That's the reason we're talking to Paula Christian right now. Paula,

So, Paula, what are we what are we seeing here?
What's the some some plans had come out a few
years back in regard to what they were going to
do with that unused space down there. What's new about
these new plans that have just been come that have
just come out that are going to be presented to
the board.

I believe it's next week.

Speaker 4 (01:13):
Well, so the county hired an urban design team to
come up with a plan to finally build out the
banks in April. And these are the designs that this
team came up with back in June. And if you

look through them, you know, the things that really stand
out are the luxury high rise residential building with waterfront
views that they feel like could capture something that it
doesn't exist in the Cincinnati market right now and could
bring up to twelve hundred new units residential units to

the Banks. So all of these businesses down there who
have been begging for more foot traffic when the Reds
and the Bengals aren't playing, they want this density desperately.
The other parts of the plan that were interesting were
at least one new hotel and it would be right

next to pay Corse Stadium, an upscale hotel, perhaps two hotels,
a lot of new retail to support all these new residents,
like grocery stores, cafes, dry cleaning, and then some other
improvements as well.

Speaker 3 (02:35):
So, just because I've heard this and maybe I'm wrong,
but are there not like height restrictions that the Bengals have,
like where you can't see, you know, go over the
heights of pay Corse stadium or am I making that up?

Speaker 5 (02:50):
Oh?

Speaker 4 (02:50):
No, I actually reread the lease this morning to make
sure I was correct on this. The leafs that county
just signed with the Bengals in August. So this design
plan that will be presented next week, the city Council
has to approve it and the County commissioners have to

approve it. But there is a third party that also
has to approve it, and that is the Bengals. And
if they don't approve the design plan, then it will
not move forward. So in the lease, there are height restrictions.
For number one, they want to preserve their sightline for

television cameras so that they can have a nice cityscape view.
They want to preserve their views from the East End
club lounge, and they don't want anything higher than like
fifty fifty five stories that would be higher than the
plaza level of the stadium. So it limits dramatically as

the lease is written. Unless you know they're willing to
change their mind, what can be built there for certain?

Speaker 1 (04:06):
And we're talking to Paula Christian from the Iteam from
Channel nine and Paula. Whatever they're talking about extending this stuff,
does it ultimately include like out through Queensgate almost to
seventy four and stuff and development of that whole area.
Is that included in this plan or is that something
entirely different.

Speaker 4 (04:26):
Yeah, that's so that's entirely different that that is a
city that is a city plan, because those ten acres
that are freed up from the Brent Spence Bridge, that's
city property. But I mean it will all it will
all be together. I mean, you know, it will be
one cohesive space that people will be able to, you know,

walk from the Bengals Practice facility all the way and
that green parking area you know, all the way down
the riverfront. So what they're also what they're planning for
the banks is they want to put in a lot
more park space, a lot more trees, kind of like

really put in some upscale lighting fixtures and just make
it look nicer. One of the things they're considering is
putting in a second park right behind the Freedom Center,
which would have a ferris wheel and which was very
popular a couple of years ago before it got removed.
And then definitely making Freedom Way, which is kind of

the main thoroughfare, either pedestrian only or pedestrian first, to
just make it like one big walking area, which and
that's where if there was a new hotel, that's where
the new hotel would go right there, which would kind
of be close to like where you know, kitchen is
and taste of Belgium.

So, Paul, I feel like we talked about the Banks
as it's you know, a newer development, but I mean
we're talking like two thousand and eight, twenty ten is
when that really was was started. So I guess my
question is what is the state of the of the
current development of the banks. Is it utilized, is it underutilized,
is it doing well? What's kind of the thought there.

