going to be talking about real estate and fixing up
your house. How many of you need to paint your house,

dive into that. But you just got back from Greece. Yes,
why'd you go to Greece? We went to Greece for
a tour. It's called Footsteps of Paul. So it was

It walked you through all the steps that Paul took
in the Bible.

I honestly, honestly just amazed how what he did and
how he had the strength to do what he did
in some of those cities. And I can't believe how
much they were able to find. That's still there are
the artifacts in all the buildings, and it's just really cool.

So when you went from building to building, an artifact
artifact in here seeing what you've learned so much from
the Bible. What was the one thing that was just like,
this is fascinating. I can't believe I'm actually seeing this
with my own eyes.

Two of the things we saw I thought was really cool,
which we went to the island of Patmost where John
was wrote the Book of Revelations, and I thought that
was cool because they showed the cave that he was
in put in. And then we also got to see
the jail cell that Paul and Silas were put in
where they broke free when they broke the you know,
the earthquake thing for God. It was so crazy, crazy

that they can still find that stuff.

So when you take a vacation like that, does it
strengthen your faith? Does it make you question how people
cannot be a believer?
Speaker 3 (01:44):
It definitely strengthened my faith just to see what he
did and it just gave you such a I mean,
you just look at what Paul did and how he
preached to these people who were doing things that probably
weren't appropriate, and he had the strength to do that,
And I hope that we can all do the same.

Sometimes in life we need extra strength and we got
to bring it in from somewhere and hopefully it does
come from God. I think Melinda Peters Elliott is now

this morning and then like out and I literally like
could hardly stand. And I've been on the couch. I
went to church, I came back home and on the
couch ever since. It was miserable.

in this, but we're having a hard time.

You're going in and out. Is there a part of
their hate to have you move? But can you move

even outside, because for some reason it's cutting in and
out and I want everyone to be able to hear what.

I'm asking to move with a bad back, Dixie, not
just taking sorry, So well you're moving. Let's dive in
a little bit about real estate because the market has
gone up and down and down and up.
Speaker 2 (03:43):
What do you think right now? How's it looking in Ohio?
Speaker 3 (03:46):
Well, it's still strong. It's still strong here. The good
news is it is starting to balance out, but you know,
we're still up. It's still up three percent price wise
from last year at this time. So I mean home sales, yes, No,
the pricing, you know, So it's still a good time
to sale.
Speaker 4 (04:03):
So the home prices, okay, up three percent.
Speaker 2 (04:06):
So it's a good time for people to sell their posts.
Not necessarily to buy though.
Speaker 3 (04:10):
Well, it's still a good time to buy, only because
we are getting more and more on the market. When
the market was so low, we were sitting at about
twelve hundred homes for sale, and now we're sitting at
about thirty six hundred homes on the market. So you
have more competition and so and so buyers are having
a better chance to get one. You know, they're still
(04:30):
paying higher prices, so that's good for sellers and you
know for the buying fact, they are being able to
get with the buying so to find something they like.
It's just changed how you have to prepare your home.
So I'm glad Melinda's on because she can vouch for
that too.
Speaker 1 (04:47):
Well. The one thing me Linda wanted to talk about
is paint and to upgrade people's homes. Is that one
of the things that you notice when you, let's say
someone puts a house on the market and you look
at this house. You also walked into the stud when
McKayla and I were talking about that detergent, how it
just makes your whole house smell great, that diva detergent,
and you said right away, Oh, I'm going to have.
Speaker 2 (05:09):
To get that for when you sell homes. Yeah, things
like that matter.
Speaker 4 (05:12):
They really matter.
Speaker 3 (05:13):
They're starting to matter now and that's where I'm seeing
the difference. Yes, when you walk into a house, if
it has a very pleasant smell, that's that's a good thing,
because the minute you walk in, if it doesn't smell good,
it's going to turn you off. And colors, like when
the market was so hot, people could just put the
house on the market and it would sell. But now
(05:33):
you have to consider people want to find a house
that looks good. Paint's good. You're not coming into wild colors.
It's not dirty, it's clean, it smells good. So that's
starting to change a little bit. And people aren't getting
that because I'm like, well, you need to make some changes,
all right.

