okay, y know. And wegot to at Due West. We have
foundation repair, we have plumbing,and we have an air conditioning division,
and we're going to run a specialtoday today only for new clients. Absolutely,
so tell us about this special.Well, you know, air conditioning

systems are a little bit different thansome people think. You do have to
maintain them to keep peak performance.They're not like an appliance like a refrigerator
or an oven that you just plugin the wall and wait twenty years till
it breaks again on you and putin a new one. Yeah. So
if you do that for an airconditioning system, the problem is is that

(03:44):
when it breaks is going to bein the middle of summer when it's one
hundred and five degrees outside, andduring the time it's running, it's going
to be less efficient. And sothe way that you solve those two problems
is you get it checked up regularly. We do twice a year and so
in the spirit of you know,offering that to our local community and making

(04:08):
sure that everybody has a well performingsystem, then we were offering a special
this weekend of fifty nine dollars tookay, get a tune up done.
And what is the tune up goingto include? Well, standard checklist is
checking the all the voltages of theoperation of the electronics of the system,

(04:28):
checking the refrigerant level, which isa very key component to a system performing
at its peak capacity. But alsowe're doing a tune up portion of it,
which is actually cleaning the outside condensercoil and more critically cleaning the inside
blower will assembly to make sure thatall the airflow going through your house is

(04:50):
nice and clean and flowing as efficientas possible as well. Okay, and
it keeps everything in balance and workingmore efficiently, Yeah, no doubt.
So what happens is over time,obviously, everything from the duct work that
down through the furnace through the coilsinside starts getting caked up with dust,

and so keeping filters changed is somethinghomeowners can do, but cleaning those coils
is not something a normal homeowner isequipped to handle. And so we're going
in and making sure that those coilsinside the unit inside your house are clean,
the fan that's blowing the air insidethe house is clean, because just
like you dust a fan in yourceiling inside your house, the fan and

the and the AC just gets itjust as dirty and okay, and so
what are we doing on the outsideunit. Then we are taking that assembly
apart if needed, to make surethat we're getting all the leaves out,
get those coils rinsed off with ayou know, a biodegradable product that we

like to use that as actually likecleaning those not just water, and making
sure that that coil is able totransfer the heat between the outdoor temperature and
the refrigerant as efficiently as possible.Okay, on average, how long's it
take? Well, I would saythat for a lot of companies, when

they come out and do a simplecheck up on your system, where they're
just doing the type of measurements thatwe've talked about, that can oftentimes be
a thirty minute in and out thing. A full comprehensive tune up like what
we do is typically a two hourprocess, and depending on how dirty the

(06:46):
outdoor unit is and that indoor unitis, that could potentially take three hours.
Okay. The good news is onceyou get all of that checked over
the first time, we'll provide acomprehensive list of all of the things that
are good, all of the thingsthat are recommended to be addressed, and
all the things that are critical tobe addressed at this time. And so

we we present that in three stagesso that you know, Okay, well,
this is something I need to haveon my radar, or if I
want this running tip top shape,this is something that I can get fixed
today, versus these are the thingsthat need to get for sure addressed or
they're going to cause me an issue. Now. Yeah, So if somebody

wants to sign up and get thistaken care of. What's the phone number?
Oh, you can call our officetoday. Uh seven one three four
seven five zero zero zero four isdirectly to our office and they are answering
the phones this afternoon. Okay,so they can call in now. This
is only good for today, that'sright. So they need to call.