Speaker 4 (06:20):
Well, I've been covering the banks for at least eight
years and you know, all of the development installed development
for years now. They the leaders have been promising that,
you know, these empty lots will be developed. I mean
it's been almost ten years that they actually think. It's

been over ten years that these lots have been empty.
With the rebar you know, just showing up there. It's
not attractive and the business owners don't like it. When
I interviewed Mayor Puval and commissioned President Nie Streehouse couple
of months ago, I mean the mayor was very adamant

(07:03):
that he didn't like it and that he was kind
of tired of it not being finished. You have to
remember this is the twenty fifth anniversary of when the
Banks was first designed. I mean, so it's been a
long long time. And if you in looking at some
of the feedback from this presentation, they had a lot

(07:27):
of like breakout sessions with the business owners and stakeholders
at the banks. You know, one of the problems that
everyone was saying was preventing this from getting done. Are
there there's too many stakeholders, so there's like too many
cooks in the kitchen, too many people, have to say,

(07:47):
too many people. Because you've got the city, the county,
the reds, and then you know, the big one is
the bankals. I mean, it really is. You know, part
of the reason that the Banks has not been developed
until now, I guess it's because the county has had
to preserve so many parking spaces for the Bengals for tailgating.

(08:11):
And you know a lot of this was on these
empty lots because if you remember, the county purchased the
Hilltop site for the Bengals for tailgate parting parking and
for that indoor practice facility. But if you remember how
long it took Hilltop to move because they couldn't they
couldn't find anywhere to relocate to. So the county was

still bound by this lease that it had to provide
so many thousands of parking spaces for Bengals tailgaters. Well,
they were on those empty lots, and you know, part
of the thinking was they couldn't develop those empty lots
until Hilltop sold and they could replace the lots because
they'd be in violation of the lafe. So now I

mean that that definitely did impact why there were stall
development at the banks. So you know, now hopefully this.

Speaker 1 (09:00):
Forward and uh yeah, Paul, we're going to see the
official presentation to the County Commissioners the next week, I
believe is it.

Speaker 4 (09:10):
I'm not sure what day, next Tuesday, it's next Tuesday.
And one thing to look for and one thing I'll
be looking for when the final you know, when when
we see the final plan, is whether or not those
hot that high rise luxury apartment building is still there.
Because if it's not, then that means that the Bengals

said no. It'll just be really interesting to see what
from you know, this design team that the county paid
five hundred thousand dollars to come up with this plan.
These were their ideas, their concepts. Will see what what
actually makes it through.

Paul, if you were in the guessing business, would you
say the Bengals approve this or not? Because on one hand, okay, yeah,
it's people that live down there and they're more likely
to you know, walk down and go to the Bengals
game and buy Bengals tickets and all that stuff. But
then the other side is, now, the Paykwort Stadium is
not the premiere structure, and like you said, the site

lines and all that. What do you think the Bengals
will do on this?

If you had to guess, well, whatever plan we're going
to see next week, the Bengals have already approved, because
there's no way it would be going to the county
and the city ahead of the Bengals approval. So I
don't know. I mean, I'm sure the Bengals would like

something better for the banks too, and I'm sure that
how cool would it be to have a really nice,
upscale hotel basically adjacent to your stadium. I mean, I
can't imagine they wouldn't love that and more dining options,
and I think that they want better for the banks
because that only helps them. The only thing that gave

me pause was that high rise.

event to someone is not to another. And you know
there's two types of different people, ones that want to stand,
the ones I just want to sit and enjoy it.

Well, you, you and I are both like that in
that regard as far as people goes. That's the reason
I don't go to the movies anymore. I mean, I
guarantee you the last ten times I've been to a movie,
it wasn't really I can't think of one really egregious
thing where somebody was a total ass and refuse to

turn off their phone or whatever. But every single time
somebody was sitting there talking or somebody was sitting there
on the phone.

movie came out, and you know, we've been took them
to Imax to see it. That's those tickets ain't cheap.

take the family to see Guardians of the Galaxy and
Imax and this lady is sitting right behind me is
making a dentist appointment.

I turned around looked at it, and I'm like, really

Yes, our good friend PJ. Street, he joined us every
week around this time, and PJ are a great topic
today because there's so many supplements out there. I mean,
more new ones come on every single day. I'm sure
in your field you have multiple times a day someone
asks you, well, PJ, what about this? And I saw this,

(42:37):
and well this helped me. You're here to kind of
clean clear up the air a little bit on what
is actually good in terms of supplements and what is crap.