So Dixie was talking about when she goes into a
home for the first time and she wants to put
it on the market. What you smell and what you
see really matter. And you wanted to dive into paint today.
What are you noticing with paint color, paint texture? What
are people doing wrong?
Speaker 5 (06:21):
First of all, well, a lot of people don't. Don't
you want to say put colors in their home that
are going to be a good feel for the incoming people.
So I'm always a person to make sure that it's
not just a white paint on the walls. It has
(06:41):
a color and its current. And what we're seeing is
a shift to the warm color palette, which I'm really
happy about because I think warm colors in general just
really accentuate and make people feel homey and you know,
it's cozy, it's inviting. And so we're seeing a shift
into all these different paint colors, which I feel like
(07:04):
everybody should embrace, you know, some shade of color rather
than just go in and paint all the walls white.
So the home were coming through, you know, will pick
whatever they think it would be best for their homes. So,
but we're seeing we're seeing a lot of like accessible beige.
(07:25):
I'm talking about Sherwin Williams colors right now, and on
my Facebook page, i posted a picture of a bunch
of my favorite warm colors, so people can look at
those and see what those shades look like. But we're
seeing like a unique blend of gray and beige. We
(07:47):
call it grays and grays comes you know, both directions.
You can get it shifting more towards a gray, where
it can shift more towards the beige. Accessible beige is
an amazing color to use in your home. And then
I also like killing beige. Killing beige is an earthy
(08:09):
worm beige. It does have a bit of orange in it.
But if you put something in your home that if
you have those orangey oak cabinets, which a lot of
people did, this color killing beige is actually looks very
nice with that and it'll make it sing instead of
make it fail. You know, overall, it'll make it look better.

And we also have like dover white, agreeable gray, Canvas, tan, natural,
chan Show white and City Loft and then moth wing
and these are all like pictures of these are on
my Facebook page. But it's all like a warm gray,
beige white kind of color, Dix.
Speaker 3 (08:54):
You wanted to say, so that's what I was going
to say. I was going to ask you what color?
So thank you for sharing that. But are you seeing
now a difference, Melinda, like with the colors of cabinets
because that color is changing, like because you know everybody
was painting their cabinets white or gray.
Speaker 4 (09:11):
Tones, you think, and the tree.
Speaker 5 (09:13):
Well, I think it's a combination of paint and wood. Honestly,
I have a lot of people who do like the
walnut kind of color, like a like a warm wood,
and we're putting that on the islands and then painting cabinets.
And right now everyone is embracing color. So we're doing
(09:34):
a whole kitchen of Billiard green cabinets right now in
New Albany. And people are just tired of white in general,
so they're painting their cabinets. Yeah, they're painting their cabinets
like a soft you know, soft color.
Speaker 1 (09:50):
Hey, let me ask you something, Melinda when it comes
to paint, because I think some people think if they
have a dark shade, whether it's a dark blue, a
black even, or a really dark brown or maroon, and
they think they can't paint over it with a lighter
color because you won't notice it as much.
Speaker 2 (10:08):
You'll still see the dark come through. Is that a
myth fallacies?
Speaker 5 (10:12):
Yeah, well there is something to that, but there's a
fix for that. So what you go do is you
actually paint your cabinets. If you have those dark colors,
you paint them with I'm like a neutral gray tone
and that gives you a better like a primer base
to get rid of all of the deep color, and
(10:32):
then you can go up from that color. Like we
have a lot of fusion mineral paint people who use
this paint for cabinets, and what we tell them to
do is paint their cabinets in the Sterling color first,
which is a soft gray, and then they can go
to a lighter color like cobblestone or chateau. This is
(10:55):
a line of paint from Canada that we actually carry
in my shop and help people paint their cabinets, paint
furniture and things like that. But everybody's really loving color lately.
It's really exciting. Actually, yeah, I think it's fun. Neutrals
are good on the walls always, but you know, to
get some Papa color in the house. It just makes

you feel.

Better as a real estate agent, as a real tri
Dixie and you walk into a house and the first
thing that pops out at you is like, oh my gosh,
we definitely need to paint here. How willing our homeowners
to take your advice and is that something that you
recommend that they do or is that something that you
will go ahead and do on your own And pay
for or do they How does that work?
Speaker 3 (11:39):
Well, we make recommendations, but we also offer a staging consult,
so it's not technically coming from us. We have a
stager that comes in someone like Melinda who has these talents,
so she'll come in and kind of give her suggestions
and we pay for that initial consult and a lot
of times, you know, we have contractors that we use,
(12:03):
so I will give names out for that and then
sometimes they'll do it and sometimes.
Speaker 4 (12:08):
They don't, And that just depends.
Speaker 3 (12:10):
You know, if I suggest certain things, we're doing it
because we want to get the most value for the house.
I wouldn't have them put the money into it if
they weren't going to get it out of it.
Speaker 2 (12:19):
You guys got to work together.

And I know this is one thing that Mikayla is
