talk about, that's for sure.Where you spend a lot of time talking
about insulation and ventilation this time ofyear. And one of the things we
talk a lot in the spring ismoisture intrusion into your home. And I'd

like to spend a little time onthat today also because where I'm at we
had a couple of it's been prettydry and then we've had a couple of
pretty wet days and kind of goinginto that wet time of year. So
a lot of homes, basements,cross spaces, and when you run into

water intrusions in your home in alot of cases is it's out of sight,
out of mind, and golly,the worst thing I want to know
is about the problem. Right,it's out of sight, out of mind.
Everything's good, yeah, but thenall of a sudden you start getting
mold issues, wrinkling of paint,water stains on drywall, and that's kind

of like a smack to the head, right, we gotta pay a little
attention to that. So one ofthe things I'd like to talk a little
bit today is wet basements, smellybasements, wet crawl spaces and smelly crawl
spaces like you may have noticed overthe years when you go down to the

(02:46):
basement level of your house or nearwhere the crawl space is, you're halfway
down the steps and all of asudden you get just a really stagnant,
musty odor. And when soil isdamp, or cardboard is damp, or

(03:06):
fabric is damp, or you know, organic material is damp, that's the
smells. That's great, And ina lot of cases it is mold.
But if it is the cross space, get a flashlight and peek in it.
You know, some of them areonly you know, two three feet

(03:27):
high. Some of them you canwalk in. But take a look at
the ground of that cross space.Is there concrete? Is it just soil?
Is there plastic on that? Istheir rock on top of the plastic?
Is there water that's standing? Isthere mold on the walls? Taking

(03:52):
the flashlight up? Is their moldon the subfloor? Is their mold on
the joist? So just a visualinspection would be nice to do as far

(04:12):
as the basement, And boy,isn't there a large large variations when it
comes to basements. We have somewonderful basements that are beautiful theater settings or
like a bar in the basement andTVs, and there's others and a hundred

(04:33):
year old homes that maybe still havea dirt floor, stone foundations, so
large variations. But if it's anunfinished basement, you know, are there
cracks in the walls or cracks inthe floors. Is there a moisture that's
weeping in. If it's a blockfoundation, are they damp without cracks.

(04:54):
These are the things that you shouldobserve and then correct if there's a problem.
For instance, if you have ablock foundation, it's always getting damp.
Maybe a ceiling is needed on theoutside. Yeah, I know,
you got to dig down. There'salso a ceiling that can hold back ten

(05:15):
pounds of water pressure that can beput right on the block on the inside
of your home. Ten pounds ofwater pressure, a lot of water pressure
that that's going to hold back becausethat water transfer, and especially in the
summertime, that cool, damp feelingin a basement, that's no good.

(05:39):
That's a great breeding grounds for mold. And we all know that mold causes
problems for sure, breathing problems,just allergies and things like that. So
trying to enhance our living quarters withproper humidity fifty in the summer, thirty
five percent in the winter. Thoseare ideal. They're going to vary themselves

(06:01):
without your help. But if you'rerunning fifty sixty percent in the wintertime,
that's too high. You're going tohave condensation. Condensation is going to create
mold and there's going to be someissues. And when you get in the
summertime, even with an air conditioningrunning, if you're running sixty seventy percent,

(06:26):
there's going to be issues there also. So those are things kind of
like to talk about today. Andone of the things, you know,
things change over the years too.We have back in the day, we
would have ventilation in crawl spaces,and ventilation is just a little opening that

(06:51):
would allow a breeze to blow in. But depending on where you're at and
where we're at in the summertime,when you get a breeze, you might
have ninety percent humidity outside. Andwhat good is that blowing that really wet
air into a cross space. Notit's not it's not. So even though

(07:13):
we did cross spaces with openings andventilation years ago. We're looking really now
at encapsulation, which means there areno openings. There is a water vapor
barrier put on the floor, probablya ten to fourteen mili plastic. There's
rock on top of that to holdin place, insulation maybe on the walls

(07:39):
that minimize water vapor penetration. Sothe question is is your basement, is
your cross space, Is it upto snuff or is it letting too much
water in? And even the lowwater is too much? Is it letting

(08:00):
too much water vapor in? Sowe can certainly talk about that along with
weather stripping and insulation and ventilation,which is on pretty much everybody's mind this

