Well, it's a weekend. Welcomeat home with Gary Sullivan and get some
work done around at home. Ihope you are having a great weekend and
maybe planning on taking care of someof those annoying maintenance issues. You may
be heaven. Of course, oneof the biggest ones I think we find
around the house periodically is rotted woodsoft wood, whether it's in the door

jam, around a window, maybeon a joy you know, always pay
attention. And one of the biggesttelltale signs of an issue with wood being
compromised by water is peeling paint.So if you take a look as you

walk around the house and just kindof periodically inspect your house, pay attention
around the gutter areas, around thesofthet, around the facias, around doorcasings,
and even checking the inside part ofthe door, the door that butts
up to the hinged jam. Alot of times they have a tendency it'll

(01:38):
trap moisture there and water there andthe door actually begin to rot, And
of course there's ways to fix that. Sometimes the rot's pretty extensive and you
end up replacing the wood. Butif it looks like it can be patched,
there is obviously a process It can'tbe patched on top of rotted wood,

nor can you paint on top ofpeeling paint. So we need to
get rid of or harden the rottedand compromised wood, whether you know it's
at the bottom of a pillar outsideor whether it's the inside part of the
door. And there are products outthere to do that. For instance,

(02:25):
on the inside part of a door. If you have it where that wood's
just soft, it hasn't really youknow, heard anything in terms of where
the hinges are or anything along noseline. Structurally, the door's okay except for
this one area. You can scrapeaway some of the rotted wood and then

(02:47):
where it's become smooth, but it'sstill a little soft. There is a
product called liquid wood, and liquidwood is almost like a tongue oil or
a Danish oil, where it goesinto the wood and hardens. It creates
a good bondable base for your patch. And when you use a patch,

I know, when you get tothe hardware store, you'll see all these
neat things that kind of get youexcited. You know, it's a little
tub. It's almost like spackling compound, only it's beige. You probably really
want to use something a little harderthan that. That's maybe just a filler
for grain or something along those lanes, a thin crack. When you got
an actual patch, I would recommendlike an epoxy wood patch. But if

you get the liquid wood and youget that good bondable surface and then come
back with an epoxy wood on topof that, and you know, let
it dry properly, make sure it'sa sandable, painable, stainable, you
can run a screw into it,you should be in good shape. And

there's a lot of good ones outthere. There's one abs website I've talked
about and it's the same people thathave the liquid wood, and it's called
Abatron Abitron abitron dot com. Theyalso have a poxywood filler you might want
to take a look at. Andyou can make big patches, make them

the size of a softball if youneed be. So I wanted to pass
that along. I know a lotof times good inspections of your homes are
really really key. And again ifyou see always talk about the peeling pain
on the bottom of a door jam, because a lot of are a casing
or something along those lanes. That'syou know, a lot of times that

water leakage is actually at the top. Don't necessarily calk the bottom if it's
touching the concrete, take a lookup top and see how water is getting
down into that wood and causing itto be compromised, and kind of fix
it from there. All right,don welcome, good morning, Thank you

for taking my call. So Ihear you talking about in the previous call
of talked about the wet and forgetproduct. I have a an inground pool
with a cement I call it askirt on apron around it that keeps turning

black and if power washed it oncetook care of it. But the black
m h I recently last month.But in addition a big patio alongside some
of this cement skirt. And it'stime to steal that patio. And I'm
wondering if I should steal the patiofirst and then use the wet and forget

(05:54):
on the cement, or use thewet and to get first and then seal
the patio. Other two opponent's goingthrough somehow and deal with each other.
Yeah, I'd go ahead and sealthe patio. That would be first.
And what that'll do, you know? I mean it doesn't eliminate one hundred
percent of water penetration into the concrete. It minimizes it. And when if

we seal it, we're going tominimize the penetration of the water that goes
into the concrete. And the longerthe water stays into the concrete, the
more likely we'll have mold and mildewgrowth because we've got organic material dust and
dust and everything else, pollen outside, which is going to lay on the

(06:40):
top of the sealed patio, andthen we're gonna have moisture. We'll have
morning dew. It won't be thereas long because the patio is sealed,
but we'll still have that moisture.So when you seal the patio, we
protect the moisture from penetrating deeper andstaying wetter longer. But we still have,

you know, a surface, andwe still have pollen and dust and
moisture. So the wet and forgeton top of that would prevent the mold
growth for about a year. Sothat's why I'd seal and then spray the
wet and forget. Oh okay,tail it, sir, and then put

(07:24):
the wet and forget on both thenew caatio and the old cummit. Sure,
absolutely so you can certainly use thewet and forget. Since you know
where the patio or not the skirtingaround is black and moldy, you can
the wet and forget will completely killthat, so it takes time for it