Speaker 8 (42:47):
Yeah, guys, by far, it's the most commonly asked question
I receive. You know, what supplements do I need to
be taking? And you know, ninety percent of them are
a waste of money and do nothing more than drain
your bank account and give you expensive YearIn But there
are a handful of evidence based, you know, low costs,

(43:10):
you know, rather unsexy, but effective supplements that can help
with things like longevity, energy, muscle maintenance, joint health, you
know all this stuff we're looking for. Right, So today
I'm gonna break those down for you, but before I do,
I think it's important to note that the word supplement
literally means in addition to it doesn't mean in place of.

(43:31):
And it's important to note that because you know, the
typical US adult is consuming three thousand plus calories a day,
they're getting four thousand steps a day, they're sleeping six
hours a night. Only twenty percent of US adults get
you know, twenty minutes of aerobic activity per day. Only
twenty percent of US adults strength train at least two

times a week. So if you don't have all these
if your average behavior is poor, if your average habits
are poor, these things aren't aren't going to help very
much at all. So I just wanted to kind of
to bring that out up front before I get into these.
But like I said, there are some very you know,
evidence based, well research supplements that they can help. So
let let let's start with probably the most popular one

last you know, you know, several months or even even
year for that matter. UH, creating monohydrate.

body fat, it's just you know, the interest cellular water retention,
and it does eventually stop and laying levels out. But
creatine is great. Number two on my list, and this
is this is relevant for people that live in the Midwest.
For sure, Vitamin D three you're probably deficient if you live,
you know, in the Midwest.

And D three is great for immune function, for bone density,
mood regulation, and cardiovash for health two thousand to five
thousand I use daily. You want to take that with food,
you can't go wrong with D three. Number three on

second one is magnesium citrate. And if you have digestive issues,
which a lot of us do, magnesium citrate's great. Like
I said, great for sleep, also helps with muscle recovery,
blood pressure, just your overall mood and energy. And most people,
you know, they're deficient and magnesium because most people eat

a crappy diet and are under a lot of stress.
You want to add that to your arsenal for sure.
And then you know this isn't essential by any means,
but I think you know it's worthwhile for most people.
A way. Protein powder, it's a simple, basic wave protein powder.
Most people have a hard time hitting their protein target.

And look, protein is going to be critical for people
forty plus in terms of maintaining lean muscle mass. And
it's a high quality wave protein. It's just convenient, it's complete,
and most people digest it pretty well. And again I
want to stress you know, sarcopenia, which is muscle loss,

is a big problem in aging individuals. So you know,
if you're if you need a low protein diet, you're
not eating a lot of you know, fish, chicken meat,
you know, greeky overt et cetera. You can't go wrong
with adding that in. And you know, a scoop a day,
twenty to thirty grams of added protein for like one
hundred and twenty calories, you can't go wrong with it.

Here's the question, PJ is okay, Yeah, you say fish
oil or vitamin D or creatine. Well, there's seven thousand
different kinds. Like there's some that you know that kind
of pitch themselves as maybe more organic. There's some that
are cheaper. There's it's like you know, you can get
uh yeah, fish oil pills and some cost you know,

twenty bucks for a jar, yes, seventy bucks. What do
you suggest there?

Yeah, you don't need to go over the top and
buy it like these these ultra high price versions of
the these things. You know, I don't have any affiliation
with this company, but I I use Legion brand. If
you search Legion Athletics on Google, you'll come up they're
a really well, you know, well respected stuff in the company.

Everything's dosed properly, and and the pricing there is is
pretty decent. But yeah, to your point, Rock, I mean,
I walked into I don't know where I was the
other day, I was out of fish oil and I
walked in and I'm like, the one bottle of fish
oil is like seventy dollars. I think I'll I think
I'll ratchet it down and get the you know, the
twenty dollars bottle in the end.

I just but that.

But that is the thing. It's like, yeah, you're like, well,
if you know, if I'm going to invest in this,
I want to you know, I want to actually work.
And your mind tells you that the stuff that's more
expensive sure is going to work better than the stuff

Yeah, I wouldn't, you know, It's definitely something to consider.
Like I wouldn't go to like Kroger and look in
the bargain bin for some you know, like Nature's Made
brand or something like that. But these people, look, a
lot of these supplement companies are praying on you, and
the marketing is really good, and they're going to try
to convince you that you need to spend you know,
eighty hours on a bottle of Vitamin D when you don't.