I got a problem with my deifyhere. We had a fire. When
it starts up, it smells moldy, musty. Is there something I can
spray through that that won't destroy themachine? And so is this on your

air handler? Or is this afree standing or no, it's no free
standing and it's a humidifier de humidifier? Do you humidifier? Do you have
when the d humidifier is going on? Is that a host to the back
of it and goes to a drainor does it go to a reservoir and
you empty it goes to the reservoir. I would think that the only thing

(11:54):
that could really be stagnant in thereis the reservoir itself. Have you really
scrubbed that out? Maybe with alittle bleach and water or something along those
lines. I have, and nothingat all. I think it's I believe
it's on the coils. Well,that's another thing. That was my next
step. So there is a productcalled coil clean oil that is simply sprayed

onto the coils. And if youcan, if you you've taken that filter
off the back where you can seethe coils and everything, I yeah,
I have, okay, And howabout the base underneath the coils? Uh,
I didn't check that, really checkedthat area too, But that's the

only place is really I mean,the coils obviously are creating a condensation,
could be settling at the base tothe reservoir and out. That's really the
only place you could have that odor. So yeah, I would might try
some coil clean anyway, it'll makeit work more efficiently. Get that at

too, because this time of year, you know, I didn't mention humidity,
but in the winter time our housesare drier. The air outside is
dryer. Like I shut my deumidifieroff in my house. Let's see,

I'm gonna say two months ago toa point. Now I'm running the humidifier.
Charlie. Welcome. Hi Gary,Yes, sir, Now, I
got two questions really quick. Uh, you had talked about some kind of
a coating or spray for the shinglesin the facts. Yeah, we got

(13:54):
some calls from callers. I meanI was in. We got some calls
from callers that were asking about ait called roof Max. And roof Max
is a product that is professionally appliedon the shingles of your roof to increase
the longevity of that roof. Sothe way the roof fails, you get

(14:15):
a thirty year roof, you're gonnaprobably get no more than twenty five years
out of it. At about yeartwenty, it'll start losing the granular protection
of the shingle, and roof Maxwill come out. They will spray the
roof, which will add protection tothose shingles and maybe add some stick empowell

(14:39):
power to the granulars that are protectingthe shingles. So it's there's something I'm
sorry, Is there something I canapply? Not that I'm familiar with.
Oh okay, not that I'm familiarwith. And you could do two applications
of this and it does what itsays. You just got to do the

math and decide whether that's going tobe worth it to you, you know,
because it's you know, it's probablytwenty percent of the cost of a
new roof, but then you getanother five years out of it. Okay.
My second question was, I'm lookingfor some kind of a seiler for

that. Is that roll out paperroofing a seiler for I just need to
put some kind of a ceiler coatover that that paper roofing, so I
get a couple winners out of it. When you say paper roofing, explain
that to me, Well, it'sit's it comes in a roll and they

(15:45):
they just roll it out over theplywood. Okay, so rolled roofing,
roll yeah, roll roofing. Yeah. So yeah. There there's multiple different
ones of seilers that you can putover there. Is this a black roof
of black rolled roofing? Yes?It is it leaking at all? Now?

Not yet? That's what I wantto prevent. Okay, So when
you go to shop for it,it's a regular roof coating is what you're
looking for. And they make itin black. They make it in a
loomin color obviously you want the blackand the way that is sold now.
It's kind of like driveway seilers aresold now. Also they have different qualities

(16:30):
of it, so they have atwo year warranty, of five year warranty,
of seven year warranty, and aten year warranty. So you know,
you kind of picking your poison ofwhat you want to do, which
one you want to use. Youknow, like everything else is going to
have to be clean. It canbe applied with a roof brush, which

(16:51):
is like a brush with three knotsof bristles on there, and it's just
applied over the shingles, all right, because I plan to pressure washing before
I make the application and be carefulwith that too, you know, the
low pressure under two thousand psi atleast eighteen inches away from the shingle.

