Speaker 1 (00:00):
Oh my gosh, I am so
excited to be diving in to the
topic today.
It is really one of myfavorites chat GPT and AI.
Now I know that some of youmight have some feelings about
it, specifically why it may notbe working for you, what you
(00:21):
might be doing wrong, how youcould really use AI and chat GPT
to its maximum and potentiallyfinally make it your marketing
BFF.
Because here is what I keepseeing Agents try chat GPT and
for the purposes you guys caninterchange chat GPT with your
(00:43):
AI of choice.
But I'm going to use chat GPTas mine today and those agents
try chat and they get mehresults and they decide that it
is just not for them anymore.
It's BS.
They're over it.
They're going back to justdoing everything manually.
But here's the truth If it isnot helping you market better or
(01:05):
save time, it's not just thetool.
It potentially is becauseyou're not using it right.
So no shade, but I am going tobreak down the mistakes that
agents are making with chat GPTand how we can fix them to help
you save time, buildrelationships and just love,
(01:30):
creating content, running yourbusiness and potentially even
improve your work-life balance.
Okay, let's dive in to mistakenumber one, which is treating
chat GPT like it is a vendingmachine.
You drop in a prompt likeyou're dropping in a quarter,
(01:51):
but let's be real, like you'reinserting that like crumpled $1
bill, and you're like rubbing itagainst the side trying to get
it straight, but you drop aprompt like give me a caption,
give me 10 post ideas, create abio, and then you wonder why the
results suck, like they'reboring or they just sound like
(02:11):
they came from a corporatehandbook.
So here's the truth on this oneChatGPT is not a vending
machine.
You have to start thinking ofit like a team member.
It is your assistant, and youwouldn't hire an assistant and
give them zero training andexpect them to do an incredible
job.
So why are we doing that withAI?
(02:33):
I'm a firm believer in garbagein garbage out.
So if you want better content, you need to start inputting
better prompts, and if you wantit to sound like you, you need
to tell it who you are.
You need to tell it what yourbusiness is all about, and I
think that's one of the biggestmistakes real estate agents are
(02:53):
making is that they aren't doinga good job prompting.
The truth is, you don't getbrilliant results from ChatGPT.
With vague or what I like tocall lazy prompts, you get the
filler, you get the genericstuff that you see everyone on
the internet copying and pastingand, to be really honest, our
(03:16):
audiences, our clients, everyonecan tell when something comes
from ChatGPT, and that is not agood thing, when something comes
from chat GPT, and that is nota good thing.
Now, if you want to get into howto write good prompts, this is
probably a completely separateepisode, but a good prompt
typically includes the followingelements it has the persona,
(03:38):
who we are speaking to or whoyou are, the context of the
situation, what the task is,maybe a example of something
that you like or how you'd liketo format it, which leads into
the formatting, and then thetone of what you want the output
to be.
So a good prompt is going to bevery specific.
(04:02):
To be very specific, mistakenumber two that I see real
estate agents making is theyhave no brand, no voice, which
means that there is no vibe.
And this is when you know yourcontent is sounding like a robot
or you're sounding like everyother agent in your market
(04:23):
because you haven't trained chatGPT to write like you.
So how exactly do you do this?
You need to train it.
You are the brand.
Chatgpt is your copywriter, soyou have to give it directions,
examples, your personality.
So what can you do?
Feed it content that you havewritten, so feed it your old
(04:47):
social media posts, give it astyle guide.
Say here's how I talk, here'swhat I value, here's who I serve
.
This is what I cover in depthin my online course Custom Chat
GPT for Real Estate.
This is where we are going tobuild your ultimate marketing
(05:08):
copywriter assistant.
So we are going to get intobuilding out your custom brand
profile and your brand voice, profile your client personas.
So if you are looking to reallyhone in on your brand, your
voice, and have ChatGPT writelike you, I highly recommend
(05:30):
checking out my course CustomChatGPT for Real Estate.
It is super affordable for realestate.
It is super affordable it's $47and it will literally save you
so much time and energy and youroutputs become infinitely
better than they were before.