(07:45):
to rebuild. If you clean thatwith a pressure washer, next year,
you're gonna have molden mildew. Youclean it with a wet and forget,
next year you might have some scatteringmold and mildew. It would be very
light, but the following year it'llbe back. I mean you're going against
mother nature. So it can beused as a preventive. In fact,
I tell people all the time,once we get everybody up to speed home,

what the wedd and forget can doan application every year on a roof
or wherever we have this issue,on a sidewalker, driveway, a pool
skirt. I mean that's the wayto go. I mean you'll never see

from the garage. In my utilityroom, you look up crack in the

ceiling that goes all the way downand through the ceiling, and I was
wondering the best way to fill thatcracked in with? What do I fill
it in with? It is blasterwall, so it's a plaster ceiling and

the crack is running through the ceiling. And is it horizontal or is it
just or is it at an angleor is it brought against the wall or
explain where it's at. It's horizontalfrom the beginning all the way down to

the end. Okay, all onthe ceiling, not on the wall,
Nope, not on the wall,all right, m And can you get
your fingernail in it? No?Okay, well maybe my fingernail yeah,
okay, okay, all right,all right. I just wanted to make

sure that there is some depth init, because sometimes in older homes,
well have multiple multiple layers of likean oil based paint, and you get
like a shadow crack. You reallycan't get your fingernail in it. But
if you can get your fingernail init, it's certainly a crack. And
is there any other places you knowit's a plaster home, I mean where
you have issues like above doors orabove windows or is that it? Yeah?

All right? And what's above it? Is there? Is there another
floor? Just the just the root? Okay? All right? Well there's
the ceiling is smooth. It doesn'thave a texture on it. Correct,

(13:52):
No, it's justo. Yeah,there's smooth. Yeah. How long has
it been there since I moved in? Okay? Does it get bigger in
the winter time? It hasn't reallygotten any bigger that I know of.
Okay. Well, there's two waysof repairing it. I mean, one

(14:13):
of it is very very easy way, and that is just like using a
spackling compound. I mean, it'svery thin, it's not moving, it's
it's cracked. It's more cosmetic thanit is anything else. And I think
I would probably try that first becauseit's going to be Number one's going to

(14:37):
be the easiest. Number two ofthat crack is very stable and it's been
like that for years. All you'redoing is you're taking this akrillic patching compound
and you're filling the crack no matterhow thin it is. You're forcing it
in with a putty knife and it'sgonna dry. And again that crack is

(14:58):
stable. So we could paint thisceiling and we're done. So that's option
one. Option two is if thatcrack were moving, in other words,
it gets a little wider in thewinter tone a little smaller in the summertimes,
it's flexing. Spackling compound isn't goingto help you at all. It's

(15:20):
going to fall out, it's goingto crack, and so that crack would
be alive still it's still be moving. Then you would use a product called
crack coat, and that's with aK and what you do with that is
it's a heavy vinyl patch that isput not only in the crack but over

(15:41):
the sides of the crack. Andthen you apply a fiberglass gauze like tape
which is about an inch and ahalf wide, and you let that dry.
Then you take the crack coat andyou put a very thin coat over
the crack coat gauze type tape,very thin just to fill the little squares

(16:08):
in the gauze. You let thatdry, then you come back and then
you do the rest of the tapewith the crack coat vinyl patch, including
the seams to make it disappear thebest weekend. So those are those would
be the two options. And thenas that cracked flexes, it's underneath that

(16:33):
gauze tape. It's the very worstmovement, great movement. That tape may
buck or get a little bubble onit, but generally it'll just stay flush.
Yeah, Okay, so I kindof want to get to so you

(16:53):
can't beat or tell it's there.Uh huh right, nice move right.
So again, even if you weregonna use a spackling, or if you
went and you got that crack coat, which is the vinyl patching that I'm
talking about that goes under the tapeand over the tape you can get the

crack coat product to make that patchwithout using the tape. And it's good
stuff. It's a good filler andhas some flexibility to it. But if
that crack is really moving and reallyopening up, usually in the winter time,
is when you'd see that having thattape on there certainly helps a bunch.

(17:38):
Okay, yes, I got youall righty, very good, Thank
you much appreciate it. There's evena product that maybe you have tried this.
I have never tried this product.It almost sounds too bogus for me,
but you never know, right.I Mean, there's been many products

(17:59):
that I've been and you know,ran into different people that would tell me
about a product and I'd go,yeah, that sounds pretty bogus. In
other words, it sounds too goodto be true. Wedd and Forget was
one of those, and it's like, really, you spray it on and
it kills everything and it disappears,right it did it. Another one I

see in the hardware store is acrack filler slash ceiling and I've never used
it. It comes in a spraycan with a nozzle and you fill the
crack with that, and I've neverused it. I've been thinking to myself,
wonder if that works. I don'tknow if you ever used it,

