Speaker 1 (00:06):
Hillo Reine Lexington, Happy Durby Day.

Speaker 2 (00:10):
Tim and I got a few picks for you if
you hang with us long enough. We have a few options.
We like to go over these things. We've hit a
few biggins and a few long shots along the way,
so we'll share some of our information with you if
you're going to get into it today. Bank is open
a day from nine to one. Phone numbers eight five, nine,
eight nine, nine one, nine three six. Southland Drive is
eight five nine two sixty three three three three five.

Speaker 1 (00:33):
So if you can hear you can call us. Be
glad to UH talk to you about any of the
mortgages we got going on.

Speaker 2 (00:39):
The stock market's still been crazy and ball toy, I
guess you'd say, Tim and UH just can't grab any
footing in this bond market to be able to get
him to get long enough to make any big great swings.
But we're at six seven five on a thirty six
point three seven five on a twenty and six percent
on fifteen, so they're getting a little bit better.

Speaker 1 (01:01):
Our home profitable product is six point.

Speaker 2 (01:03):
Eight seventy five and that's a loan that is up
to ninety seven percent loan to value. With mortgage insurance coverage.
And it's not a first time home by our program.
But it's a nice program, Tim, and works well for people.
And you've got a loan closed this week with the
Welcome Home funds and put a good program together for somebody.

(01:26):
And and so we've got all kinds of stuff going on.
But Mark's still a little volatile, but still we're taking applications.

Speaker 1 (01:33):
I've you know, I was looking.

Speaker 2 (01:36):
At the numbers here this month, and we've done fairly
well with our applications for April.

Speaker 1 (01:43):
And I'm very proud of let's see what we've got here.
We have.

Speaker 2 (01:47):
Let's see, did you look at any of them? Tom,
I have not looked at the numbers this month. But
back to the you know, the stock market up. You know,
I leveraged into some AI based stocks back back a
while back, and they're showing very strong recovery. The end
Videos and Microsoft and Tesla they've taken back off. So

(02:10):
that's a good sign that some of the uncertainly may
be you know, coming to uh maybe we're working things
out in the trade deficit and hopefully it won't hurt a.

Speaker 1 (02:19):
Lot of folks and we'll get to the comedy dock
on track.

Speaker 2 (02:22):
But yes, we've been fairly we've been super busy with
obviously springtime beans, springs to buy and season and and.

Speaker 1 (02:30):
I know my business is picked up and closing a.

Speaker 2 (02:34):
Few loans here at the in the next couple of
weeks that I've been working on. And so it's, uh,
it's still a good time to buy. As we always say,
marry the home, not the loan. And if you're hopeful
and luck i am, that rates may come in correct
it back down into the fives and why not go
ahead and buy that home today? And because it's the
competition is going to be more fierce as the rates

(02:56):
come down, as we talk about often, Larry. Absolutely, we
in April took in right around thirty eight applications for
about fifteen million, little over fifteen million, and that's you.

Speaker 1 (03:08):
Know, not a not bad at all and Guardian as
a whole.

Speaker 2 (03:15):
But I wanted to go back to what you were
talking about, the Welcome Home program, and I'm very proud
of Guardian Savings Bank and their pursuit of issuing these
grants and they were twenty thousand dollars.

Speaker 1 (03:26):
We had thirty recipients this year.

Speaker 2 (03:28):
Larry Yeah, for six hundred thousand dollars that we put
out there into the market to help first time buyers.

Speaker 1 (03:35):
That's use American Dream.

Speaker 2 (03:37):
Yeah, and that's that's Those funds come from the Federal
Home Loan Bank and they give those out and you've
got to qualify for them. You can use it for
closing costs, down payment, whatever you need to. And they
they're helpers, you know. And I mean there's all kinds
of different programs here that you can look into, depending
on where you're buying. You know, sometimes there's some incentive there.
Your income could be incentive, but you don't like USDA's

(04:00):
one hundred percent financing, tim that's not a bad deal.

Speaker 1 (04:03):
FHA is three and a half percent down.

Speaker 2 (04:06):
The community the first time community home buyers was three
percent down. So there's several different programs that we have
access to it. And of course you got VA it's one
hundred percent financing. If you've got a DD two fourteen,
you know, we could take a look at going at you,
you know, and you qualify for a VA loan, which
is one of the few assumable loans still left out
there now. If the rates that they are, I don't

(04:26):
know that you'd want to assume them. But some of
the people that you know, if you have a VA
loan that's you know, four or less, I mean, that
could be a great selling tool for somebody that would
qualify to assume that loan from you that's a VA participant.
So here there are some good programs out here, But
the bond market, we just can't get enough traction to

(04:48):
get anything to swing one way or the other. It's
just kind of flat, you know. And the rates had
we'd been down to six and a half and some
a little bit lower, but you know, got up to set.
Now it's back down to six seventy five. And we'll
just keep, you know, seeing what's going on. But you know,
there's a lot of stuff moving and shaking out here
in the economy, a lot of questions still to be answered.