So you don't want to sound likeevery other agent in your feed.
(05:52):
Mistake number three that you'remaking is using ChatGPT without
a strategy.
This is a big one.
Chatgpt is a tool just likeeverything else, just like
Instagram, just like Dotloop, just like DocuSign, it is not a
marketing plan.
Chatgpt is not going to be theend-all, be-all, it is not going
(06:13):
to save the world, but it isjust a tool in your toolkit that
you should know how to use toits best ability.
I like to say that ChatGPT helpsyou implement, not decide.
So you still have to have amarketing strategy behind
everything you're doing.
(06:33):
You still need to know who yourtarget clients are, what their
pain points are, what they arelooking for in a real estate
agent, what kind of messagingresonates with them.
So you're still having to dothat marketing strategy work
behind the scenes, but ChatGPTcan make executing your strategy
(06:53):
so much easier.
So, for example, the happyagent method is my coaching
framework and that's my filterbasically.
So it really revolves aroundjoy, money, clients, systems and
growth.
And what's really nice isChatGPT helps me execute
(07:13):
everything in terms of mymarketing strategy around the
happy agent method, but it's notnecessarily going to figure it
out for me.
So I really think, like for areal estate agent, you just need
to know who are your targetclients, what are their pain
points right now in the market, how are you going to use AI to
(07:34):
create content that thenresonates with them.
So again, mistake number threeif you're using ChatGPT without
a strategy, you're making a bigmistake because you have to have
a broader marketing strategy.
Mistake number four that I seereal estate agents making is
that you aren't even usingChatGPT.
You are still writing everycaption, every email, every
(07:58):
listing description from scratch.
You have an assistant, an AIassistant, who will work 24-7
for free, or if you're doingcustom GPTs for $20 a month as
of this recording, so you shoulduse it.
Let ChatGPT do the heavylifting.
Have them write the first draftand then you just edit it and
(08:19):
you elevate it.
That is it.
Let ChatGPT do the heavylifting.
Have them write the first draftand then you just edit it and
you elevate it.
That is it.
You can use it to write listingdescriptions, draft follow-up
emails, draft 30 days of content, ideas, build standard
operating procedures, clientworkflows.
It is so versatile and I thinkthat so many agents don't
(08:41):
understand what it can do thatthey're like oh, it's just
writing listing descriptionsthat suck, because I see people
just copy and paste them in theMLS and that's dumb.
I'm not going to do that, but Ireally think the biggest thing
that it helped me with was.
It removes that analysisparalysis, the indecision,
inertia, where you don't getgoing because you're in your own
(09:05):
way and I know I am aperfectionist, like straight up,
and I have really embraced thatdone is better than perfect and
I think that ChatGPT has reallyhelped me.
Just get going and then I'mable to run with it and again,
I'm still editing it, I'm stillelevating it.
(09:26):
It's still me in the end, butit's really removing that
getting that being stuck andjust not doing things.
And I will tell you, ai doesnot replace your creativity Like
it's not going to replace that.
I actually really think itenhances it because it gives you
a head start and it can helpyou improve, visualize things in
(09:51):
a way, and with such rapidspeed that I used to spend hours
brainstorming on something andnow I am able to brainstorm it
with ChatGPT in like 15 minutes.
Which leads me into mistakenumber five, which is you're
thinking way too small when itcomes to ChatGPT.
So many real estate agents think, oh, it's just going to write
(10:12):
Instagram captions or listingdescriptions or email subject
lines, but that's literally likebuying your iPhone and then
using it only as a calculator.
The real power of ChatGPT is inthe systems, the structure and
the scale.
The possibilities are reallyendless.
You can use it to build yourcustom workflows.
(10:34):
You can create automated clientfollow-ups.
You can draft entire listingpresentations, buyer guides,
onboarding guides for clients orteam members, checklists galore
.
Map out your newsletters, yourblogs, your content plans and
when you have it programmed withyour actual voice, it's going
(10:57):
to sound like you and be like90% of the way there, maybe even
99.9% of the way there.
So it really can save you somuch time.
If you're only using it forInstagram, you're missing out on
80% of its potential.