(18:42):
because it's not really a patch.It's just kind of a seiler. I
think that is kind of like apatch. You gain paint over it,
you can you can hide it.I guess that's what it is. It's
more of a crack hider, ifyou will. But I see those cans
in the hardware store all the timeand it always makes me ponder whether whether

that really works. So if you'veever tried that, and you know you've
you can give it a recommendation.I kind of always want to hear that.
Many people call and make recommendations ondifferent products say it all the time.

twenty years ago, this is goingto be an issue, and it's about
ventilation, and we've already talked aboutit ton to day. Erica Laqua,

How many years now, Erica?How many years? This month marks our
twenty first anniversary. We've been messingaround with ventilation a few years before that,

(23:25):
but you know, Easy Breatheman businesstwenty one years this month, so
we very proud of that. AndI guess it's a little bit more clear
to people, but still a lotof people just I don't think they put
all the dots together or how importantventilation is and it's so very good job
Gary, Yes, yeah, yes, very important. And so I guess

(23:48):
probably one of the things that Isee in home building, I see outdoor
living becoming popular. And also,well, it's not redesigning, it's creating
more living space in the home,mainly in the basements, gym's offices,
playrooms, extra bedrooms, and youknow basements, aren't they usually smell a

(24:11):
little basement tea. And we've addressedhow to take care of the why why
does the basement usually have that odorto begin with? And it's great that
you say that, because people thinkthat that's just how it's supposed to be,
and it doesn't have to be thatway. It's very unhealthy to breathe
that stagnant, you know, dirty, musty, damp air. And much

(24:34):
like you were talking about the atticwith the previous collar, how the air's
ability to hold moisture right that relativehumidity. It's the underground space, when
you're enclosed by basically soil. Youknow, we we build a home,
we dig a big hole in theground, we lign it with some sort

(24:55):
of concrete, and then we builda home on top of it and feel
it very tight. So over time, the soil, the moisture in the
soil, and the gases in thesoil, and whatever microbial contents and biologics
are there, they find their wayand migrate into that space and the moisture
vapor. That transmission is very veryquickly. So every day a basement or

(25:21):
a crawl space underground space will absorbanywhere between fifteen to twenty gallons of water
vapor a day. Wow, Sothat's now you can see right, Why
imagine the twenty milk gallon jugs.There's that much moisture, and it is
you know, we don't see themoisture. It's not like it's water running

(25:41):
across the floor. It's in theair, in the vapor form, that
humidity. That's the culprit is youknow that that law of thermo dynamics.
It's physics. You know, there'sno way you can seal that air vapor
out. That's you know, I'vesaid for years your number one enemy your
home is water. Period always wins. And it does, Yes, it

(26:02):
does. And here we are ina basement. We got all this extra
living space. We're realizing that nowwe want to use it. And I
know the return on investment of puttingin you know, another family room or
an extra bedroom in the basement.I mean that return on investments is good,
but it's got to be a healthyarea, correct, Correct, And

(26:22):
not only just the nature of theunderground space, but then when we start
to add new materials and building materialsand everything that is required to create this
beautiful living space, a lot ofthat is toxic material that gets trapped down
there because there's no natural ventilation goingon. Even if we have some windows
or you know, some of thosedaylight basements, you know, it doesn't

(26:45):
get the air out. Sometimes youcan get some fresh air to come in,
but you still are just adding moremoisture, usually to that already moist
space. So you know, we'rebig proponents of evacuating that air, ventilating
those We need to get rid ofthat humidity, get rid of those toxin
from the glues, the epoxy carpets, the furniture, the tile, you

(27:07):
know, the resins, all thosebuilding toxic materials, chemical pollutants that inherently
are in the finishing or remodeling process. Yeah, you can't change air in
an attic. You can't change airin a basement unless you move air out
and introduce air in. You turnall the fans on you want, and

(27:32):
it's not going to do anything untilyou're pulling that air out. And that's
kind of what your easy breathe actuallydoes. It removes that air to allow
better air to enter the space.Mother nature won't let it avoid in air
pockets. That's not going to happen. It's got to be a flow correct

(27:55):
correct And a lot of people think, all of a sudden, turn my
furnace fans on. And you know, we've talked about this before, Gary,
people start, especially in the fall, right, people start smelling their
basement upstairs and they wonder, whydo I have this musty smell because their
furnace. In essence, it's likea closed loop system where it just starts
recirculating the air throughout the house.Which we're big fans of circulating and moving

(28:17):
air. That's a good practice.But if the air quality that we're pushing
through the house is poor and it'sdrawing air from the basement, which it's
inevitably going to. It's a homeis a you know, there's a building
envelope that is the basement is partof the home. It's part of that
envelope. So a path of escapefor that dirty, damp, polluted air

(28:37):
from the basement or the crawl spaceis absolutely critical to creating a healthy indoor
environment, not just in those spaces, but in the whole home, especially
when we start turning the furnace fanson and getting that whole home circulation.
You don't want to recycle dirty dampair and introduce it into the living space,
which we could calls like that allthe time. Why does my house