Speaker 1 (05:10):
But you know, these things just have to marinate a
little bit.

Speaker 2 (05:15):
That are that are going on, some of the changes
that are being made with these tarifs and so on,
and so for I think over period time we'll see
what's going on. I mean, I don't understand what the
excitement every time there's something going on to this administration
is like damn, got to happen right now. And we
went four years with a with a little bit of
a lag on some of the attention we needed on
some things, and nobody said, anyhow, I just let it.

Speaker 1 (05:33):
Let let's see what happens here. We're dealing in the economy.

Speaker 2 (05:35):
We have to with our job right here, and we
keep an eye on it, and I think that we're
going to see some positive things happen. We have to
stay positive board, I'm, you know, and have some faith
in it and see how it unfolds. But uh, I'm, I'm,
I'm I guess faithful the ten the rates are going

(05:56):
to continue to get better, and you know we're going
to send down in the fire at some point again,
don't you.

Speaker 1 (06:01):
Well absolutely, I think that that's the case.

Speaker 2 (06:04):
And I think you've got to obviously a mandate from
the voters that said they wanted lower mortgage rates. I
don't see a way where they'll go up any further
than they've you know, we've topped out what in the
eighth a year ago and getting in all that. If
you bought a house back two years ago, you'll it
to yourself to go ahead and start calling and with

(06:28):
our closing calls it may make sense to go ahead
and refinance now and refinance when it gets back to
five and a half. For even six, you don't have
to have a one percent rate drop to save money.
And with our creative ten thousand dollars principal balance reduction,
we will recast that note and that helps you in regard.

(06:50):
The payment's going to change in your favor. You're going
to have less of a payment and more going to
principle once we execute the recast or recalculation of the
amberatezation of your loan on a lower loan balance, once
you make the ten thousand dollars.

Speaker 1 (07:03):
It up exactly.

Speaker 2 (07:05):
And you know that's that's one of the unique things
about Guardian Savings Bank.

Speaker 1 (07:09):
Can we service these loans?

Speaker 2 (07:10):
And what Tim's talking about is you know these loans,
and Tim you explained it pretty well. I've heard you
explain several times. You got a pile of money right
here that you're paying interest on. So the quicker you
can knock the pile down, the less time is going
to take you to pay it offen the less interest
you pay over the life of the loan. But the
recast is for somebody that comes across some money with
the work bonus to sell of a property, insurance settlement,

(07:33):
inheritance in some way, shape or form, or just you know,
work bonus or whatever. And if you come in with
ten thousand dollars or more and you want to do
a recast, just turn in a note. We'll do an
immediate principal balance reduction, will reamateurize your payment, Your your
schedule will stay the same. If you've got twenty eight
years left, you're still going to have twenty eight years left.

(07:54):
If you got twenty one years and two months left,
that's what you're going to have left. But that principal
bounce reduction will into play and it'll show a less
of a payment that you're required to make each month.
So that recast costs one hundred bucks, but people take
advantage of it all the time.

Speaker 1 (08:07):
And it can be you know.

Speaker 2 (08:08):
Like say an insurance settlement, could be a sell of
a property, and inheritance, it could be any number of things.

Speaker 1 (08:13):
So you know, keep that in mind. And it's a
I don't know if any other bank.

Speaker 2 (08:17):
That offers that do you too, not to my knowledge,
it's just a super feature, especially you know, I get
referrals from financial advisors and when you're looking at your portfolio,
you know, only your financial advisors should be able to
tell you when you want to be maybe mortgage free
or when you want to maybe use some of your

(08:38):
If you're at the age where you're taking required minimum distributions,
where are those going?

Speaker 1 (08:42):
Are they going back.

Speaker 2 (08:43):
Into the market or does your financial advisor think you
should lower your loan footprint?

Speaker 1 (08:49):
So that's all.

Speaker 2 (08:50):
They're all financial investment top questions that you should ask
yourself if you don't have a financial advisor. But there's
nothing wrong with making a lump sum prince of reduction.
In my eyes, Larry, that's just less money you have
to pay interest on, right, and that's you know, picked
straight simple interest. So when're knocking down that pile of money,
I've used explained many a time that's the secret to success.

Speaker 1 (09:12):
And that's why you're a believer in a shorter.

Speaker 2 (09:14):
Term fifteen year term, pay a higher payment, but you
have more going to the principal balance on a regular basis.
That's that's right. That's a financial decision I've made. Where
I'm going to put my investment dollars is in that
real estate. And where's the downside of that there is not. Yeah,
they're not making any more land, and there's a decent
return in real estate in central Kentucky. It was you know,

(09:34):
we're five to eight percent on the average, And so
with that appreciation and you're paying.

Speaker 1 (09:40):
Down, you're creating actually on a regular basis.

Speaker 2 (09:42):
So and the closing costs I think ten with the
standard information is driving around eleven hundred bucks now right
somewhere in there.

Speaker 1 (09:50):
Well, I just did one rate and term.