(17:14):
But yeah, I'd probably get afive year if you would. The difference
is the amount of UV protection inthat ceiler. So in two years what
will probably happen with the less expensiveone. After a couple of years,
it'll probably begin to crack the ceiling. So if you want to get a
few years out of it, I'dget at least a five year seiler okay,

(17:37):
all right, okay, and I'vebeen using that never forget That stuff
is awesome. The wed and forget. Yeah, yeah, we stuff is
awesome. It is very awesome anda reminder for everybody too. And the
wedding forget is to get rid ofblack stains, the molds, the mildew,
the algae, the fungus and allthat that can be used in the
winter time. It might take alittle longer, but then you're inside,

so cares and there's you know,little to no evaporation going on outside right
now, so you can use it. Even if it snows and covers it
up, it'll still be effective.So that's a project we can certainly continue
on as long as it's above freezing. So thanks much for the call.

you can have still decent weather,depends where you live. But when
we get into you know, thefifties and it's gloomy, don't think you

it takes a little rain or snowmoisture, and it takes a little
time, usually six weeks in thesummer, probably closer to eight to twelve

Homes deteriorate quickly. I mean theyreally do. I always go back to
the you know, when we hita really down down economy and there starts

to be some foreclosures, and you'veprobably seen it with a house or two
in your neighborhood. How quickly thedifferent things in that home to tear rate
and begin to fall apart. Sowe get together on the weekends and just
talk about making sure our homes areup to snuff and operating like they should
be and protected from moisture and differentthings. Our number, if you've got

call. You're welcome. I've gota problem with some condensation. Earlier this
year we had three new storm doorsput on and mostly new replacement windows all

(22:51):
the way around the house. Whenthe temperature outside is getting down into the
thirties, I'm starting to see condensationon our storm door windows, but not
on the replacement windows themselves. Andthere is one window where we are having

(23:15):
a problem. That was a replacementwindow, but it's a sliding window with
an air conditioning unit in the window, and we put a piece of plexiglass
over the top of it, andthe plexi glass is getting a little bit
of compensation towards the bottom of it. We've talked to the window company.

(23:37):
They sent me a brochure, butmost of the stuff in the brochure had
to do only with the replacement windowsthemselves, and not so much the glass
on the doors. So I'm wonderingif you've got any recommendations. Well,
yeah, yeah, I do.I do. So it's do you have
any idea what your home humidity is? No? I don't, okay,

(24:02):
So the first thing I would recommendis just just get yourself a little humidity
age, just like a thermometer,only tell you the percentage of the humidity.
When I opened up the show today, I was talking about, you
know, humidity levels in the wintertime usually around thirty five forty percent.
You know, a good range becausethe colder of the temperature is the least

(24:27):
amount of water vapor it can hold. Okay, when the air is warm,
it can hold more humidity. That'swhy we have you know, outside
in the summertime, we might havehumidity levels of eighty and ninety percent.
We try to get our homes downto around fifty percent because warmer temperatures hold

(24:47):
more moisture colder temperatures, and especiallywhen you make transitional times of the year
or we make our homes tighter,we have when the air gets colder in
our homes. And also outside.It's kind of allows it's got to shed

(25:07):
that extra moisture. Okay, that'sin the warm air from the cold air,
and it likes to shed it onhard slick surfaces, ceramic tile,
metal frames on windows, and acoarse glass. So it's probably not the

(25:27):
fault of the windows. I meanit could be. You could have maybe
a leak around the entry door andit's hitting the storm door, and you
know, we got that transitional temperaturesright there, and we got a hard
slick surface, so you start seeingwater drop. It's very common, especially

(25:48):
when transitioning between warm and cold temperatures. So I would start the process by
making sure that since it's around thestorm doors, and now we have you
know another you know, we gotthe exterior door that's keeping the colder temperatures

(26:10):
from getting into the warmer part ofthe house. But at that exterior door
is not close tight or weather strippedreal good. That that cold temperature now
gets between the entry door and justthat storm door, and on one side
of that glass it's warm, theother side it's cold. And lo and
behold, we start squeezing that moistureout and we have condensation. So let's

(26:36):
find out what you may find outis your indoor humidity level might be fifty
percent and it'll eventually dry out alittle bit. The problem kind of go
away. To be honest with you, but if you're putting out a lot
of moisture in that home, Sowhat puts out moisture? People? So
if you had, you know alot of visitors over the holidays, added

(27:00):
more moisture, water vapor in yourhouse. Showers. When we use showers,
do we have a fan? Howlong do we run the fan after
the shower? Got to run duringthe shower and probably a half hour after
the shower. When we cook,did we run the ventilator there or the
ventilation fan there? Is the clothesdryer properly vented outside? Or is there

(27:22):
leak around that duck work? Thoseare things to check. So we want
to work on getting that home humiditydown below forty percent, and we want
to make sure that the outdoor airis not infiltrating into that pocket between the
door and the storm door. Okay, so those are things to work on.

