I'll put my self through it. Driving test here today,
as some of you know, going through the motorbike test,
the bigger motorbike test next week. And it's been a
long journey up to now, getting through the different tests

you have to pass, and I'm now onto the training
on the motorway. So out on the motorway today, drivers
follow me behind. I'm on the motorbikes in a car
giving me directions one hundred and twenty kilometers an hour
in heavy traffic, win buffetting you him shouting from my
earpeace headset telling me what to do. Yet it's all
very stressful. More on that coming up a little bit

record year at the moment with tourism and the economy.
All about that coming up after this, Johnny Cash there
and I can see clearly now. Okay, So Spain has

had a bumper record year this year with twenty one
point eight million visitors this summer alone. Although this is
great news for Spain and a big boost for the
Spanish economy, Spain says it's going to go through some
major changes in the rental and tourism industry here over
the next couple of years. This is all due to
(05:09):
a lot of locals having problems getting rentals here, getting
on the property ladder, things like that, as rents are
so high in some of the biggest cities. So yeah,
Spain is the second most popular tourist destination in the world,
only second with a close sorry second is Spain is
second after France. That's right, sorry sorry, Spain is second
(05:31):
in the world after France. Now, British visitors are still
the most common visitors to Spain at the moment, with
four and a half million UK visitors last summer alone.
Money money, money from abba there. Yeah, talking about money
and spending money like water at the moment, having driving
(05:51):
lessons here every day this week, getting ready for my
big test next week. This is for a motorbike test,
bigger motorbike here in Spain. And yeah, putting myself through this,
I can't complain really good to talk about stress now.
They say that getting divorce or getting married, or moving
home or selling is probably the most stressful things you
can go through. And I've been through all of those
(06:13):
and probably years ago when I was about twenty three
going through my black belt exam after four years of training,
and that was pretty stressful, very physical as well. But this,
I can say probably tops them all. Having driving lessons
on a motorbike here, So how it works here in Spain.
You can only do it in Spanish at the moment.
So I've got the instructor behind me in a car
(06:34):
giving me a well shelting instructions through the headphones set
in my head in my crash helmet. I'm on a motorbike.
It's a much bigger motorbike than I'm used to driving.
And we're out today on the motorway doing one hundred
and twenty on the motorway in heavy traffic, win buffeting you.
He's shouting in my ear, trying not to make mistake,
(06:55):
trying not to kill myself. So yet a little bit
of stress today, to put it mildly. So yeah, I've
had five lessons now, I've got about four more lessons
to go, minimum of four more lessons, and my test
is booked for the thirteenth, for fourteen I think it's
the fourteenth, and I can't remember exactly, but so yeah,
they can only do the test in the motorbike in Spanish.
(07:15):
So yeah, it's a bit of a stressful situation at
that moment. I remember years ago and I'll pass my
driving test in the UK when I was seventeen, literally
a few weeks after my birthdate. I did have quite
a lot of experience because I had an old banger
on some private land. I was driving for a couple
of years before that, so the test there wasn't too bad,
but I still remember my driving test was pretty stressful.
(07:35):
I think everybody's driving test is probably one of the
most stressful things they can go through. But just imagine
that on a motorbike one hundred and twenty mile an
hour on the one hundred and twenty kilometerism and how
I should say on a motorway all in Spanish. Yeah,
it's a little bit stressful to say the least. And
then yeah, what's so fast on the mind? Right? Well,
on the exam you need to be going up to
(07:56):
and as close to the speed limit as possible to
show you can control the motorbike under those conditions. I
thought I'd be okay to put it along at one hundred,
but no, you need to get that speed up there.
They want to see that you are in control in
traffic on the motorbike. So yes, I'm putting myself for it,
but hopefully it's all for a good cause at the
end of it, and I should get my dream motorbike
(08:16):
if it all goes well, but I'm not going to
give up. I'm going to keep going. Help me the
beatles there, Yeah, help me relax a little bit of this afternoon.
It's a very stressful thing, and yeah, any driving test
is stressful. But some rules and regulations that I'm going
over that. Although I've been driving many years here in
Spain and pretty much most countries, I find it still
(08:37):
daunting that people are getting this wrong all the time.
So on the roundabouts, when you approach a roundabout, you
don't indicate into actually on the roundabout and you're about
to leave the exit that you want, then you indicate,
and it is law here in Spain. There is a
two hundred euro fine if you do not indicate to
leave the roundabout. Also, you need to turn the indicator
(08:58):
off when you leave the roundabelt there is a fine
for leaving your indicator on too long. Remember also, every
time that you overtake somebody and you indicate to overtake,
that's indicate here in Spain to go left, that's to
go past them. You need to indicate to come back
into that lane again as well. That's two different indication
signals that you need to give. There is a two
(09:20):
hundred year o fine now in Spain, and the Spanish
police are getting hot on this because this has been
advertised a lot. If you're not putting your indicator on
early enough, or you're not turning it off soon enough,
there is a fine for that. So just be aware
of that and go and run the Roundabelts. It is
okay to go round the roundabouts in Spain, all the
way round in the outside lane, that's the most extreme lane.
(09:42):
You go all the way round. You do not indicate
until you are a belt to come off that roundabout.
Still get wrong. Lots of people get it wrong, mostly
Spanish or Mustard min That's where most of the accidents
happen here. People cutting across several lanes. You can drive
on the inside lane or in the middle lane. If
there is lanes on the roundabout, that is no problem.
But each time you change lanes you need to indicate
(10:05):
the fact, turn your indicator off, and then indicate again.
So you are changing lanes on the roundabout, same as
if you were changing lanes on a three lane motorway.
You need to indicate early. And they are getting very
hot on this here in Spain, so I'll just be
aware of that.