Speaker 2 (09:53):
It was eight hundred and forty five dollars plus a
eighty dollars recording fee for a total of nine to
twenty five. I've seen it. I know that that's what
we're doing right now. And that's I mean, you can't
beat that cost. There's no there's nothing in there that's
not needed. The cost that we incur for appraisal, the

(10:15):
title exam, the doc prep, and a closing agent to
sit down with you and navigate the paperwork when you
do close the loan, those are just services we have
to pay for and we actually incur more expense than
the nine to twenty five. We are able to pay
it for you, and that's because we service loans and

(10:35):
we are structured different than any other probably lender out
there or bank. We're certainly different than a broker. We're
a mortgage bank and we're a community bank.

Speaker 1 (10:46):
Be by here, be here, staying, let us do your stuff.

Speaker 2 (10:51):
It's all local, by local, Be local and stay local
is what we like to say. And that's something that
we try to harp on. But these you know, we
only do mortgages, and so the payback is truly in
the payback and the servicing is how we make our money.
Our closing costs are cheap because of that, and Tim,
I've seen several deals we're on these refinancees. People are
bringing in here where they're paying seven or eight thousand

(11:13):
dollars in closing cost and the trick that they're getting
told over the phone is no out of pocket, no
out of pop.

Speaker 1 (11:20):
See some higher than that, thirteen thousand.

Speaker 2 (11:21):
Dollars in closing costs, no out of pocket, whether it's
used in your equity, you borrowing more money than what
you owe to cover all those expenses. And when you're
talking about you don't need a one percent rate drop
to consider a refinance. That's because if you can do
it for eight hundred and forty seven dollars or nine
hundred and forty eight dollars whatever including the filing fee.

(11:42):
Then then you don't it's not too hard to break
even on a thirty three eighths of a point or
half a point or three quarters of a point rate
drop if you you know, on your depending on what
your loan size is, you just have to look into
it so that we could put together and if it
doesn't make sense that we're not going to do it anyway.

Speaker 1 (11:57):
But you know, we're busy, glad to be busy.

Speaker 2 (12:00):
I think the bank is a as a total, you know,
sixty three million is what we took in applications as
a whole, you know, for all the thirteen branches. Things
are picking up. That's not a you know, that's and
everything's got to close. But that's what we took in
in applications, and that's what we're we want to continue
to do. But the phones ring and things are happening.

(12:22):
Property is moving, and the more people that qualify, the
more bitters you have against you. So if you're considering buying,
and you're considering doing something, give us a call. Eight
five nine eight nine nine one nine three six. Southland
Drives eighty five nine two six three three three three five.
You can hear what you can call us, but uh hey,
let's take our first break. Tim and I are gonna
have some horse racing info here to try to share

(12:43):
with you for those that are going to play today.
You are listening to the Welcome Home Show by Guardian Savings.
Bank We're open today from nine to one. Phone numbers
eight five, nine, eight nine, nine one, nine three six.

Speaker 1 (12:53):
Let's do us on news radio six thirty w l E.
You're back.

Speaker 2 (12:57):
Listen to a Welcome Home Show by Guardian Savings. Larry
breaks Tim Adams with you in here on this Derby day.

Speaker 1 (13:03):
We got a few picks to share with you here
in a little bit. We hope you get a hold
of them.

Speaker 2 (13:07):
We've had a little luck over the years doing some picking,
so just hopefully we can throw a little something after
you hadn't thought about yet, or if you're already into it,
you're into it. But we like to throw them out
and we'll we'll check them when we get back in
here after the race. But bank is open two day
from nine to one. The phone number here in Hamburg
is eight five nine eight nine nine one nine three six.

(13:28):
Southron Drive is eight five nine two six three three
three three five.

Speaker 1 (13:32):
So if you can hear so, you can call us ten.

Speaker 2 (13:34):
The rates are coming down a little bit, they're not
as fast as we'd like to see happening, and bouncing around.
The volatility is one thing and that we're watching. But
the jobs reports come out this week and there's still
got more to you know, to digest with all that information.
But it's just a crazy time and we're still getting

(13:55):
applications and I'm glad that you know, people are calling
and taking advantage of it. And as you said earlier,
marry the home and date the loan if you can
get in and get something bought. We don't have any
prepayment penalties on any of these single family residents mortgages
personal personal mortgages. But so you can refinance at any time,
you know what I mean, if the rates drop, will
do it. And there's been times when we've done people

(14:18):
refinancing a couple of times a year, three or four times,
and by the time they've done it with us and
we've lowered the term or lowered the rate, you know,
they've paid a certain amount of you know, closing costs
that would be one closing with most other lenders and
a lot of people don't realize it. Something else I
want to talk about today is is credit tim You know,
you've got to have three open lines of credit. You

(14:38):
got to have them active. And I learned a tough
lesson recently. I had a guy that just had two
credit items. One was an authorized user account and one
was his own account. And it kind of hung me
up because the authorized user account they wouldn't give him
credit for. So if you're out helping your kids or
whoever establish some credit, you've got him as an authorized user,

(14:59):
they're going to I have to have free open lines
of credit. The authorized users a great way to help
and I did it with my daughters. Help them get
their credit started. And then when they get it going,
then I can get them off the authorized users section
of the credit report and put the let them start
building their own credit file. But it's important to have
a credit final established. And you know, I recommend people

(15:20):
to get a gas card. You know, you run your
gas up on the gas card and then pay it
in full at the end of the month. Put your
cell phone on there, just put autoity duck and let
it pay it in full every month. There's several different
things you can do to get your credit established, but
you've got to have three items.