(27:45):
Great, and I guess I canpick I can get one of those
humidity gauges and hardware stores, bigbox stores, doll there you can get
them all kinds of prices. Youcan get them digitally, you can get
them. You know, they're aroundten to fifteen by okay, great,
all righty, thank you for yourhealth. I appreciate it. You're quite

It's eight hundred eighty two three eighttwo five five Emeric. Welcome, Hey
Gary. I had some concrete pouredback in probably in June, and it's
it's a broom finish. It's outside, it's a porch and they put plastic
over because it's going to rain thatevening. They had a chance of it,

(28:32):
and apparently the plastic had like dustfrom other work that was going on
around, like groundwork. And nowthey've taken that away. You can see
on the pattern of the plastic,which I've seen that before on concrete.
You know, just figured it wouldgo away or bleach out after a little
bit, but there's like a brownstain that you could tell every place the

(28:55):
plastic touch like the dust from thedirt in the yard. Evidently when they
were doing work or they stretched outfor plastic has stained it. I have
not putting a sealer or anything onthere. Don't really want to epoxy coate
it, but it's a broom finished. I didn't know. Is there something
that will help because I did talkto the concrete guy that did the work
and he said, that's not goingto fade because it's dirt, and dirt's

(29:18):
not going to fade, which Iguess makes sense because in six months it's
it basically looks the same as itdid when they finished. Is there anything
the recommendation to try to lighten thatpattern in because it's kind of a real
modern art looking stained mess. Nothingequal to it just having the plastic touch
to con Yeah. Did he haveany suggestions? I mean, he did

(29:41):
it well. No, he hasn'thad a suggestion what to do. I
did talk to a fellow that usedto run a concrete plant, and he
suggested taking something like closed detergent liketide or oxy clean or something like that
and wetting it down really good andscrubbing that in it three or four times,

(30:03):
and he thinks that might light it. It might. Yeah, Yeah,
So what I was gonna recommend,more so than the detergent that he
was talking about, There is athere's a product. It's a oxygenated bleach
and it comes under a lot ofdifferent names. There's a lot of masonry
cleaners will have that. I'll giveyou the name of one. You can

(30:26):
get on a website, which isvery good because there's different strengths of it.
Uh. The website is masonry defenderdot com and masonrydefender dot com has
all kinds of sealers. They alsohave a masonry cleaner which is a high
grade oxygen ad bleach. It's apower You mix it with water and you

(30:48):
saturate the area I would work on, you know, maybe an area at
a time. I wouldn't do thewhole door or a whole driveway or patty
or anything like that. You wouldlet that sit on there about ten minutes
and then you would reapply. Andthere's two things you could use. You
could use like a like a streetbroom, the real the brown fiber street

(31:11):
brooms it's a Palmyra fibers are likea corse room. Yeah yeah, and
just agitate the heck with that andthen hose it off. Or if you've
got a pressure washer, not athree thousand psi one, but you know,
a couple thousand psi and maybe atwenty five degree nozzle after it has

(31:32):
set for about ten fifteen minutes andthen reapplied. You can come with that
and use that as the agitator andthe rinser and it may take it off.
You know, depending on where we'reat. If there's a lot of
clay, a lot of clay hasdifferent you know colors. You know,
you get in the South, yougot the red clay. And when it

(31:56):
gets wet and it gets on unsealedconcrete, it's almost like a die and
it penetrates into that concrete. Sothat stain is just not on the surface,
it's it's worked into the capillaries ofthe concrete. That's why we got
to agitate and lift it and tryto remove it. So that's what I
would do, and then if Igot it out to a point where it's

(32:19):
tolerable, I would get it sealed. Okay, yeah, because I've pressure
washed it. They didn't phase it. It didn't change the thing well,
and it is a little bit ofa crapshoot, that's why, you know,
But I think having that oxygenated bleachis going to add to the effectiveness.