The show runs till four o'clock.They need a call by four. Yeah,
because we are the first time thatthe temperature really gets ninety degrees.
Then our phones are off the hookfor the rest of the season, and
don't say off the hook. They'restill on the hook for taking calls.
But they're busy. They aren't busy, And so what we're really trying to

do is give people an opportunity toget these things checked out before it's one
hundred degrees outside. Because when wehit those hundred degrees and we're trying to
serve our community well, the peoplethat are actually broken down, that have
no air conditioning, they hit thefront of our line, right, and
when they're a maintenance customer of ours, that gets them towards the front of

the line. And if it's justa normal service check, it's going to
have to wait because we have customerswithout air right, And that happens every
single year, and it will happenthis year, and it happens to everybody.
It happens across the board in theentire industry. Right. So beat
the RU call now. It isfor new clients only fifty nine dollars and

that's good. That's what gets themthrough the summer. Yeah. So I'll
give you a good example. Sometimeswe'll go out to a house and you
have a drain pan that's act thatis physically holding water in it. Right
now, that is just a recipefor disaster because by the time that system

is on for thirty days in arow, running constantly because it's eighty five
degrees at night, that will overflowand has the potential to flood you.
Ratic, right, And so thatwould be in a red category. Painting
not a nice picture. Right now, these things happen, I know that
that would be in a red category, and that's something that has to be
addressed. Today, and then obviouslywe could come up with good solutions.

A secondary thing, maybe that thepan is not holding water, but it's
showing signs of rust and so inthat it's clearly had an issue, and
so we don't obviously want to justignore that. We want to bring that
to a homeowner's attention so that theycan make a decision for themselves whether or
not they'd like to get it addressedtoday or they need to wait until next

time. Okay, if somebody hasan air conditioning system that needs to have
work done to it, you know, say it's they ended last summer knowing
it wasn't working, right, theyknow they have a major repair bill and
it doesn't even have to be amajor repair bill. You got financing available

for him? Oh? Absolutely,yeah, we have a multitude of finance
options available for them. But youknow, we could realistically offer people solutions
that is either repairing or keeping thesystem alive that's twenty five years old,
if that's what they need to getdone today, versus just repairing or replacing

an outdoor section of the system versusan indoor section section versus supplying a whole
new system for them, and thebenefits of a whole new system is now
you can build something that works togetherand promotes efficiency. So you can look
at the payoffs of even if youneed to use financing, you can look
at the payoffs of your energy savingsversus your monthly expenses, and a lot

of times you'll still come out ahead. Yeah. Well, I got to

is it's twelve to thirteen years old. It's a three and a half ton
unit. Okay, this is whathe found. And I mean I've seen
okay downstairs and I'm just gonna usethe simple terminology. The comfreessor condensed the
box downstairs. Okay, It's likeit's leaky. There is oil down there.
Now he neither one of them,all three could not sniff out a

leak. But it is leaking downstairs, Okay, okay, upstairs. No
one could find a leak, youknow, just could not detect it,
all three of them. Okay.This is the diagnosis between the three of
them, is was it a tx V the valve upstairs? The valve,
you know what I'm talking about,right, Okay. The diagnosis is

(18:22):
that it's bad. Okay, Thediagnosis is a no brainer. We have
got a leak downstairs, we justain't detected. Okay, long story short.
The price he gave me, andthis is what I'm and I you
know, I'm gonna check on anotherprices is ninety five hundred dollars and that
will replace the box downstairs. Itwill replace the coiled upstairs and that valve.

The only thing I keep is myelectric heat strips and my blower fan,
which you know, as he putit as is saving quite a bit
of money than buying a whole newsunit. And they're warning about fourteen grand
to replace the big box upstairs withthe eating strips, you know, and
a new blower fan, right isall that makes sense what I'm saying,

Yes, sir, does I meanthat kind of I mean, does that
sound about right? Would someone replacedall that and still leave eating strips and
a blower? Money's really really tight. Yeah, and it's done all the
time. But I guess my firstquestion is how often are you having to

add coolant with that leak that's downin the outside unit? Well, that's
just it. Uh, We've neverdone that or if I know, Actually
I get it serviced once a year. Okay, it seems like six seven
or so years ago. It hasbeen quite a while. It was just