ferries to Santander. What sort of prices that somebody said
to me other day You can get a cabin with
beds in it and things like that. I think it's
quite a trip, is it? Is it? How many hours

is it? And what sort of price if you don't
mind me asking. That's in the comments section now. Okay,
So yeah, Spain is having a bumper year with tourism.
He's had a bumper year this year with tourism, big
biggest figures for the tourist industry. Now, there's been a
lot of inflation talk at the moment, but Spain's inflation's
dropped again. It's now one point five percent, that's the
(11:43):
lowest since twenty twenty. And the UK inflation rate at
the moment is still rising at two point four percent.
So yeah, Spain a good place to be at the moment.
Things are looking good for Spain this year. There will
be some major upheavals and new rules and regulations as
far as rental properties go here in buying. This is
not just hotels, but this is private rentals as well.
There's going to be lots of rules and regulations for identification,
(12:07):
paperwork and data protection rules, things like that. That's all
coming out and I'll be telling more about that in
my shows in the next coming weeks. But yeah, local
people here been complaining in some of the biggest cities
about the prices of rental has gone absolutely through the roof.
I know some Spanish friends of mine, they've got a
daughter in Madrid, and she's paying over eight hundred a
(12:28):
month for a bed six studio on the outskirts of Madrid.
So local people and young people finding it extremely hard
to get rentals because most of the locals are renting
out to the tourist industry and making big profits. So
that's all about to change in the coming year. Spain
and making some major revisions to licenses here Barcelona. I've
(12:49):
already said that they're going to be reducing their licenses
by fifty percent next year and aiming for one hundred
percent reduction in tourist license for local rental properties. That's
no licenses at all in Barcelona in the next couple
of years. That's all coming up on my shows in
the next couple of weeks.