(32:40):
But you know, we don't knowhow deep it's penetrated. I mean,
there's a lot of variables there.There's no real magic solution. Unsealed
concrete and walnuts are terrible. Imean, it's just like corn ink on
a concrete driver or oil. It'svirtually possible to get up, but that

(33:01):
would be my way of tackling it. Also, you know, I really
try to avoid resurfacing it. Youknow, that kind of gets expensive and
it's a resurfacer. So let let'stry and get it up that way and

to Barb, Barb Welcome. Fine, I have a cement problem. It's
a new cement driveway and we're inthe rainy season now and the leaves have

fallen and left marks on it wherewe couldn't get out and get the lae
off right away. And I'm wonderingwe'll wit and forget clean it. No,
no, whit and forget does moldsand mildews and things like that.
It's not going to take care ofthat. That is tannins from those leaves

(37:08):
that when wet, they leach intothe concrete. It's almost exactly barbed.
Like the conversation I just had withthe person that had the concrete. People
had taken a plastic tarp and threwit over new concrete. It's the same
thing. So the concrete being unsealed, leaves falling on it, water added

(37:30):
to it, they begin to decomposeor break down, and those tannins leach
into the concrete. So the sametype of you know, remedy would be
available to you, and that isusing an oxygenated bleach, which is very
safe. It's a sodium per carbonate. You can get it at hardware stores.

(37:54):
It's a powder you mix with water, you apply it, you let
it soak for fifteen minutes. Youreapply it, take a street room,
agitate it and rent or use apressure washer and go ahead and clean it.
You might have to do it acouple times. It's not something that
may just go away right away.There's also Quick Creek makes a high detergent

masonry cleaner that you can get thebig box store. That might be something
you can use also. Okay,the other question I have is where they
cut the tree limbs from the fromthe when they were putting in the cement.
I've got about a four or asix inch strip that goes from where

the grass ends to the cement,and it's about also a four inch deep.
How can I fill that in.What can I use to fill that
in so that I'm not slipping downwhen I'm So, this is the edge
of the driveway. It's the sidegoing down the driveway, yes, where

the trees are. Yeah. Andfrom that edge to the trees or to
the grass, there's like a littletrench there, yes, yes, And
it's about a four by four orfour by six inch dips. So you
feel like that's a tripping hazard,correct it is? Okay, So you

could fill that with gravel okay,or you could put a little gravel and
sand. You could put just somefildr and just you know, fill that
trench in. And even if you'vegot grass in that general area, you
could actually put some top soil inthere and recede it. Then you have

to edge, yes you do.Yeah, that's why I'm giving choices.
That's why I gave you choices.Yeah. So you could any kind of
gravel in there and maybe a littlesaying just something along those lines, just
as a filler. And what aboutbark test Well, you could use anything
to put in there. When you'reyou could fill it with mulch for all

that, you know, something alongthose lines could also be used. You're
just looking to uh fill that trenchso that's no longer a trip hazard.
You may have to come back andreapply that every couple of years because there'll
be some settling. But sure youcould use that. Okay, thank you

a lot, and uh we wouldrun into some instances, like the gentleman
was talking about, you know,stays in the concrete, and you told

them exactly wrong with the bleach andstuff. But there's something else they might
consider also that would work, andthat's me radic acid that they use to
clean like the faces of brick,right right. I mean they need to
be careful with it, not makeit's too strong, but you can dilute
it with water and a pressure washerand the little brush you were talking about

a lot of times that'll help liftstains out. Yeah, pretty well in
your solution. I try not toget into the acids, but I hear
you, you know, I kindof use that as the you know,
if we need to get nuclear onit after we try something, you know
that might be the way to go. The solution I think is ten to
one and just the one part acidten parts of water. That would be

(41:45):
the delution. You don't want tomake it too strong. You're exactly right.
You could etched that concrete. Butyeah, that's certainly another option.
That's certainly another option. As theysaid to the second lead that called with
a stain, I was saying,this sodium precarbonate or the oxygenated bleach is

very safe, and I kind oflike to go that way, but yeah,
sure you can. You know,an acid. There is always an
