion in Miami, the Bob House. It's a Fordack based
creator compound, often referred to as a gen Z Playboy mansion.

Playboy mansion, Playboy could come in there, you know, bringing

And now twenty five year old Lexi Marvel will become
their newest member as of this past Sunday. Eight content
creators really moved into the house in twenty twenty four,
sharing the daily lives as roommates and building a following
of over five million followers on TikTok. They also create
adult oriented content on only Fans, which is earned significant income.

You're telling me the playboy making their way here is
not going to go and bring the recruiters through or
bring some of their folks around and to realize, hey,
you know what, these are the recruits we need to
be going after, because they're not gonna go ahead and
go through the recruiting of the models that they have.
I mean, and these women that are here in this
bob house, they meet the criteria or the age, the beauty,

the likeness, and if they're already allowing themselves to go
ahead and be seen naked and doing things on camera.
Then why isn't it possible that Playboy doesn't come in
and start doing contact creation with them and find a
way to go and work with each other on something.

thousand applications were reportedly received, when the Bob House members

and the announced that were recruiting. So think about it
like this, with these content creators here in the Bob
House in Miami, it just means we have more beautiful women,
not only the ones that are already here. Like if
you didn't know, okay, if you got money, you come
to Miami. There are oodles and oodles of beautiful women here.

And it's a true melting pot of every sense. Because
when you think about when you go down to Miami,
like you have every color, creed, race, culture, all of
it is all included. Just come to a Kayaoch every
March and you'll see it for yourself and you know,
same thing goes like you know, go to a the
dance music festival, you know, just ultra I mean, just

think about that. Think about all the different festivals and
things we have here Regaey festivals, rolling loud. I mean,
just so much going on here in the first place.
That's why for me, I don't even like to go
and make my way down to Miami. Maybe for a
football game, maybe for a basketball game, but like, seriously,
it's just too crowded. And then when I have to
go down in America, now we'll see to be the Cassea Center. Now, yes,

the Cassea Center. You gotta go drive down there. First
of all, the traffic is horrible, and now like it's
all these crumbling roads they have down this way. It
looks like I'm in a third world country when you
drive around there. I hate driving one ninety five, I
hate driving through ninety five. I hate driving ninety five
past one ninety nine street. If you gotta make me
go in too Dade County, especially if you've gotta make

I hate it. Plus the fact you got express lanes
down there and they're all back up now, like it's

another thing that we have right now. The Circle. It
promises top tier models, the Miami brees private playground to network,
grow your brands and shoot content without interruptions. Think yacht parties,

But for men and women to go and make their

if they're not already here, you're gonna see more and

more of an environment where Miami just becomes the in place,
more than what Hollywood was, more than what Los Angeles was.
I mean, it's prtadly bad enough that Miami is alrea
to becoming much more expensive than ever before. And then
what happens is that then you're gonna have these people
start making their way up to other parts of the
area not too far from Miami, which means for Lauderdale,

Palm Beach, where I'm at, and we're gonna deal with that.
But it's true, we have so many people that are
coming in, so many content creators. I see not just
because it's my four you page on TikTok, because it's
where I'm at and they're just kind of like GEO
targeting certain content creators to my page. But you can
tell there's a lot of people that are moving the
way here anyway, and they're building so much over here

as well. Let me tell you this too, there's no
shortage of apartments or condos or anything else. We have
a plethora, and there's so much more being built. So
the other thing too is that we have all these
big multimillion dollar condos and complexes going on here being
built up all over It gets incredible. And then there's
all these different trendy restaurants and clubs and just don't

even just so much going on that you're gonna see.
If you want to be seen and heard, it's gonna
be out here. Not to mention, you know, it's also
the year round weather that makes it so much easier
for all the women to go in dresscantily clad to
be seen, and the guys will try to do it
or they canon kind of like themselves a certain way
to fact, like they're a promoter. But now I think