Speaker 1 (15:35):
You got to have them up and open.

Speaker 2 (15:36):
And if you're paying stuff off and you don't have
an annual fee on it, you've got a good history
for many years, don't close them out. How many times, tim,
have you seen somebody close out a great history of
credit and then.

Speaker 1 (15:46):
All of a sudden their score there.

Speaker 2 (15:47):
Man, I don't know what happened. I score and they've
closed out a seven year history with JC Penny or
you know, Lows or something.

Speaker 1 (15:54):
That's what their dentist told them to do.

Speaker 2 (15:55):
Maybe I don't know, but anyway, obviously I've had had
a gentleman come to my office and said, I'm in
good shape. I've paid off all my debt and cut
up and closed out those credit cards. Well, score dropped
to below qualification. So if he had just kept them
open with a zero balance, managed him. But instead he
made a decision that really killed his credit. You know,

(16:17):
a lot of people do the Dave Ramsey plan, and
I'm okay with the Dave Ramsey plan. I don't want
to carry a whole bunch of debt myself. I've run
some up because of the economy here and some medical stuff.
But I'm gonna be honest with you. I have to
work on getting it back on track. But you have
to have some open lines of credit to have a
credit score, and keep that in mind. I had, you know,
just that thing came up, and it just don't know
how overlooked it or how I'd missed it. I know

(16:39):
I'd done many many loans as we have through here
with people with authorized users, but I guess it was
the limited amount of credit that my borrower had versus
some of my other borrowers that had an authorized user
accounter too, and four or five other things that showed
maybe student loans or you know, whatever else there was
that they had. I was excited because there was not
any debt to speak up, you know, I mean savings.

(17:01):
Good job all that, put together good scores and then
get it in done right and go wait a minute,
this is authorized user accounts. He made any payments on
the last twelve month, Oh well, got a problem. So
we got around it. But he did in house along
with six and a half percent. Put it together that way,
We got it in good shape, got him done, and
he'll have another line of credit here with the mortgage
being reported, and hopefully open up another something else and

(17:22):
get going and he'll be set in the near future
for whatever financing that he needs and whatever he's going
to buy, sell or trade, and he'll be in good shape.

Speaker 1 (17:32):
But just keep that in mind.

Speaker 2 (17:33):
If you've got kids that are getting up and getting
ready to go to college or getting out and getting
on their own, they're going to need some help getting
their credit going.

Speaker 1 (17:38):
And it's an important part of their life.

Speaker 2 (17:40):
It's the heartbeat of their financing ability as they need cars, homes,
and so on and so forth. So don't be afraid
of it. You got to manage it, you got to
be accountable with it, and you have to have it.
So we like to see, you know, the maximum scores
three open lines, sixty percent or less of the balance
used at any one time, pay your bills on time,
and you know, go from there.

Speaker 1 (17:58):
So that's just a little fyi for you.

Speaker 2 (18:01):
When we get back now after this next break, Tim,
we'll talk a little bit about the horses and how
you can spend and blow some of your money that
you make, because that's what we're gonna do. We're gonna
put together a little senday good to here and do
us some picking on the Derby and see what we
can come up with.

Speaker 1 (18:15):
And we're looking forward to that.

Speaker 2 (18:17):
So it's a big day in Kentucky ten derby local holiday,
I guess, or a state holiday in some sorts.

Speaker 1 (18:24):
But we're gonna give.

Speaker 2 (18:25):
You some picks, So stay tuned. We're gonna be right back.
You are listening to the Welcome Home Show. We're open
today from nine to one. Phone numbers eighty five, nine,
eight nine, nine one nine three six South and Drives
eight five nine two six three three three three fives.

Speaker 1 (18:38):
If you can hear so you can call us.

Speaker 2 (18:39):
You are listening to the Welcome Home Show by Guardian
Sevy's Bank on News Radio six thirty.

Speaker 1 (18:44):
That's w LAP. We'll be right back with some Derby picks.
I'm back in sign again. You're back listened to Welcome
Home Show this Derby day.

Speaker 2 (18:53):
Tim Adams Larry Freke's in here with you this Saturday morning.
Glad to have you tuned into us. Banks open a
day from nine to one. Phone numbers eight eight, nine, nine,
one nine three six Southam Drives eight five nine two
sixty three three three three five. So if you can
hear us, you can call us and we'd be glad
to help you. And uh Rachel getting better six point

(19:14):
seventy five on a thirty six and three eighths on
a twenty six percent on a fifteen. So if we
can help you save some money on any of those,
give us a call. Closing costs and pretty good shape.
Tim just did a refinance air for eight hundred and
what was it, Tim, what was the cost.

