to give their power over toothers. Rather than building the
knowledgeable foundations tostart with. Whether you're
putting your trust in yourneighbours preferred choice of
estate agent or just throwingyour home onto an online portal
on waiting for result, thedecision to hand over any power

is one that can very quicklylead your sale through a very
slow and painful path. Takingtime from the moment you think
about selling to start buildingyour knowledge in the process,
the options, your options, andyour property is going to give
you immediate confidence,immediate relief and onward

success throughout your sellingjourney.
This is exactly what happenedwith a recent client of mine, a
really lovely, lovely couple inHampshire who were looking to
move into something a littlesmaller, ready for their
retirement. At the time that wemet, they had already spent an
insane that nine months on themarket with very little

interest. And understandablythey were feeling completely
disheartened. They had moved astate agent already dropped the
price. And they were proud to beinvesting time into cleaning
decluttering and tidying aheadof every single viewing on
paper, they were doing the rightthings, but nothing was working.

We took a little bit of time totalk through their situation.
And they were first to admitthat when they decided they were
going to buy a new property,they put their property straight
on the market. They didn't taketime to build up any knowledge
get to understand their targetbuyer. They had trusted that
their agent would tell them whatthey needed to know and exactly
what they needed to do. Oh, Ihear this so often, please,

please don't fall into thistrap. It immediately gave away
all of their power. The gamechanging moment came when we
started to discuss their lifeversus the aspirational life of
their dream buyer. Needless tosay they didn't align. They were
in their 60s with grandchildrenand ready to wind down. But

their dream buyer was in their30s Ready to Grow a family and
socialise and begin a whole newchapter. By thinking from the
perspective of a young familybuyer. It was crystal clear why
the property hadn't sold. Therewere very clear actions and
steps that could be taken thatwould really make their home so

much more appealing to the rightbuyer. By taking these actions,
and having a rather busy weekendor packing away the unneeded
items, the house wasrephotographed and relaunched
securing an offer by the end ofthe week. If only they had taken
the time to build theirknowledge earlier in the

(03:41):
journey, they wouldn't have hadto wait so long to achieve the
offer that they had been hopingfor. But thank goodness they
came to me when they did.
So let's have a look at how youcan do this and do not switch
off right now. I know whatyou're thinking you have too
much time, too much pressure,you've got a full time job and
the children you don't want theextra stress. I understand it,

and I completely understand howyou feel. But trust me, taking
the easy option does not alwayslead to the easiest outcome. The
time that you take to build yourknowledge will enhance your
power. And this power is goingto transform your sale, you will
get the offer that you deservebecause of the work that you

have put in to build yourknowledge beforehand. So let's
break this down. What's thesimplest way that you can start
your home selling journey from aposition of power? Oh my
goodness, I can't tell you howmuch I love sharing this because
I know that is really simple yetcompletely transformational. The

number one way that you canstart your home sell from a
position of power is to identifyyour target buyer. Yes, it's so
simple and as easy as that andoften overlooked because it
literally is so simple. That whois going to buy your home? Who
has written a list of all thethings that they want in their

(05:10):
dream home and perfectlydescribed your house? I don't
mean, who's going to buy yourhome? Like your friend? You
don't need to know them? No, no,I don't mean that. I mean, who
are they? Who are they? What istheir story? How old? Are they?
Do they have children? Are theyretiring? What is their
background really get to gripswith the position that they are

in. Because just by knowingthese answers, you have the most
powerful, powerful tool behindyou. It's such a strong place to
start from. It quite simplyfuels all of your future
decision making and guaranteesthat you will make the right
choices to really make sure thatselling your home is going to be

(05:56):
the most productive, the mostresponsive and achieve what you
want. By knowing this, you'reget to understand, how will the
person be searching for theirfuture home? How can you make
sure your property is advertisedin the right places? Which
agent? Is this person going tobe looking at? Are they going to
be strolling down the highstreet? Are they going to be

(06:16):
looking on social media? Whichagent? Are they going to?
Because that's who you want tobe marketing with? Will they
even be using agent at all? Arethey thinking outside the box?
What are they looking for intheir future home? And what are
the biggest turn offs? Rightdown to the book they read?

(06:37):
Seriously, like big homestaging, tip alert, find out
what your target buyer reads andplace a book by that author in
your bookcase. I promise you itsounds crazy. It's super
powerful. This small detailreally can seal the deal for
somebody, Hey, imagine itthey're strolling around your
house, they know that theyalready love it, they really

like it. And then all of asudden, they look at the
bookcase and they say this houseis made for me, I even have this
book, you have got that powerpurely because you have built
your knowledge, all thesequestions can be answered to put
you in the strongest position.Just because you've taken time

to build your knowledge beforeyou've jumped on the market. And
you completely have the powerseriously, you can get all of
this from that one simple thing.It is a total game changer. And
I promise you, by taking thetime to think about this, you
will be able to create astarting point for your

(07:40):
homesale. That will beunquestionably powerful. I
implore you go and try it go onThink about every detail. Who
are they spend time today,thinking about when you bought
your property, what stage oflife you're in, and what you
were looking for and readdaydream, build a picture in

(08:02):
your mind of who this buyer isgoing to be? Because this
question alone is absolutelyeverything.

the incredible impact that itcan have from the clients that
I've worked with. I believe init so strongly that I have