(19:48):
a little low, and typically ifit's low, it has to have a
leak, right, But I meanthe answer was no. I mean,
you know, given enough years,some well let's go. And it wasn't
much. But I've never had anyproblems. And it was basically last weekend.
I know, it's just not makingcold air, okay, And of

(20:08):
course we just okay, so herewe go. I got one out Monday,
got a diagnosis from him, andsome stuff was off. Supervisor showed
up Tuesday, he half diagnosed it. Then this guy showed up from a
different company, an affiliate with thosefolks, and that's where he come up
with. He showed me the oil. So you know, I talked to

(20:30):
him, well, I mean wehave according to him, we need to
replace that valve upstairs. Uh hesaid, you're probably looking at possibly fifteen
hundred bucks for the valve upstairs andlabor and we can just knowing that it's
definitely leaking downstairs. Uh, youknow, possibly if it needs a little
free on fill it up, itmay leak out in a month, it

(20:51):
may those six months. No oneknows. Right, he's trying. He's
trying to definitely be on the safeside. You'll get a warranty and let
me upsell you, you know,to a new unit. But he's trying
to upsell you from fifteen ninety fivehundred right, Oh, definitely, but
we do know there is a leakdownstairs. You can see the oil,

but yeah, how long it's beendoing this? How much oil? Can
you see? There is some thathas run out on the concrete ad and
I mean there's not a puddle ofit, but you can see the residue
in the bottom. He lifted thetop off that box and you could you
could see the residue. Okay,And because of all this with it,

not wanting to throw flow. It'sfree on et cetera. That compressor down
downstairs, it got really really hot. Yeah when it rains. Okay,

When we left, I was talkingwith William and William I've got Johan
here, you know, we weretalking AC's before you called. And so

the valve is bad, I meanthe unit down below is leaking in.
I'm assuming William that your system hasfour ten A coolant in it. Yes,
that's what he said. Yeah,yeah, okay, So price wise,
what do you think in Johan?Well, to start, it doesn't

(24:37):
surprise me that it took multiple techniciansto diagnose about a faulty t XV valve.
Those are oftentimes fairly tricky diagnostics topin down, and so I wouldn't
I wouldn't blame anybody for needing toget a second set of eyes on that
to get the details. And itdoes sound like as a consumer, you're

(25:00):
a well informed consumer at this point. You know you've understood the why you
understood what your options are. Soundlike the contractor a good job of giving
you different options at different price pointsto find a solution that best fits your
you know, future usage in thehome. If somebody's moving out of a

(25:22):
house now versus having this as theirforever home. Those sometimes influence people's decisions.
So that being said, the costdidn't seem unreasonably high. I'm not
saying that it's not something that maybecould get improved upon. I do think
that there may be room for improvementon those numbers. But it didn't sound

(25:45):
like you were dealing with one ofthese guys who goes out and just tries
to get every dollar they can outof out of every customer they see.
So what do you think about justreplacing the valve and and see what the
leak does? I mean, Uh, it's only a small amount of oil.

(26:07):
Yeah, A small amount of oilto me is uh, you know
when you open the whole casing onthe unit and you see basically a few
droplets hit in the bottom of thatpan, that's a small amount of oil.
If we're seeing it on the onthe concrete outside there, it's it's
had a fairly in my world,a pretty good leak going on it.

(26:30):
But it's it's not unexpected that thesethings, you know, happen suddenly either
because uh, it's essentially like ablowout on a tire or a balloon.
One day it's fine and the nextday it's not fine. Okay, let
me ask you the fact that threetexts could not discover the leak. Obviously

(26:52):
it is because I say the concretewas stained, there was no wet water
there but they're on the steel,you know, in that box. You
could see the droplets, right andthen the staining on the outside, But
three techs could not sniff out theleak, right. Does that tell you
that it's so small that it Imean, what would that tell you?