So I just look something, you know, if you're shopping
on Amazon or whatever for these things or whatever, I
just look for the ones with with you know, the
best reviews that are kind of in a moderate price range.

So where let me ask Let me ask both of

I'm sorry, PJ, but let me ask them because you know, look,
that would be I think that would be ninety percent
of everybody listening right now, who you know cares to
take a supplement, that's where they go. I mean, Kroger
has a giant selection of you know, of all these
every supplement we're talking about here, and usually they're buy one,
get one free. Now, am I wasting my money? Is

that I'm asking you? Am I wasting my money?

or there's a bunch of stuff in it that doesn't

need to be in there. So I'd be on the
lookout for that word and stay away from that. But
you know, look, you can you could jump on Google
or chat, ChiPT or whatever and just ask, you know,
what is the most the best brand official or the
best brand of this or that, and you can probably
make an informed decision.

Interesting, now, with creatine, there's what, there's monohydrate, there's a
there's all kinds.

Of Yeah, a basic monohydrate is fine. I also get
asked that Rocky, I think you and I talked about
this a couple of years ago, is creating okay for kids?
And from everything that I that I've looked at, you know,
do you want to give it to your five year old?
Probably not? But you know, if you've got a young athlete,
you know, seventh, eighth, ninth grader. From what I've seen,

creatine is beneficial and totally fine for that demographic of
people to take. And then real quick I should have
listed this one. You can't go wrong. There's no downside
to taking a multi vitamin either. You know, that's probably
the most consumed supplement in the world, and there's just

there's just no downside of taking it in terms of
nutritional insurance, so to speak, because it's either you eat
like crap and you're deficient and a bunch of stuff,
or on the flip side, like if you're a hardcore
fitness nut and you eat a very limited variety of food,
you can also be deficient in certain stuff, So you

can't go wrong with a multi vitamin in my opinion.

guy from a little village in India. His funeral was

within the last couple of weeks he was water. He's
a well respected guy, retired Air Force veteran, well respected
in Kanchi, this village for his work within the community.

So needless to say, there was a big funeral was
held for him. Everybody in the village was taking part.
And imagine the surprise of all the attendees when our
good buddy Mohan rose from a casket and started taking
part in the Hindu service. Wow, we hear about that before.

We've had stories on when you're at a funeral all
of a sudden the guy pops out of there.

Yeah, and they thought he was dead. No, this guy
was pretending he was dead. He just wanted to see
who would come to his funeral.

just for putting everybody through that.

He said, Uh, I'm one blah blah blah blah blah.
Apparently he uh he had all this, said that he'd
been planning this for a while. He even was helping

that right, no kidding. When asked about his plan, he said,

respect and affection people gave me.

in Alabama losing their minds at any loss. But then

have certainly gelled this year. You've seen that obviously on
the games that they've played and the wins they've had.

defense has come around. They're in the top twenty in
the NCAA as far as allowing points per drive, which
I know sounds like a weird metric, but basically they
don't give up too many touchdowns.

it's by an artist called Breaking Rust and it's been

downloaded over three million times in less than a month.
I'm gonna try over the phone here to play it
for you, but you tell me, can you tell that
that this is AI? Listen to this? Yeah, that's not human.
That that is AI And there's no human performing at

(01:33:37):
all in Walk My Walk. And it's now the number
one downloaded song. It's AI generated. It's beating out actual
humans for the top spot on the Billboard chart, and
it's all the talk on social media right now. I mean,
it's getting mixed reactions of people who are saying this
is creepy, and others who are saying that they think
this is a crazy experiment, and some who say they
really like the song, but it's weird to them that

(01:33:59):
there is no human back there. But Billboard says, yeah,
that it is in fact an AI artist, that it's
one of at least six at the chart in the
past six months who are AI artists. There's an R
and B in gospel AI artist who has a massed
over forty four million streams, and that one's created by
a songwriter who writes the song and then puts it

(01:34:22):
in the computer and then the computer makes it and
the computer actually performs it. But then there's that that
Tilley Norwood situation with the actress where she looks incredibly
real and they're shopping her around. The agent's Emily Blunt,
the real actress, was on The Variety's podcast and said,
no way to these AI generated actresses. And I assume

she would say the same about singers. But but here's
how she put it. That's an AI.