Speaker 1 (19:28):
Of it again? Eight nine, five, nine twenty five.

Speaker 2 (19:31):
That included the appraisal, filing fees, title title work, recording.
It costs us more than that. But we are able
to pay some of your closing costs. They are called
lender pay yep. And we can do that because of
our relationship with Freddy Mac. You don't pay it, you

(19:51):
don't pay as fees to us, yep, yep. Freddy compensates
us for originating that loan. Yeah, that's a plus. No
old lenders title insurance is required. We service the loans man.
You're gonna always pay us. So that's the paybacks in
the payback. So that's that's what we're doing here. So well,
the derby's gonna the race is gonna be going off
this afternoon, and uh we're going to uh get goverd

(20:15):
a little bit with you, I guess about seven o'clock.
I don't know, have you what's the weather supposed to
be like this afternoon?

Speaker 1 (20:20):
Over a ten?

Speaker 2 (20:21):
We'll have to call Bill Neck here during the show
here and so if we can't get him on the wall,
he is a I can't say that anyway too. I
rely on for my most of my weather coverage. Yeah,
so so what are you thinking so far? What do
you what are you liking as far as this thing? Well,
I mean, who can't pick a favorite, and of course

(20:43):
journalism will be the probably the lukewarm favorite at post time.
And he's coming from the West Coast, so you know
West Coast horses, you either like them where you don't.
And we got but some of those longer numbers. Maybe
you look at Burnham Square the Bluegrass State Winter one
by nose coming down the stretch and being a few

(21:03):
good horses, he might have got a lot.

Speaker 1 (21:05):
Out of that race.

Speaker 2 (21:06):
And of course I always look at the Go Dolphin
and go Dolphins got East Avenue and he's coming from
also the same race as Burnham Square. So once again, Larry,
you know these are all three year olds, and some
of them aren't even three. By the calendar they turn three,
but they might not be three in reality for exact age.

Speaker 1 (21:26):
But when they were fold But you.

Speaker 2 (21:29):
Know, y'all look at Go Dolphin as a good place
maybe to try a kind of a long shot, and
that would be East Avenue.

Speaker 1 (21:37):
Maybe you got a lot out of that last race.

Speaker 2 (21:39):
Coming into a Derby, and ya also got Sovereignty, which
is another five to one. But Into Mischief is just
really a hot sire right now, and he's coming from
Gulf Stream Park and so he'll be used to I
don't know how hot it's going to be, but it's
going to be a little cooler than probably he's used to.
Then that might help come a horse coming from a
warmer climate to a cooler climate could help his performance.

(22:03):
And then you can't overlook Sandman by tap It and
Jose Ortiz is one of the best jockeys in the
game right now and another one off the sheet.

Speaker 1 (22:12):
It really is cold battle and coal battle.

Speaker 2 (22:15):
You know, you're you're talking million one point one million,
you're talking about Testassic one point five million, what do
you mean winnings? Yes, coming into this race, so there's
a threshold to even get in the race. When you've
got Citizen Bull, he's twenty to one, he's you know,
he's one point four me and in earnings. I think

(22:36):
that the pace, you know, looks like it's going to
be you know, hot and pressured. I mean, there's gonna
be a lot of pace early, and I think some
of the closers are going to have a chance. And
some of the horses you've mentioned, not all of them,
but Citizen's Bull.

Speaker 1 (22:49):
Drew the rail. But he's a good horse, right so he's.

Speaker 2 (22:51):
Got to blow a bunch of energy, try to jump
out or he's gonna get smashed on the rail. Oe
almighty outside posts another good horse.

Speaker 1 (22:58):
You know that's going to be in there.

Speaker 2 (23:00):
You got on on and then you got uh, you
know with the long shot that I like, chunk of Gold.
That's my you know, top long shot pick. That's the
nineteen horse, you know, and he's you know, ran a
cup of nine plus furlongs a couple of times and
ran very well, So you know, it's a you know,
I like the four horse Rodriguez, you know.

Speaker 1 (23:19):
But i'm you know, eight seven, eighteen four, nineteen.

Speaker 2 (23:27):
You know, the experts here Sandman one point two million
in earnings, Mark Cassie and he is he's going to
like he's a come from behind her in that post
position out there.

Speaker 1 (23:38):
He should get a clean trip.

Speaker 2 (23:41):
So they really they really like Sandman and uh but
he's not you know what, I don't know what his
morning What is the Sandman's morning? Odds Larry was six
to one, six to one, so he's not a big
long shot. But certainly somebody some of the horse you
probably should have in some if you're exotic better or
playing and try a trifector super. Yeah, admire Daytona. I

(24:02):
like admire Daytona. And you know, the legitimate win contender
in my opinion, that's the six horse, you know.

Speaker 1 (24:09):
So you know, we'll you know, we'll pick through them
and see what's gonna have here.