(27:15):
Yeah? Sometimes, well, okay, usually they're in very susceptible places,
like the connections to the compressor insidethat unit is a is a susceptible spot,
the connections to the coil that runsall the way around the system,
where they have those hard connections orsusceptible spots. But sometimes if it's like

(27:37):
in the middle of a coil,is very hard to find it because it's
kind of getting diffused through all ofthose different the fins. The fins are
hiding it. Yeah, and soit's really the sniffers, you know,
it's not as scientifically definitive as atech may lead you to believe when they

(28:00):
pull it out and say we're gonnafind this bad boy, and then they
start looking and uh, well,I don't know. You know, we
like to use the bubble test,honestly, not the little sniffers, because
when you when you spray that down, uh, and you see the bubbles
coming, that's exactly where it is. That's right, But again those are
way better to find when they're actuallyat hard connection points and not in the

(28:21):
fens themselves. Yeah right, allright, Well then in y'all's opinion,
and first of all, you know, I need to go with a second
opinion on price of fixing this.But I mean, would you just I
mean need to do it right rightand not waste money by just filling up
something that could leak out in amonth or may go a year, you

(28:42):
know, for one a year,I think it'd be worth putting free on
in there or you know, coolingin there. What I mean, what
do you think without coming out?And you know, I don'tm not gonna
pay you to come out and diagnosebecause I've already had it done by three
people. Do you think I shouldgo with what he's recommending and and get
a second price quote on it.Would that be the best route? I

would say so just given the ageof the system. If this was under
a ten year old system and youwere still in a warranty phase of manufacturer
equipment, then I would be suggestingsomething different. But because we are past
that point, the manufacturer himself iscommunicating to you that we're we're starting in

(29:26):
the time of do we do serviceversus do we do replacements? Sure,
William, if you'll call our office, it'd be no charge to come out
and give you a second opinion andpricing on it. Okay, A are
they there today? Yes, sir, they're there till Yeah, they're they're

sure that the drain lines are flushedout. Even if a system is one
year old, you can have abelly in that PVC drain line that can

sure that there's not dust in thesystem, that it's cleaned out properly.

Those things should happen annually, regardlessof whether it's one year or nineteen years
old. And the manufacturers recommend that. That's right. A lot of manufacturer,
if you read their warranty paperwork,if you read their installation manuals,

the second is AC related and coolingfrom the standpoint of replacing the evaporation typing

issues. Okay. The first onefrom the insulation aspect, Yeah, I
know, I've heard a lot aboutthe you know, foam insulation goes.
You know, my house is,you know, fifty two years old,
you know, was in the earlyseventies, was built. It's got batting

(52:19):
insulation. I don't know what theR value is, uh, you know
that would that would have been anR eleven at that time. Okay.
So, uh so the question is, from the standpoint of the option of
foam insulation, UH option, whatdo you do when you've got existing batting

(52:40):
the normal I guess R eleven whichyou mentioned r iteen Uh do they have
to remove the insulation that's there orbasically you take whatever beyond that insulation uh
to the uh exterior one portion ofthe well BOYD. When USA Insulation comes

in and does that, when theyinject that foam in there, it'll encapsulate
that existing insulation and actually compress itso that it gets more foam around it
and so and then it seals allthe air gaps obviously, but yeah,
it's compressing that that fiberglass insulation andit'll raise that our value, get you

up into the the mid twenties,up to our thirty somewhere in that range.
Okay, so there's no yea.What I would be concerned with is
you know, that existing batting,sailing or whatever and bending over for the
you know boyd that you're looking tofill and it basically preventing the force.

