Gary chats this week with Sadhana Sabharwal, THE Single Mom MILLIONAIRE! She came to Canada at age 14, faced her fears of moving to a new country; got married at 19; had 3 kids before her 26th birthday; and then found herself a single mom and being divorced at 34. How could she provide for her kids and herself on ONE income? She eventually found real estate investing when she worked in a law office, and a client’s mortgage payment was LESS than her car payment! Sadhana challenged the myth that single people, or large families cannot find the money to invest in real estate! If you get creative with VTBs, or hard money lenders, YOU TOO can find a way to get into the lucrative investment market. Sadhana also tells Gary about some very important strategies that she used that will be useful for listeners. She doesn’t invest in one geographic market, she says as long as the numbers work, you can invest anywhere!

I am a single mother with three sons, a full-time law clerk, and an enthusiastic real estate investor. Over the past decade of investing in real estate, I have bought and sold over 35 different properties, including single family homes, duplexes, four-plex, a five-plex, a six-plex, and eight-unit buildings.
I enjoy positive cash flow from my properties and l look forward to investing in more. My specialty is buying undervalued properties that need work, fixing them up, and then refinancing them in order to get the newly-gained equity out of the property; I then continue as owner in order to rent them out to tenants, who provide me with an ongoing positive return on my investment.
I have also been called the "No Money Down Queen", as I have built up my portfolio of properties with none or little of my own money. I love to invest through "recycled" money and also by creative financing strategies, including: traditional bank financing, lines of credit, financing from private lenders, borrowing from family, credit cards, as well as joint venture partners who provide initial funds for down payments.
I am a native of India who came to Canada with my family at the age of fourteen. My name Sadhana means "meditation". I am a spiritual person who believes in nurturing relationships and helping others attain their goals.