Yes, that is the good lord, really really scary.

Common agencies don't do that. Yeah, And it's all, you know,
good for the companies because they don't. If you don't
have a real human, you don't have to pay them,
you don't have to deal with contract demand, you don't
have to have breaks and all of that, and deal
with the weather if you're shooting outside. But there are
others who say, whoa wait a second, if you don't
know that it's AI and it's just popping up. Is
number one on the Billboard chart and you're listening to

it because it really does sound real and it's a
good song, it's a catchy song, but there's no human
performing it.

That's the thing I think, and then and I have
talked about this. I feel like I wouldn't want to
read a book that I knew was written by AI.
I wouldn't want to listen to a song that I
knew was recorded and totally done by AI. But if
I didn't know, And that's the thing is increasingly more
in the future, you're not going to really know. They're
not going to be fourth right and tell you that

you're just and you like the song it's catchy and
who cares.

Right, And how much cheaper and easier it is to
make it without a real singer and without a real
band behind them or a group behind them that you
got to pay and wait for them to show up
and do studio time and all that. There are apps
right now that you can just put in what you
want the song to say, and it will create that song.
They don't sound as good as this one Walk My Walk,

(01:36:05):
but still within a minute or two you can make
a song. It's incredibly easy now with AI, and AI
is just going to keep getting better and better. There
are still those who are going, no, well, I know
when something is AI, that something is a little bit off,
especially if there's images and that sort of thing. It
is getting better by the day. As we've talked about,
it's no longer where the people in the crowd have

(01:36:28):
eighteen fingers and melted off looking faces. If you look
into the crowd. It looks, especially if it's like a
real professional project and not just you at home on
your Mac making it, it can look very very real,
and in this case, it sounds very very real.

Well, Alex. Unfortunately Rock and I have talked about this
as well. Is that, hey, look, it's called entertainment. If
people are entertained by it, like you were talking with
the people liking the song, Yeah, you're taking a back,
a little bit a back, but soon the fact of
the matter is you were obviously entertained by it. Now

that's going to come to TV shows, That's going to
happen with the movies. Yeah, people are going to be huh,
they're going to pause for a second. But if they
like it's it's not going to matter. And God bless
actors and singers because it's coming.

Yeah, And that's the whole debate over this is if
you get the emotion out of it, if you get
the feeling out of it that you want, then who cares.
But then there's still something I think inside of a
lot of us going, well, yeah, we still it is
still a little bit creepy if it isn't real, and
that if a computer created it in the likeness of
a real human. So I think there's a real debate

going on there. But yeah, there's definitely the part of
if you get out of it what you would out
of a human, then who really cares?

Now, what about people in the music industry. We've heard
the actors and actresses kind of push back against the
AI generated actress, But what about these big music labels
of big artists spoken out on this and all.

Speaker 16 (01:38:02):
Yet, Yeah, the artists are not thrilled about this for
good reason. I mean, it's their job, it's their livelihood.
Companies have been kind of quiet about it because it
may be the future. It would be a lot easier
and cheaper for them if it was the future. I
think the real separating point here though, is one of
these AI artists, at least with the current technology that

(01:38:24):
we have, is not going to perform in person and
that live act if you're you know, Tim McGraw or
you can go and you can actually perform and bring
about that emotion and really impact people and make a
lot of money by performing in person. These acts are
not going to be able to do that the AI act.

(01:38:44):
So that is the real defining point there between humans
at least at this point until they figure out I
don't know the homograms to do it or whatever, but
at this point, you know, they just can't do that,
so that there's a big difference between the two. You
can listen to it streaming or on the radio, but
you can't actually see them go out and perform and

make money that way.