Speaker 2 (24:13):
Chuck of Gold is actually owned by the estate of
the RX Governor Brett and see Jones, so he may
come back from the grave that Yeah, I think I
probably do like a like an exacta with the eight, three,
six and nineteen uh I was named you know, se
I like you know this seven eighteen twenty one you got.

(24:33):
I just don't think you can leave the eight out
of much if you're going to run the exotics, you know, yeah,
tri effecta you might do. You know, uh, here's a
fifty dollars try or a one dollar try effecta. For
fifty bucks, you could do the eight over the three
four seven eighteen twenty one with the one, three, four, six, seven,
nine ten sixteen. You know.

Speaker 1 (24:54):
I mean, you can mix and match these things if
you know how to wheel them out.

Speaker 2 (24:57):
And that's what I like to do when we put
our stuff together and is spread them out, take some chances.
But I think the main thing they're looking at with
journalism is, you know, his sire's curling. Of course, we
got a we got an American Pharaoh horse in their
lux or cafe coming from Europe, and you you know
those are scary horses, Larry, when these Europeans come over here.

(25:18):
This horse is one two three. He's four for four
his last four outing, so he's won four races in
a row. But you don't know the quality of these
races in Europe, and so it's kind of hard to
put him on the map. But you can't overlook his
his bloodline American Pharaoh. Yeah, and he's fifteen to one inline.
So yeah, and it depends on how deep you can

(25:42):
go with your checkbook, but you just have to look
at him, and you got to sometimes it's just a
gut feeling. We get Larry on a horse, but we
don't like three to one for sure, and so we're
looking for somebody to knock the eight out of there.
So you know, I'm gonna go back to burn them
square a little bit too. Twelve to one, that's great odds.

(26:02):
Brian Hernandez is an Austin jockey, and Ian Wilkes is
a wonderful trainer, so I know he's due for this
big race. Yeah, yeah, I think that I'm going to
stick with.

Speaker 1 (26:13):
I like the four. I like Rodriguez, you know, I
hope that he, you know, goes well.

Speaker 2 (26:17):
And that's one of them that I'm into.

Speaker 1 (26:20):
And the what was doing here?

Speaker 2 (26:22):
Then well, if you're in the intuition. Bob Bamford obviously
is the trainer of Rodriguez, and he's also he's coming
from the Wood memorialAnd Aqueduct and he won by three
and a half links up there, and the Citizen Bull
had beat him three races back.

Speaker 1 (26:38):
So once again, these.

Speaker 2 (26:40):
Are all three year olds and they are still young,
young horses with a lot to learn, and let's see
what they've learned over the pre Derby season here.

Speaker 1 (26:51):
And it just.

Speaker 2 (26:52):
Depends on how they feel that day and the trip
they get. Like you said, someone pins down the rail,
may I have to overcome a lot of more traffic
than someone horse on the outside.

Speaker 1 (27:05):
I just think it's gonna be.

Speaker 2 (27:07):
I think it's gonna be a lot of speed up front,
and I think there's gonna be one of these horses
coming from the back and and and trying to you know.

Speaker 1 (27:14):
Run them down.

Speaker 2 (27:15):
And and if it's that's the way it unfolds, then
we'll see. But there's you know, the start of these
races is the key to it and the post position
and we'll get you. But it's a it's a tough race.
Everybody knows what they're getting into. You know, the wind contenders,
you know, like I say, you know eight six seven,

(27:35):
you know the twenty one also eligible and nice horse
could get in and do something. So we'll see what
happens with it. We'll see how it goes and put
everything together. But I think I'm gonna stick with my four.
I like to I like to Ford and I'm probably
be where I'm gonna try to spin my stuff around
and I like chunk of gold.

Speaker 1 (27:54):
We'll see what happens with that coming.

Speaker 2 (27:56):
Mike Smith is solid, He's still a solid rider.

Speaker 1 (28:00):
You're just gonna do an exactly box ad to eighteen
or what are you gonna do with that?

Speaker 2 (28:03):
Tell what I'll do when before rape for the actual
betting windows closes.

Speaker 1 (28:11):
I have a lot of these premonitions.

Speaker 2 (28:12):
Sometimes and sometimes they're wrong, and sometimes they're right, But
I don't I think that our analogy here is probably
just as good as the on Twin Spires, because you know,
they're very rarely. They do get on some winners a lot,
but you know they're all it's still they have to
race the Racey, here's a ten dollars exactive I might
consider the one in the five over the eight at

(28:34):
fifteen dollars or ten dollars exactly cost twenty dollars to do.

Speaker 1 (28:39):
If it hits, get a little.

