Come si è comportato il mercato immobiliare negli ultimi mesi, messo alla prova dalla crisi sanitaria globale?
Sembrerebbe che gli investimenti nel settore real estate abbiano tenuto, nonostante il calo rispetto al 2019 che ha quasi annullato i numeri record del 2018.
Se da un lato la pandemia ha messo in difficoltà soprattutto il mondo degli uffici, calato del 30%, del retail e quello degli hotel, che con una decrescita dell’80% è tornato ai livelli del 2015, dall’altro ha confermato e consolidato la crescita di due comparti sempre più strategici come quello della logistica e dei prodotti misti e alternativi.
Tra le nuove asset class emergono quindi i prodotti Misti e gli Alternativi con investimenti per poco più di un miliardo di euro ciascuno. In particolare, nel caso degli Alternativi si nota il ruolo del residenziale istituzionale che nel 2020 ha concentrato quasi la metà del totale investito in questa categoria. In crescita anche gli investimenti in RSA e Datacenter.
Per i prodotti Misti, invece, si fa riferimento al crescente bisogno degli investitori di cercare una diversificazione del rischio in un contesto caratterizzato da particolare incertezza.