Yeah, so we've got a few prices and times in
the comments section and about the ferry over there, so yeah,
not too bad really, I suppose if you think about
it at the prices and it's a pretty long trip.
I've had some horrifying stories if you get a bit
of a bad storm around the Bibiscuay area, and it
can be pretty rough in that trip. But at the
moment it's pretty good out there. The conditions are for
the next week are forecast good, so it should be
(13:33):
a nice crossing. Many years ago, you know, people tell
me about bringing a curve over some people who have
driven down through France and all the rest of it.
It's quite quite a trip as well. It's quite good
over the mountains. I did it many years ago with
my parents, all the way over the French mountains and
amazing scenery. I remember that as a kid, and also,
believe it or not, my parents brought their car on
(13:55):
the plane. Now, I don't think there's many places or
I don't even know if you can still do that now,
can you? Years and years ago it used to be
in Lead Airport in southern England, got on the plane
at the front of the plane used to open up
and you drive your car in the front of the plane.
I've got some old sinny film stashed away somewhere in
the garage that my dad paid for us to go
(14:17):
on holiday and he took the car and he drove
it up into the aeroplane so we could have a
car here and drive all over Spain. So that was
many years ago. I've done. If you could do that day,
I think if you could it have been an absolute fortune.
But there you go a bit of Lead Zeppelin there
and good times bad times. Okay, So yeah, what we're
(14:38):
talking about now, Yeah, talking about buying and selling Spain. Now,
I've had a couple of people contacted me this last
week or so, you know, about buying here in Spain.
And I've had some good and bad advice from state
agents here. Now, I must say, most of the state
agents here all above board. They're pretty good. You can
learn a lot from the state agents, but you need
to be careful. I would personally say never go with
(14:59):
a lawyer that is recommended by an estate agent. It's
taking a bit of a chance. Now. Now, although that
lawyer is working for you, he has got a bit
of you know, a bit of a feeling attachment if
you like, to the estate agent who's paying them regularly.
You're just a customer for that lawyer. That the estate
agent is bread and butter money as I call it.
(15:20):
And I wouldn't go with a lawyer that is recommended
by an estate agent. It probably won't have as much
of your best interest at heart as working for the
estate agent. So always try and get a recommendation for
somebody locally on a good lawyer to help you when
you're buying or selling here in Spain. And remember as well,
(15:41):
I still keep hearing a lot of this. It is
the person that is buying the property, sorry, person that
is selling the property that pays the fees, not the buyer. Now,
you don't pay any of the commissions or anything like
actual the state agent. It is the person that's selling
the property. Now a lot of people hear a lot
of state agents are asking the buyer to split the costs,
or they're telling them that it's a thousand euros for
(16:03):
some of the cost things like that. That is wrong.
You don't need to pay that. Any Spanish person would
just walk away there with not pay that. Now a
lot of British people are saying, you know that they
have paid some money to the state agents for that.
You only pay the notary fees and the costs that
are on your side of the fence, so to speak.
So if you're selling a property here in Spain, then
it is down to the seller to negotiate the rates
(16:25):
with the estate agent. Normally a percentage. You can fix
a price on that. But the buyer does not pay
any of this state agent fees. So to be aware
of that something else as well. If you're buying here,
you can do some checks yourself. I've told people about
this before. Go to the local town hall the planning
registry officer, ask there about the property you're buying. Now
(16:45):
you can get the deeds, the plot number and the
address of the property from the state agent or from
the seller, and with that alone you can go to
the planning registry officer at the council offices and ask
more details about that. You can find out a lot
and this is a free service to anybody here in Spain. Obviously,
if you don't speak Spanish, you probably need someone to
(17:06):
go with you to give you a bit of help
on that. Tell them that you're thinking about buying the property,
and they are obligated to tell you as much information
on that property as possible, including who is the legal owner,
what is the mortgage if they've got a mortgage on there,
and who it is with. And you can also find
out how much the mortgage is on there as well.
And a lot of these properties and they will tell
(17:28):
you if they've got planning permission for that swimming pool
or that extension they've had put on things like that,
So it's just another way of double checking yourself. Your
solicitor will not always do this for you unless you're
paying him to specifically do that. So I would say
take someone with you, pay them. It's not expensive to
pay someone to go with you and interpretter and just
ask a load of questions. Get this information before you
(17:51):
commit yourself. Because remember, when you're putting down a deposit
on a property here in Spain, the amount that you
put down and it ranges from two and a half
grand upwards, posit is non refundable if you pull out
of buying that property. Also, the other way it works
as well is it can work to your advantage. If
you see a property you really like and you're set
on buying it, then you can put down a much
(18:12):
bigger deposit, put down five or ten grand. That makes
it much more difficult for that seller to back out
gazumpy what if you like to call it. If he
gets a better offer, he has then got to give
you double the difference backs. So you put down five
grand deposit on the property, he's got to give you
ten grand back if you find somebody else. So that
puts off the gazumping here as it used to go
on here in Spain, and it helps secure property. That
(18:34):
obviously comes off the cost at the end of it.
So if you're really serious about buying it, you're going
to buy it anyway, you know, I would be inclined
to put down a bigger deposit once you've done the
proper checks. I've done this myself. I've put down an
eight thousand euro deposit once on property. They are only
asking for two and a half. We put down eight.
It's just out of money that figured out. We had
a handy at that time and that sort of gave
(18:55):
us a little bit more authority in buying that property.
So yeah, just be aware of that and go to
your local town hall council offices and do these checks yourself.

of rain I've had there in the UK at the moment,
and yes he's had the central heating on and the
fire going as well. And it's only October. But beautiful

degrees out there here near al Maria Airport where I

another question that Kee's getting asked a lot on my
sites is about driving licenses here in Spain, exchanging a
driving license, and as I've been talking about Mona bikes
quite a bit on a lot of my sites recently,
people ask me about, you know, they've got a motor
bike license in the UK and different things on their
license and they're worried about where they get that if
(24:26):
they exchange over here. Some people are a bit dubious about
exchanging air driving license. But if you're a resident in Spain,
once you've got residency, you do need to get your
driving license exchange within six months, and I do believe
that once you've actually got a residency here you should
do it within thirty days. Now. Whatever you've got on
(24:46):
your driving license in the UK, then once you exchange,
you will get that put on your license here. There
is a small exceptions of that. Years ago, I did
some courses back in the UK a long time ago,
and I don't really remember, but I got emergency vehicles
and they're not quite sure how I got it. It was
part of some of the courses that I did well,
that has been taken off my license. When I've got
(25:08):
it exchanged here, you now need to see a different
exam for that altogether, for driving emergency vehicles here in Spain.
But apart from that, if you've got motorbikes, trailers, lorries,
there's several different types of lorries and trailers you can
get here in Spain and in the UK. Whatever you've
got on your UK license that will get automatically put
(25:29):
on your license here. But and this is a big butt,
you do need to exchange your driving license within the
six months of moving here. If you don't, if you
delay it, you put it off, or you forget about it,
as I know a couple of British people have, then
you will need to see all of those licenses again
in Spanish. Now, there are some places in Spain, some
(25:51):
major cities like Barcelona and Alcanti and Malaga that do
have some English speaking instructors and examiners where you can
do that course in English, but it is very difficult.
The places are very limited, so don't get yourself in
that position. Make sure you do the exchange. It's one
of the most important things you can do when you
(26:11):
move to Spain. Get that driving license sorted out. Well,