Speaker 2 (28:41):
Check out of it because you've got long shots over
the favor you can you know, I don't know, they're
just some kind of I'm gonna do that, you know,
put it together and see what happens from there. But
it's fun, and I hope that if you're out there,
you're having fun. If you're out at partying and enjoying
yourself with your friends and neighbors and relatives, what have you,
be safe, you don't, I will safely get in, get out,

(29:01):
get your designated driver, uber or whatever. Be a lot
of stuff going on and a lot of people out
and about, so just be safe and be on the
lookout for people around you and pay attention, but enjoy it.
So Tim, the last we hit a good super effect.
Of what year was it when we hit the super
and that would have been twenty fourteen, as we had

(29:23):
finished winning the Calcutta with the University of Connecticut, they'd
be Kentucky in the final game, so we kind of
had a little jingle left. We made a little money
off of Connecticut and UK couldn't hit the free throw,
so I gladly took the money, but I wouldn't have
I wouldn't have cared if I would rather have Kentucky wanted.
But a good consolation that we didn't win was that

(29:44):
we want a little bit of money and we parlated
it into a super effect, I think, and we did
really well. That's frame YEP. We did, and we picked
some good horses over the last couple of years.

Speaker 1 (29:57):
And I think you were all over rich Track, weren't you.
I know you know, I have I knew the connections.

Speaker 2 (30:02):
So uh Jim Bowie, yeahs we call him and he
was there in the winter Circle and he was really happy.

Speaker 1 (30:08):
And rich Struck was what ninety I don't one eight
or something like that. Crazy that has happened over a
few times.

Speaker 2 (30:14):
And one of them all remember was I think Calvin
Barrell on Mine that bird and he was about eighty
to one in the day and I think Mine that
Bird was a Gelly. Actually not many Gellings have won
the Derby and these When you're spending this kind of
money for this type of talent, it's kind of hard

(30:35):
for an owner to gel the horse.

Speaker 1 (30:37):
But sometimes it's necessary evil to get them to get
their mind right. Yeah, yeah, yeah.

Speaker 2 (30:42):
So any Rodriguez, man, I'm telling you that the four horse,
I just he's four for four in the money, you know.
One at Aqueduct in the Wood Memorial, the Grade two
seven hundred and fifty thousand dollar race one by three
and a half Links wanted Santa Anita on a mile
back in January.

Speaker 1 (31:02):
You know, uh led all the way, but.

Speaker 2 (31:04):
He's he's gonna get out and he's gonna run. And
that's why I say this is gonna be a fast
pace to start with.

Speaker 1 (31:09):
It's gonna it's.

Speaker 2 (31:10):
Gonna come down to stay safe and getting out out
of the way. So I wan't take it for what
it's worth. We're just having some fun with our picks today.
We're gonna take another break. Your Listen to Welcome Home
Show by Guardian Savedy's Bank World Today from nine to
one for numbers eighty.

Speaker 1 (31:23):
Five, nine eight nine nine nine, threety six. We'll be
right back.

Speaker 2 (31:26):
You listen to us on news Radio six point thirty
Stuffed Lap.

Speaker 1 (31:29):
Get your bets right now. We'll be right back. You're mac.

Speaker 2 (31:33):
Listen to Welcome Home Show by Guardy Saves Bank Tim
Larry in here this Saturday.

Speaker 1 (31:36):
Morning, Derby Day. We hope you've enjoyed the show. We
appreciate you tuning in to us.

Speaker 2 (31:40):
We hope you have some fun today and hopefully I
don't know if we give you any advice on a
pick or not. I know that old Denver Humphrey down
there in Richmond, he'll be listening in. He'll probably do
whatever we say. He generally spends his money like that,
him and Rick Jones, and then people get out and
get stuff going on.

Speaker 1 (31:54):
So don't spend anymore. You gonna Thris stuff or you.

Speaker 2 (31:58):
Can afford, right, yeah, yeah, don't don't spend any more
and you can afford to lose, and don't lend any
more than you can afford to lose.

Speaker 1 (32:05):
So just have fun with it.

Speaker 2 (32:07):
But I hope everybody has a good day and enjoys it,
and we appreciate you tuning into it. Hey rate six
seven five on a thirty year fix, six point three
seven five on a twenty year fix, and six percent
on a fifteen so keep that in mind.

Speaker 1 (32:19):
Six and a quarter on an faha. You know, it's changing.

Speaker 2 (32:22):
It might might be a little different when we get
back Monday, but at the bomb market's a little crazy.

Speaker 1 (32:26):
But you know, keep that in mind.

Speaker 2 (32:28):
We got faha V a USDA Community home buyer. We've
got all kinds of good loans here. So if you
want to get pre qualified, give us a call. If
you want to refinance, give us a call, if you
want to get you know, look at you know, seeing
what you qualify for and you're just you know, interested
in seeing what you might be able to do. Is
you know, it's totally up to you. Just give us

(32:49):
a call eight five nine eight nine nine nine three six.
We'll help you sort things out. The only thing we
do is mortgage loans, though we don't do boat loans,
note loans or anything like that. We're just taking care
of business. So on mortgages, we just you know, and
we we're real bank. We got checking and savings and CDs,
so you know, we talked about mortgages on here the
whole time, but we've got all the other services as well.

(33:11):
And once again we talked earlier the show that we
service our loans. Our closing costs are so low because
we service our loans to pay back's truly in the payback.

Speaker 1 (33:20):
And you know, just be careful on the wording.