Yeah. Yeah, No, youdon't have to worry about that because when
they put that tube in there,it'll drop down and help with that.
In fact, you know what Imight hear at the home show, and
Brian just walked up from USA Insulation, and I'll get him on and he
can explain that to you real quickhere and make sure I gots Brian you

walked up at the right time.I'm talking with a guy down in Houston,
okay, and he's asking about theexisting insulations. Home was built in
the seventies, so it's got oureleven in it, okay, and how
it encapsulates that and make sure itdoesn't just bend over and plug it to
where the phone doesn't get to thebottom. Well, when we're doing a

(54:40):
house where we have different points ofentry into that cavity, if it's a
brick, we actually go through fourdifferent holes. So we're pushing that entire
insulation towards the sheet rock and itfills up that cavity behind the sheet rock
and compresses it. Then at that'sokay, it compresses it down to about
an eighteenth of a inch, andthen that the back part of the cavity

(55:02):
is filled with our phoam and that'swhere you're getting that R thirty two in
the wall. Between that and thenthe insulation right, do have. But
you're not just dropping from the top. It's going in four different spots and
that's how you're getting it everywhere.Yeah, if we dropping from the top,
it'd be shoving everything down. Wewant to move it to one side
of the house. Did that helpyou out on the answer? Yes,

sir, it does, thanks alot. You know it makes sense.
The second portion is from the standpointof attic insulation, you know, being
that you know, I got ahouse that's fifty years old and lo and
behold you know they put the rockWoll mineral insulation in it and it's not
been changed and it's gone to potI mean, yeah, it's very Yeah,

that would be market just from whatyou're saying at the standpoint from the
standpoint of taking that out, Uh, yep, to go rent a vacuum
munich that basically will you know I'veseen the big bag ones you know with
Yeah, yeah, that it runsthat stuff out and you know, uh,

I guess that's got to be donebefore you do any replacement. Yeah.
Usually if it's it all depends onceI come and look at it.
If it if it does seem tobe removed, it's a machine. It's
called extractor, and we extract allthe insulation that's in the attic and then
we placed like a film down aprotective layer, and then we we usually
just add additional fiberglass or add fiberglassback into your attic, uh, because

we've got the room to put differentinches in there and get you a good
level of protection across it. Andit keeps the house breathable. Yes,
you got to keep that house breathingthrough the soft events, through the turbine
vents. Uh. The bottom lineis getting Yeah, the bottom line is
getting an extractor. Uh. Beingthat it's you know, rock wall and
fIF years old and it has disintegrated. I mean the first is you've got

(57:00):
to you know, take that out. Yeah, And a lot of companies
do that. We we extract becauseit's not it's it's a lot of material
coming out. It's about how wehave to get rid of it. As
far as hauling it off and havingit approved to be dumped. It's always
Yeah, I haven't looked at that. You know, I don't know if

(57:22):
I need to get a you know, a asbestos type treatment of it.
But normally I understood that rock willbe just nomny asbestos in it. But
do you have to get that testedbefore you can? Really? No,
you don't. You don't have todo anything with that that there's there's nothing
in there that you need to worryabout other than it's turning to dust and

creates a mess for you. Okay, So the second question, and thanks
a lot for the installation. Youyou put me to school for it.
Uh. Second question is I've gota fintach AC system from you know,
when the house was built. Ohwow, I haven't used the AC for

five years. Uh, but I'mfixing to see what's involved with it as
far as trying to remediate it orbasically get rid of it and put a
new unit in. But one ofthe problems that I've got and I've seen
is the disintegration of the evaporation pipesgoing out, you know, to where

the ground unit is. It's aboutno, I'm talking about the plastic lines
that basically are the at least inmy situation, about a half inch you
know. Yeah, those are justdrain lines, uh that go out.

