other day RJ, why did you start
Titanium University?
Well, last week was a perfectexample of exactly why we
started TU.
It's because of the phone callthat I got from Andrew last week

And so I called him right thenand there and we had about a 30
minute conversation.
And when I called Andrew and heanswered the phone, he was
already emotional, he wasalready in tears and he

changed my life.
And I knew that Andrew wassucceeding.
I knew that he had alreadygotten some deals under contract

I knew that he had alreadyassigned some deals and he had
only been in the group for abouta month or so, so I knew that
he was like doing really wellfor himself, but I had no idea

the significance behind thatsuccess that he had already
achieved.
And today I want to talk aboutusing the analogy that Andrew
used, and we're going to showyou the testimonial video that
he shot here in a second wherehe said for the previous two
years he felt like he wasswimming upstream.

And then he said TU wasbasically like finding a
speedboat to swim upstream with,in 47 days, nine contracts six
are assigned for a total of$107,000 in revenue, and in the

Now, as I was talking to Andrew, I asked him point blank like
what was it about TitaniumUniversity that really made a

Now you're going to startcalling leads and in order to

spoken to a seller before, andevery now and then, four or five
, six of them raise their hands.
Well, today's the day.
Because you're a part ofTitanium University, you are
going to call a motivated sellerand this is what you're going
to say hey, mr and Mrs Seller,are you still looking to sell

Awesome, how much are youlooking to get for it?
Well, tell me a little bitabout what you got going on, and
then you are going to have anormal human-to-human
conversation, understanding whythey're motivated to sell their
asset for a discount and see ifyou can solve their problem.
So it starts with takingmassive action.

The other thing that we doimmediately when you join
titanium university is you, whatis your hedgehog concept?
This is number two.
Andrew said the hedgehog conceptchanged my life and it's so
funny because I talk about it,but it's one of the concepts

that people wanna look at and go.
I don't know if I can buy allin on that, because RJ says if I
wanna be a wholesaler, thenthat means I can't do flips, I
can't own rentals, I don't donovations, I'm not going to do
creative finance.
I have to be laser focused andonly do one thing, and everybody
else says to do all thesedifferent exit strategies and

have these multiple streams ofrevenue.
If you want to be great, you'vegot to be laser focused on one
thing and one thing only, andwe've even narrowed that down to
where we've now become laserfocused even on one stream of
lead generation.
It's about the focus that wehave and that's what Andrew
really talked about.
The reason why the hedgehogconcept changed his life is
(06:38):
because he became extremelyfocused on one thing and one
thing only, and so if it didn'tfit in that box, it was easy for
him to ignore and say no, thankyou.
And so, with massive action andthe hedgehog concept, he knew
exactly what he was going to godo.
He narrowed it down to I'm noteven going to be a virtual
(06:58):
wholesaler across the entireUnited States, I'm only going to
be a wholesaler in the Chicagometro area.
He narrowed it down and he waslaser focused on that.
This helped him with manydifferent things lead generation
, comping and underwriting anddispositions because he was
laser focused in one area.

The third thing that changed hislife was the closers formula in
combination with the webformula where in buyers buy.
And he specifically said listen, rj, I love the closers formula
and we're implementing it andit's working.
But the web formula, where inlike actually knowing where in

buyers buy and why, hascompletely changed it.
He said in the past he used toget something under contract and
hope that it worked for the endbuyers, but now, with the way
that we comp and underwrite ourdeals, he knows he is 100%

confident that it does work forthe end buyer.
So instead of this blanketformula, 70% of after repair
value minus repairs, minus awholesale fee, equals maximum
allowable offer.
He now knows when he getssomething.
It makes sense because heunderstands that is where an end

buyer is buying and I knowwhere they've bought, why they
bought it, how long they ownedit, what they sold it for.
And he's replicating that overand over and over again inside
of his wholesale business.
So the closers formula incombination with the web formula
, as well as being laser focusedinside of his headshot concept,
(08:43):
he's like man I can.
And he got very emotional andin return I also became very
emotional about the power of theformulas.
And then the next thing is leadgeneration.
He was like, listen, prior tobeing a part of TU, I was making
offers on things on the MLS.
I was doing direct to agentoutreach and I was just kind of
(09:06):
making low ball offers.
I was hoping that this thirdparty was going to bring me
these off market listings and itjust wasn't ever going to
amount to much.
I wasn't going to get enoughtraction.
And so when he converted overto the PPL lead generation now
he knows he has leads coming indaily in the areas in which he
(09:30):
needs to get deals in theChicago suburbs, matching his
hedgehog concept.
And then the last thing isfifth he teamed up with someone
for dispositions and so now he'sactually working these deals,
getting them under contract, andthen he has someone else that's
doing dispositions andbasically adding their fee on
(09:52):
top.
And so this has now allowed himto be not only laser focused on
one exit strategy which iswholesaling one area Chicago
suburbs using the closer formula, understanding where end buyers
buy, and using one leadgeneration tactic PPL it's also
the fact that he can go out andonly focus on acquisitions.

He doesn't have to worry aboutdispositions on top of it.
So because of that Andrew callsme and he's like RJ.
I've literally made $107,000 inthe past 47 days, where in the
past two years, I'd only made$16,000.

Hey everyone, my name
is Andrew.
I just wanted to kind of talkto everyone just about how
impactful, powerful andlife-changing English teacher
and I'm a wrestling coach andabout two years ago I joined

another mentorship programbecause my wife stays home with
our kids and we're doing allright with my salary but I

first 45 days and yesterday myfirst closed and funded

So just so you guys kind of seesome proof here, Just so you
guys kind of see some proof here.

is, it's hard to read backwards.
So my first assignment was asmuch as the three deals I did in

the two years.
It's life-changing, it'sliterally life-changing.
And my favorite thing aboutthis besides the money, besides
just the life-changing thingwhich is fantastic, it's the
support that you get from TU Inthe other mentorship program.
As soon as I got in I went totheir private Facebook group and

the first post I saw was a guysaying I've been at this for two
years, I've had no deals, I'mthinking about giving up.