Honestly, this is not just acaption machine.
It's your content department,it's your operations manager and
(11:18):
it's your assistant.
If you know how to train it andgoing above and beyond, just
using it in your real estatebusiness, this can support your
entire life, and this is thething that I think a lot of
people aren't talking about.
But it is a total game changer.
I am a mom, a busy mom, ofthree little kids under 10 years
(11:44):
old, and they don't even know.
But Chad GPT helps me in mydaily life.
So, for example, I have acustom GPT that plans my weekly
meals, which not only tells mewhat to eat.
It tells me what my grocerylist is, what the estimated cost
is.
It also is programmed with allmy family's food allergies and
our preferences on like cuisines.
It's incredible.
(12:05):
The other thing is it cancreate a packing list for you
for your next business trip orfor your toddler's overnight bag
.
It can write out a quickbirthday message that doesn't
sound like chat GPT when it'syour programmed voice in there.
It can help you plan ananniversary date.
(12:25):
I am not kidding, I have acustom GPT that plans all of my
RVing camping adventures.
It also can be your time blockassistant.
You can put in hey, I need todo all of the stuff this week.
Here's my personal commitments.
Here's my work commitments.
How can I fit in my listings,my showings, my workouts, my
(12:46):
preschool pickup?
It can literally do so manythings.
It's incredible in terms ofhelping you with the mental load
that so many women are carryingby managing their businesses
and also managing their homelife.
This has been a game changerfor me.
The harsh reality is that wedidn't start our real estate
(13:09):
businesses to miss bedtimes ordinners every night.
We did it because we wantedfreedom.
We wanted to be able to spendtime with our families and our
friends, and I am such anevangelist on this because
ChachiPT has helped me reclaimhours a week and it's not just
for work stuff, but it was forlife stuff too.
And I think any hack that wecan find on how we can make our
(13:35):
business fit our life and notthe other way around, we should
absolutely be taking advantageof.
So, like I said, the premiumversion of ChatGPT that allows
you to program custom GPTs.
So why custom Lindsay?
Why are you so obsessed withthis?
So custom GPTs are essentiallylike little brains that you
(13:58):
program.
They remember everything youtell it and you can segment them
into different portions of yourlife.
So, for example, I have acustom GPT that's a meal planner
, I have one that's a copywriter, I have one that's my RV travel
assistant, I have one that's mytime calendar manager.
So you can then program themwith all of the things that are
(14:20):
specific to that little sectionof your life or business.
And it is just so mind-blowingon how easy it is but how
impactful it can be to yourefficiency and how you work and
also just feeling soclear-headed and not overwhelmed
(14:40):
.
So if you are super interested, which obviously I hope after
this episode you are, becauseI'm like crazy passionate about
it.
I, in custom chat GPT for realestate, teach you how to train
your marketing assistant, whichis going to understand your tone
of voice, your audience andyour real estate business.
(15:01):
We're going to name yourassistant, we're going to train
it and then we turn it into yourcontent creating machine.
From there you're going to geta familiarity on how custom GPTs
work and I promise you, even ifyou're not tech savvy, it
really isn't complicated.
It's so easy.
You don't even need to know howto program anything.
(15:23):
You just have to know how tospeak English, and it is stupid
simple.
So I think, just dip your toein the water.
It is $47 to take this class.
It is totally worth it.
Check the show notes for thelink.
But to close it out, you areprobably using ChatGPT wrong and
it is probably costing youclients might even just be
(15:45):
costing you a lot of wastingyour time, and I think that you
can be making more money, beingmore efficient and also having a
lot more fun, because itactually is so fun to see how it
can save you time and energy inyour life.
If you go to happyagentco, slash chatgpt-for-real-estate
(16:09):
Also, it's in the show notes ifyou don't want to go there, but
you will be able to learn aboutwhat you'll get with the course.
But I am telling you that youdo not need more time.
You need a team and AI,spacious and also kind of fun.
(16:39):
So I hope you check it out.
Please share this episode withanyone that you feel like could
benefit from a almost freeassistant and, until next time,
stay happy.
