Welcome to Wholesale and Quickies, where I'm going to
try to give you as muchinformation about wholesaling as
I can in less than five minutes, because you don't have an
attention span.
What is virtual wholesaling?
Virtual wholesaling is when yougo out and you find a seller

(00:27):
who is motivated enough to sellone of the largest assets that
they're going to own in theirlife for a discount.
Now, who would be interested inselling a property for a
discount?
Well, there's many differentreasons.
Sometimes it's because it'sjust a vacant property.
Maybe they inherited it, maybethey have financial distress, or
maybe the property itself isphysically distressed.
There's a lot of differentreasons as to why someone would

be motivated enough to sell usproperty for a discount.
Now, how do we find thesepeople?
Through our marketing efforts.
Now, here at Titanium, we liketo use what's called PPL pay per
lead.
This comes from cold callefforts, google pay-per-click,
facebook ads, things along thoselines.
Now you can also do direct mail, cold calling yourself, sms,

bandit signs, door knocking,whatever you need to do to get
in contact with these motivatedsellers.
That's your job as a wholesaler.
Now, once you make contact withthem and you identify that this
is a property that they willsell for a discount, it's your
job to make sure that it's goingto be profitable for your end
buyer, the person who is goingto purchase this.

By this I mean this blank pieceof paper that we're going to
pretend is a contract.
So what we're going to do iswe're going to go to the seller
and we're going to say Mr andMrs Seller, I'll give you
$110,000 for this property.
They're going to sign thiscontract.
We're then going to go to ourend buyer, flipper, landlord,

some sort of an investor.
We're going to say Mr Investor,I will assign my equitable
interest in this purchaseagreement to you for a fee.
That's called our assignmentfee.
This is what wholesaling is.
It is not selling properties,it's selling paper.
It's selling that equitableinterest that we get when we get

this signed contract with themotivated seller.
This is very important.
We want to make sure that we'reusing the correct language,
that we're not sellingproperties, that we're selling
our equitable interests.
So we find the motivated seller, we get them to sign a contract
.
We then find an investor toassign our rights to that

(02:37):
contract to that investor for afee Once the property closes,
whatever the difference is,that's what we make.
So if I agree to give theseller $100,000 and then I get
an investor that will buy thiscontract from me for $110,000,
once the property closes, Ireceive a check at closing for

(02:58):
$10,000.
This is wholesaling.
Now what makes it virtualwholesaling?
I never leave my office here inFort Worth, texas.
I do everything right here onthe phone and on my computer,
including talking to sellers andfinding the end investors.
Now some people will go out andthey'll see the properties,
they'll walk the properties,they'll get pictures and do all

of that.
That's not virtual wholesaling.
I believe in running a highlyefficient wholesaling operation
and we do that by never leavingthis office and doing everything
over the phone and through acomputer.