(29:00):
like my basement? Well, becauseyou haven't addressed that for a long time,
that's right, that's right. Becauseit builds right, I mean,
it goes right up the steps absolutely. You know, over time our home
is built. Like you were talkingabout how the air rises in an attic,
the same thing happened. You know, if you look at the building
envelope of a home, the airgets drawn up as heat rises, and

(29:23):
where the lowest level, if it'sa basement or a cross space, that
air. I mean, we don'tlive in a vacuum, so that air
migrates up into the living space inthe absence of any sort of you know,
foundation ventilation, and the stat onthat is sixty percent of the air
that we breathe in our living spacewas once air in the basement and that's

(29:44):
simply due to the natural rising orthe stack effects people call the chimney effect
of that air throughout the house.Well, quote from the EPA is six
out of every ten homes and buildingsare sick, and that means there's you
know, to your health to occupyairborne pollutants. So the EPA says,

(30:06):
how does a homeowner know if theyneed ventilation? Obviously they walk in the
basement and it smells terrible or smellslike a basement. You need ventilation.
Is there anything we can see thatsays you need help? Oh? Yeah,
you know. I always tell peoplefollow your nose, your nose nose.
It is designed to alert us toyou know, toxic polluted things that

(30:29):
aren't good for us. So whenyou start smelling matty, you get the
funny tickle in your nose, andsome people actually have an allergy to it
and that there's something in the airthat bothersome The other thing we ask people
to do is just simply look throughyou know that sunlight that comes through the
window and you can actually see thelittle floaties. You know, those are
airborne particulates. That's the fancy youknow in the air krawally work for that.

(30:51):
But you know, we have testedhomes before easy breath and after easy
breath, and one of the biggest, you know, the evidence that shows
how well ventilation works is that we'veseen eighty five percent reduction in airborne particles.
So if you have that ray ofsunshine coming in you see all those
little floating imagine having eighty five percentless of those, you're gonna see a

lot less airborne pollutants, which youknow, there's a whole host of them,
whether they be dust standers, airbornepollutants, chemicals, toxins, moisture,
you know, it's a whole hostof an entire category of airborne pollutants.
They're called particles, and you canyou can actually see some of the

bigger ones. So take a lookat that ray of sunshine, even if
in your upper living environment, andyou'll be whoa. There's a lot of
stuff going on in the air andwhen you breathe that, I mean,
none of it's good for you,none of it all irritants in our resiratory
tracks. Wow. So yeah,we we've been preaching to preach for a

while, and I think the restof the world's caught up with the Erica
and that is yeah, that peopleand uh, they're they're starting to pay
attention to the importance of ventilation.I can tell even during the show,
people will start talking. They'll focuson moisture in that basementy smell, and

(32:15):
they'll ask about, you know,air exchanging, and will that solved my
problem? And in some cases,you know, it certainly will help solve
the problem. I mean there's allkinds of things. There's too much dampness
and basements, there's raidons and homes. I mean, there's all kinds of
things. You were talking about,pollutants and things like that. But it's

(32:35):
it's a it's a whole formula.It's a process to remove all that isn't
it well? Absolutely, and ventilationis key to that, Like we said,
creating a path of escape to getto get the pollutants out and then
properly reintroducing good quality conditioned are sowe have a good airflow and a continuous

(32:58):
mechanical ventilation and really good analogy,Like you mentioned, water always winds right,
air and water behave very similarly.So if you look at a pond
where it's very still. There's alot of growth, right. You see
some lily pads. You see lotsof things growing on the banks, lots
of life, and it's kind ofstagnant and it gets kind of goofy and

(33:20):
algae. When the water is stagnant. Air does the same thing. So
when we start moving air, muchlike moving water. To stand on the
bank of a river or a creekor you know, a brook, you
can see right through it. It'sbubbling. There's no algae growth. The
rocks are clean, you know,river rocks or beautiful shiny rocks, because
there's no time for anything to startgrowing. It's not stagnant. It keeps

(33:45):
moving and it keeps the water healthy. Air does the same thing. Stagnant
air is a breeding ground for allsorts of nastiness, molds, mildews,
bacterias, because it's stagnant and allowsthose things to grow. Moving air,
it doesn't give it any time.Air keeps moving, you keep exhausting the

(34:05):
pollutants. You introduce fresh air,and it's just a matter of you know,
keeping the air controlled, conditioned andventilating and good to get air flowed,
keep a healthy indoor environment. Youcan't have a healthy indoor environment with
stagnant air. Sure, So youknow, and we have to take a
break here a second, and I'llhold John if you've got time, because

I got more questions. But ina way that healthier air in a home
is usually healthier on the first floor. Is that true or not? Because