the concept of the promoter idea is gonna go by
the wayside, because guys are not gonna be promoters so
much anymore. Like the think they can get the girls
on the yachts or to go to the clubs or
bottle service and all this kind of stuff. They're gonna
have to step up and become talent agents because those
promoters that worked as promoters because that was the end
thing to do. I think they're gonna have to find

talent agents and find themselves as managers like they're gonna
have to find their way to go to work that

that with these women that are coming here, they're not

There's a new directive in Miami itself that is talking
about the fact that the licensing. I just saw this,
you know from the food and beverage folks on TikTok.
It was the guy that talked about food and beverage
and Miami. They're having an issue with music licensing the clubs.
And there's a good chance that, you know, the clubs
are not going to go and pay the licensing fees

they have to gun pay now to keep operating there.
So who are they going to bring there instead? And
that's going to become something that's a big deal as well.

So Miami nightlife might lose something that makes it feel
super special music. Yeah, I'm not joking. Bars and restaurants
are about to pull the plug across the country on
their playlists because music licensing fees have gone through the
fucking roof. And if that wave hits here, you're next
night out might sound like a funeral with cocktails. We're
talking four or five thousand dollars a year for the

small spots, just for the right to hear a song
that you can hear on your phone for free. Big
clubs at hotels two to four hundred percent hikes since
twenty twenty one. So if you're an operator, you're not
just paying one bill. You're paying the big boy and
his little cousins, each with their handout like it's a
Brickell valet line. But here's the problem. Miami doesn't do quiet.
You take away Rigoton at Windwood Brunch and suddenly you're

in the heat watching your overpriced avocado toast go cold.
You kill the d house at brick O Lounge's and
now it's finance bros. Just talking about crypto losses. Music
has always been the foreplay of Miami nightlife.

you he's not wrong about that and I don't also

talk about the fact that BMI an ascap they were
going after your music licensing rates with radio stations. So
they're trying to make their money like the artists, songwriters,

talking about women over twenty five working nine to five

that probably live in Miami as well, and they're all
career minded, independent, doing their own thing, and saying that
if you're over twenty five, you're working ninety five jobs,
your failures. Wow. So Little Tay influencer rapper recent Only
Fans model. All of her content that she has up
on her Only Fans around now was filmed after her birthday,

so she claims her family's disowneder she's been on her
own launching Only Fans. She said, quote, they don't talk
to me anymore, they don't f with me, But who
gives a shit? I can literally buy their whole life
if if I wanted to. And here's the commison she
made about twenty five year old women.

strategy of only posting photos of herself out and about

when she's already scarp her from the location. I've always
been pretty saving longline in terms of if I go somewhere,
let's see, if I go off her drink, I don't
post about it until I have left the venue. All
I have to think about them. You never know who's
going to show up, because there are a lot of
people who hate me. And she apparently is engaged, so
her success is being used to weaponize against her fiance

by remorseless corners of the public.

I have struggled the way people speak to my partner
and the way that they comment on his posts and
stuff like that. Obviously, at times you can have bad

she says that they have just amazing communication.

But in that sense, I think has brought us closer
because our communication is just so much better now. They've

been engaged since March. The major life event happened before
the sex challenge that put a spotlight on any night,
so before they got when they got engaged, it was
before she had the sleep around of five hundred and
ether three guys in six hours. What a winner. Wow.

is not a red pill book. There's not one of
those other books that you hear out there. It's evolutionary
of psychology. It's truly a game changer. And I'm telling you,
I've read so many books out there, and I could
judge and I could criticize a lot of books I
read that gave me nothing, okay, literally going through books

to have five hundred pages that had nothing for me
to get, nothing new to give me at all. But
this book did promo. Dating really makes a difference, not
just because he's a friend of mine I've known him
for almost twenty years or close to him. REMI is

six cause I met him. But either which way, you'll
find out for yourself that Tim's got this down right

some Latinas or some you know, wonderful exotic creatures, beautiful

that we're gonna do. You know, maybe we're gonna do
some with a little bit of you know, recruiting you
into the Bob House or the Circle. You know, we
can do all these kind of things. We can take
out the space, take out the factory town, you know,