Speaker 2 (33:22):
Of some of these people you might run into online
that might want to shoot you out in space with
their rockets and stuff. But they said no out of pocket,
but they might be you know, ten twelve thousand dollars
in closing costs, So make sure that you're not borrowing
more than you need to. We're borrowing up a bunch
of equity, paying something that you don't need to pay
and you are allowed to shop. Some people think that
once they talk to somebody or they've been pre approved

(33:43):
somewhere tim they can't go out and talk to anybody
else about it.

Speaker 1 (33:46):
And that's not true.

Speaker 2 (33:47):
Until you close that loan, you have every reason and
every need to shop so that you know what you
need to know about what loans are out here that
can help you, you know, get the best possible deal.

Speaker 1 (33:57):
Don't you agree with that? I mean you shot.

Speaker 2 (33:59):
Matter of fact, we've just been through this and we
had an HVAC unit go out and so I already
had a quote, and so I reached out to actually
home depot. They gave me a quote a similar they
didn't have the same brand name as I wanted. I
wanted to carryer to match my other unit, and they said, well,

(34:19):
we'll do it for this, and I was like, well,
I'm sorry, you're not even at the ballparks. And so
the guy says, long, did I make a call? And
he makes a call, says, well, we'll match it. I said,
but you're willing to tell me the device for a
lot more than now you're going to match the prices.
And now it's I said, the other company was honest
to begin with, and they shot me the price, and

(34:39):
I think I'm going to stay with them.

Speaker 1 (34:43):
Had you come in with a competitive.

Speaker 2 (34:44):
Offer to begin with, I wouldn't be so hesitant not
to take your deal. But I just kind of felt
misled there a little bit.

Speaker 1 (34:50):
Yep, it was. It was way out of control.

Speaker 2 (34:53):
So I was told them it was out more than
my other quote, and they were magically matched it. And
if you and if you feel that way, if you're
getting you know it happens all the time in this
line of work too. I tell people calling around, get
a couple, two or three other quotes. I'm not scared.
But what's funny is if you already have a quote,
give us a call and let us get one, and
then let's see if we give you an offer lower
than the airs and see if they can match. And
you feel that same way, that's right, But there are

(35:14):
variables here. Don't let the rate clouds your vision about
cost because it takes you a long time to recoup
five six thousand in cost. Or if you take an
incrementally higher rate but you have less costs, I think
that's the better way to go.

Speaker 1 (35:28):
I Adre.

Speaker 2 (35:28):
I've had some people inquire about buying the rate down,
and at this point, I don't know that that's what
I would do, because if you can refinance for nine
hundred and forty five bucks, why would you pay two
or three thousand dollars to buy the rate down unless
you're going to keep it for thirty years? Why pay
two or three thousand or whatever's going to cost about down?
Just you know, do this what we've got, and then
when the rates come down for a thousand bucks, we'll

(35:49):
refinance it and go again.

Speaker 1 (35:51):
Yeah, they're just different ways of looking at it, and
we appreciate it.

Speaker 2 (35:53):
Wait. Tom Dupree, who's on here before this show I
want to throw a shout out to him too.

Speaker 1 (35:58):
He does a great job.

Speaker 2 (35:59):
I get a lot of people with you know, they
love people, say, man, I love listening Tom to pried
Andy coming on to you guys. So yeah, he got
hung up last week on a salc Alita Summer, a
song that he remembered from the nineteen eight It was
released in nineteen eighty one.

Speaker 1 (36:12):
Yep.

Speaker 2 (36:12):
And he just got the biggest kick out of playing
salc Alito Summer last week. And I thought it was funny,
I said, we got a love. We about the same
love of music. Yeah, and it's so I just said,
some of my people who listened to the show on
a regular basis said they listen to Tom to preed
and they get you guys, and they love Tom too.
And they listened to him on his investment bvice and
so on and so forth. So I want to talk
to Tom about his about that. He was really adam

(36:37):
and adam about playing that song and he's just really
enjoyed the guitar riffs. But he's just he had such
a plethora and he's been doing this plethora of information.

Speaker 1 (36:46):
You've been doing it for so long. Yep.

Speaker 2 (36:47):
And he's a great guy, just a you know, great
person to talk to and chat with and visit with.
And so he's gone before our show and like throw
a shout out.

Speaker 1 (36:55):
To him and just we appreciate it. And then he
does a great job.

Speaker 2 (36:58):
So we we enjoy, you know, visiting with him when
we can and sharing information and he knows what we do,
we know what he does, and it's a good partnership
around here. So listen once again, have fun today, enjoy yourself.
Don't that more than you can afford lose. Pick the
horses that you like to, you know, if you feel
comfortable with. Some people do it by caller, some do

(37:19):
it by name, somebody do it by an owner. So
just whatever it is you do, just be safe doing it,
have fun and just be saving today.

Speaker 1 (37:27):
If you've had too many minut jobs, so I'll get behind.

Speaker 2 (37:29):
The wheel exactly, get you an uber and make sure
the designated driver you're with is in good hands. And
just everybody be safe. So we appreciate you tuning in
to us. You have been listening Welcome Home Show about