(58:52):
Yeah, So to replace those,you know, well, do you really
need to do it? Do youpick it out and make sure it's open
and just don't worry about it.No, you just blow those out and
make sure that they're open. Youdon't have to replace those when and when

but the foam and the walls andthat truly when it seals up all

the air gaps in the walls.That's what makes it so energy efficient for
people, along with the foam exactlybecause those walls they're exposed to the outside
elements, and so when we putour injection foam in the walls, it
air seals it up tight, soyou're not getting any air gaps and leakage
coming through and you're getting that Rthirty two in your exterior walls. Now

in the attic, you still wantthose soft events opened. And if you've
got a turbine bent or a ridgevent, you want that air to circulate
above the insulation. So we likeputting in fiberglass. There's cellulos that you
could put in there. Yeah,I don't recommend. So, yeah,
it degrades so quickly. Yes,it turns to dust. But you still

(01:07:12):
want to add to open up.And so we do injection foaming walls,
and then we go in look atthe attic, make sure it's up to
speed. If not, we addadditional fiberglass up there. If it has
been degraded, we can remove itdepending on how bad it is. But
fiberglass has about a forty five tofifty year shelf life degrades slowly. It
doesn't just end in right day,So you know, depending on what you

have, we just might need totop it off a little bit and get
those walls foamed. So when you'recoming out to phone people's walls in their
home. This is not a stayhome from work a week type project.
No. We can usually do anaverage size home in about a day,
sometimes two, depending on the sizeof the house. We're going from the

outside. We're not doing it fromthe inside. So when we're doing like
brick, we actually go through themortar joint and actually into that cavity.
There'll be four different little holes aboutthe size of your pinky, and we
put our our instrument in there fillingup that cavity, and then once we're
undone, we actually red mortar upthose holes, and then the foam once

it's in there, how long beforeit sets up. It sets up within
about seven minutes. It's going toharden and cure within twenty four hours,
And for lack of a better word, it's like putting a big thick styrofoam
block and those cavities all around theexterior walls of your house, and that's
what keeps that heat from the brickpushing through. And when we do a

house, you usually have it betweena forty to drop in electricity, and

I don't. I'm not a fanof the slab foundation because there are
just too many mistakes that can bemade into plumbing and everything when that slab.

now, yeah, actually I needa general contactor, so okay,
uh maybe there. Well, whatI would tell you is, first get
your plans together, get a foundationdesign, and then your general contractors can
take a look at it and bidbid on building it. From there,
there's a website, the Foundation PerformanceAssociation, and that's engineers who could design

the foundation and all that stuff foryou. And some of those guys actually
do design work for homes and stuffalso. Uh so I would recommend you
start there. But uh, definitely. Uh. You know, what you're
looking for is a peer and beingfoundation, and it's it's done all the

time. In fact, it's otherthan track homes. It's becoming the most
popular way to do them here inthe Houston area now reasoning for Idaho,
and that's the only way it's goingup there. It's all right, we
won't hold that against you at allhere in Texas. That's okay. My

But uh yeah, you know alot of times up there we have basements
as well. Uh we don't doa lot of basements here because it costs
too much money to do the diggingthat's needed as compared to just going up.

I dug my pond, I hitwater twenty foot it filled up my pond.

and then wet proofed underneath, andthen that's sort of the furnace and everything
is going to be under there,and then yeah, it makes more sense
to me. I don't want crappin the attic with where it's gonna leak.

crack and then tried to squeeze epoxyinto the crack with my thumb, then

removing the large tape, wrapping itand wiping it with alcohol across the crack.
But I still have two cracks thatleak. The alcohol did a good
job of cleaning up the epoxy,but maybe too good of a job cleaning
the epoxy in the crack. Look, they actually make some paints for doing

this, and they have them evenat the box stores. If you go
in there, it's typically blue orwhite. It's heavy and you would paint
it on the inside and it'll sealup and cover up all those cracks for
you. So I think that wouldbe a better now if you're gonna use
the epoxy, though, you don'twant to use the stuff that you got

to rub in with your thumb,because you are right, it's not gonna
get deep enough. You need touse the almost liquid like viscosity that penetrates
down into it to seal it up. Let's talk about ready seal. Talking
about sealing stuff up. Ready sealis a stain and sealer in one.

You basically put it on any outdoorwood and it soaks deep down into the
wood fibers, sealing it from takingon moisture. And what does that do
for you? Well, if thewood can't take on moisture, it's not
